Only people in property losing money

Only people in property losing money

Invested a significant sum approx 6 years ago in Manchester which is one of the fastest rising property markets for a return in UK. If I had bought a garage or two at that time and let it rot it would be worth a lot more today but 6 years on and the flat block in central Manchester is now worth 25% less today. I mean literally anyone who bought property in Manchester has made a great return in that time. Go figure. Terribly managed and potentially some dodgy stuff going on behind the scenes. Literally makes no sense. PLEASE AVOID!!

Lastly look at their generic and simply useless replies to all of these reviews. The software looks good, and why it feels so legit, but don't judge a book by its cover. Even on their homepage you can see the poor performance of their own share valuation of the business, crooks or incompetents I'm not sure.

Unfortunately your review is inaccurate. Of our 3 properties in Manchester, only Deansgate is central. We purchased the block for £1.99m and an independent surveyor has valued it at £2.08m, an increase of 4.3%. This detail is clearly available to all our clients (and anyone who visits www.propertypartner.co).

We concede that 4.3% is a disappointing increase since 2016; at the other end of the spectrum, we have properties that have increased in value by over 100% (e.g. Golden Hill Fort). The point being that picking one property from our portfolio of over 100, is an unfair basis on which to judge; across our residential portfolio, independent valuation is now 20.8% above purchase price - again, this information is available to all on our website.

It's obviously disappointing to receive an anonymous review suggesting "dodgy stuff" and "crooks". Here are some irrefutable facts:
- we have been operating and FCA-regulated for almost 8 years
- our clients have traded over £50m on our Resale Market, the only one of its kind in the world
- every quarter, we report financial results with commentary for every property trading on our platform
- we have sold over £12m of property following shareholder votes, which delivered to clients a total return of 20.7% after all fees and taxes, being 3.7% p.a. (www.propertypartner.co/s#/selling-record).

I find this a good property share /…

I find this a good property share / trading website, and broadly speaking average returns have been around 8% (some much higher, some much lower - London property).

It is convenient, but as with any long term investments, plan on having your money in for the longer term. You can extract early, but usually at cost (sell your shares low to get a quick sale).

I’ve been using the site for about 8 years now, and it provides a steady monthly income. I do have my own rental properties as well, which I am slowly selling (due to the hassle) and I always put some of the sale money into property partner properties.

I've been investing with them for over…

I've been investing with them for over 5 years. Unfortunately, over the last year, a lot of their properties gives 0% returns which is less than ideal, especially when they have a cash surplus.

As mortgage interest rates rise significantly and mortgage refinance becomes uneconomic we proactively suspended the dividend on 9 properties as reported in our second quarterly update of 2022 (available here: https://www.propertypartner.co/blog/july-2022-portfolio-update/). The weighted average dividend yield across the portfolio was reduced from 3.3% p.a. to 2.9% p.a., partially offset by stronger net rental performance.

This dividend reduction decision was taken in the interest of balancing portfolio risk and is linked to our continued programme of selling units and using these funds to repay mortgages. Where a property has a substantial cash surplus, we are also using excess funds to reduce the mortgage. In August, we completed the sale of 9 units and repaid £1.6m of mortgages, representing 2.9% of total mortgage value.

This sales activity, along with temporary dividend reductions, will continue to reduce mortgage interest payments, enhance potential dividends and reduce refinance risk in the longer term.

Does what it says on the tin

Does what it says on the tin. Lots of information available. Even the less glamorous stuff others would hide. Some rules which appear convoluted but, when you think about it, work out very fair and reasonable to the collective investor group. Not the simplest investment choice. But one I would suggest to others to consider.

No happy because according to published…

No happy because according to published information if s property is retained on the platform after its 5 year review it then remains unchanged for another 5 years but PP are insisting on rerunning a vote after only 12 months. I can get a reliable explanation on why they are not sticking to their own rules. It is certainly putting me off investing more in a short term risk. Property is long term.

As you refer to, you have asked us this question directly - we provided an answer at the time and unfortunately your review makes clear that you were not satisfied with that answer.

The most important aspect of rerunning a vote after 12 months, is that it is only ever offered to our investors at the point of a 5-year anniversary voting process - any investor that does not accept this temporary feature is guaranteed an exit at a fair market valuation.

The aim of the feature is to reduce the short term risk to investors by providing an additional liquidity event and it has been overwhelmingly supported by investors in the anniversary processes. These processes do not just provide an opportunity for exit, but also to invest at a discounted price compared to the vacant possession value of a given property, and we have retained 75% of properties on the platform in the last quarter following successful block listing fundraises.

You can list your shares for sale at any time on the resale market - over £50m of shares have been traded this way by your fellow investors. This resale market liquidity is unique to Property Partner.

If you choose not to trade on the resale market, you will absolutely not have to wait 5 years - during the next 12 months, the majority of your properties will go through their 5-year anniversary process, and all properties will have done so by October 2024. This process guarantees all clients an opportunity to sell at a fair market valuation - another feature and protection that is unique to Property Partner.

With regards to your return on capital invested, your dashboard shows estimated residential returns on the more conservative ‘investment value’ (i.e. if a whole block is sold in a single transaction), which represents a discount to ‘vacant possession value’ (i.e. if units within a block are sold individually). Consequently these estimated returns are lower than is likely to be the case when these units are eventually sold.

This can be seen in our Selling Record (https://www.propertypartner.co/s#/selling-record), particularly Discretionary Unit Sales which we have managed through the investment cycle and sold on a vacant possession basis, achieving an average 6.6% p.a. return.

Disappointing management

Never have my own properties suffered losses and poor returns as demonstrated by property partners management team.

Five years on and quite happy with Property Partner

I have been investing with Property Partner for over five years and have found them innovative and quite transparent. Despite the havoc inflicted on some sections of the property market by Covid and Grenfell I am confident that in the long run my investment will prove well worth while.

Bad company to invest in

Bad company to invest in. The price of house in increasing however they show loss in property. Not good at all

AVOID!!!

AVOID!!!! I invested 10K in a flat in Hanwell west London (5 mins walk from the station) 6 years ago..Hanwell is now on the cross rail and has been voted one of the best places to live in the UK with prices up 15%...however according to property parter this equals a loss for the invester on their platform! They include so many hidden fees when it comes to their 5 year exist and then bombard you with jargon about how these fees are actually legit and not hidden at all! A disgracefull company run by a bunch of cowboys. Just look at how they respond to genuine compaints. Its a copy and paste job. Stear well clear of these financial charlitans.

However, there is a significant inaccuracy in your statement regarding hidden fees. Our level of disclosure is unrivalled and, while sometimes more complex than we or our clients would like, it is accurate and clear - all the costs of purchase, management, sale and fees are all outlined in a given property’s "Investment case”.

With regards to the 15% price increase in Hanwell properties, these average figures do not reflect property type, nor do they include purchase or sale costs. Property is expensive to transact and the cost of acquisition (surveys, legal fees, stamp duty, etc.) is typically 5-10% of the purchase price.

While property prices have increased across the UK, London flats have been particularly vulnerable to the unexpected shift in demand on account of the pandemic. Unfortunately, our residential portfolio is 79% flats, with a relatively high weighting in London (as is the property you have raised). Do yourself a favour and avoid this bunch.

Okay so, one star is harch, they are still trading which is a good thing, and the only reason they get a star, if you worked in McD's you get a star for just turning up. but come on, You use so-called property experts and the return on my 60 properties lays at just over 4% in 5 years. the same 5 years that my little house I brought in the Midlands has increased by 33% in value.
Over half the properties selected by PP for investment have a total return figure in the minus. ranging from -0.20% to -69.91% whilst the gains range between 1.08% to 117.33% Only two properties have out performed my own little house.
PP are not as bad as some investment companies but they are not worth the effort it takes. Do yourself a favour and avoid this bunch.

We acknowledge that a number of properties in our portfolio have underperformed, but overall, our portfolio has recovered strongly from the pandemic and continues on an upward trajectory. Client investments increased 9.6% at last valuation (31 March 2022) and the dividend return on all properties is 3.3% p.a.

Prior to the pandemic, nobody predicted the decisive value shifts we have now seen from flats to houses, and from London to other regions. Unfortunately, our portfolio is heavily weighted towards flats (79%) and geographically towards London (please refer to our most recent quarterly performance report for detailed analysis). However, we are now seeing renewed demand and increasing valuations across our portfolio.

Regrettably, the portfolio that you selected has performed below our overall portfolio, but being long term assets, that is not the last word - we are working hard to drive performance up (monthly rental yields, operating cost control, property sales, mortgage refinance terms, etc.) Please note that the return that you refer to of 4% is based on independent valuations at "investment value" i.e. if the blocks of flats you own were sold in one transaction at a discount. Whilst we deliberately use this conservative reference on our platform, that is not the strategy for the vast majority of our portfolio - instead, it is to sell the flats individually at "vacant possession value", which is approximately 10-15% higher across the portfolio.

In your review you make reference to a -69.91% down valuation. This is unfortunately one of 7 properties in our portfolio of 110 where fire safety issues have emerged as a direct result of the Grenfell Tower tragedy affecting valuations whilst remediation works are carried out. In time, these issues will be resolved and valuations will recover. As for all properties, we publish detailed quarterly updates on the status of each of these 7 properties.

We obviously can't comment on your calculation of a 33% increase in value on your Midlands property, but all numbers that we publish are based on RICS-certified independent valuations, and are after all property acquisition costs, Property Partner fees and taxes. Properties we have acquired, managed through the full investment cycle and sold, have delivered an average capital return of over 9% and a total return of over 21%.

Property Partners developmental loans…

Property Partners developmental loans have proven to be good investments achieving nearly 10% return. The general property portfolio is well managed and I believe is a good longer term investment vehicle.
