me & my boyfriend bought our first house this march. we’re first time buyers with no chain so it should have been as easy as could be. knight richardson were the opposite of what i’d want in a solicitor and i wouldn’t use them again. here is a list as to why:
- went WEEKS without an update and even our mortgage advisor was shocked at the amount of time we hadn’t heard anything and told us don’t be afraid to chase. this was all new for us and we didn’t know what to expect.
- waiting went on for so long that the people we were buying the house from were at risk of their mortgage offer running out and the whole sale falling through. a war had just started (feb/march 2026) and they knew they wouldn’t get the same rate again.
- paid them the first amount and they asked for an extra £5?? said they “got the amount wrong” and no other explanation for such a small random payment. doesn’t seem very professional at all.
- when i rang to confirm bank details they were very rude on the phone and said i didn’t need to call - when i had literally just received an email asking me to call them to confirm their bank details.
- didn’t mention our garden being a separate title till we asked where it was on the title. again, so sloppy with details.
- ‘final review’ had no information in it, we found out most of it afterwards.
- had a couple of days (literally less than a week) to sort everything before the sellers mortgage fell through and THEN they started asking questions about money which we had sent the information through for months before. they had copies of things and were asking for them again because they obviously hadn’t looked at them when they asked for them originally / misplaced them. it was a mad rush in the end and we ended up all moving on the day it closed. we moved in on the thursday and we didn’t even know if we were moving at all on the wednesday. insane. have been told by absolutely everyone that i know who is a homeowner that this is crazy. so unorganised and extra stressful for an already stressful time.
- most of the time they would only respond to my partner (male). just ignored me completely until he sent the same email. didn’t go unnoticed.
- kept saying we didn’t need things when we wanted documents for our own personal records. however it makes complete sense to have copies of these things for the future if you’re organised.
- now the one that got me the most; we ended up speaking basically through the estate agents to the sellers to get it moving. i found out information about the fixtures & fittings and told knight richardson. days later when we asked for an update because they kept ignoring us; THEY QUOTED ME BACK TO ME like they were telling me new information they just found out. word for word copied and pasted from my original email but obviously didn’t look who’d sent it. just lies to get us to stop chasing when we were fully in our right to when we had less than a week to make the sale go through.
- we did most of the chasing for him (nathan) and yet we paid them - make it make sense. the estate agent (michael anthony) told us they weren’t hearing back from knight richardson but atleast we were replying so they knew it was happening. communication was terrible.

beware is all i can say!

Abdul took over our case and turned this around imminently. With very pushy sellers and solicitors from the other party, he helped us deliver and push this case through no matter what obstacle was thrown at him he handled it well and communication was above and beyond. Thank you for all your help and support, would highly recommend.

Always contactable, very patient, thorough, and you felt they were genuinely invested in your purchase. It was also clear that their internal communication was as spot on as their external, whoever you spoke always seemed to be up to date on the case and had insight to share as well as solutions to proceed with.

From the very beginning, Kirsti and Charlotte have been absolutely fantastic. They are both lovely people to deal with and have made what can often be a stressful process of purchasing a property feel incredibly easy and straightforward.

They have kept me updated wherever possible throughout the process, have always been helpful and approachable, and have gone above and beyond to make sure everything has progressed as smoothly as possible.

We are due to complete next week, having only had our offer accepted at the beginning of July, so the turnaround has been fantastic. I appreciate that this is a much quicker timeframe than would normally be expected, particularly as we were under some pressure from our sellers, but Kirsti and Charlotte have been brilliant in helping to keep everything moving.

If you are looking for a conveyancing firm that actually goes above and beyond, this is the one. I am currently completing a transaction with them that is far from straightforward, and they have been nothing short of amazing throughout the entire journey.

What stood out to me the most was the genuine care and attention to detail they gave to a very complex case. Rather than feeling like just another file on a desk, I felt completely supported.

Isaac deserves a huge personal thank you. His communication, calm approach, and proactive attitude ensured that the entire process progressed without a hitch, despite the complications. He has made what could have been a nightmare experience feel easy and manageable.

Do not use Knight Richardson (KR) unless your sale is 100% simple and/or resembles a textbook exercise. The moment an unexpected issue arises, their communication and proactive care collapse miserably.

I hired KR for my flat sale in mid May 2025. The buyer also instructed KR in the (in vain) hope to speed things up. Everything was fine until early July, when the buyer’s lender requested a Deed of Variation (DoV) due to a missing forfeiture clause in the lease of my flat.

My solicitor, Joe Nash, and his junior, Kristian Gill, completely failed to inform me about this. They went silent for over 10 working days, leaving me to discover on my own that a DoV had even been requested. They never explained the complex steps, the long timeline, nor the extra costs involved. While the freeholder’s solicitors caused most of the delays, Joe and Kristian didn’t proactively chase things and gave me either telegraphic information or incorrect one, for example when Kristian told me that I couldn’t contact the freeholder’s solicitor because I had a conflict of interest in the process. How can I be in conflict of interest if I am the leaseholder? Indeed it turned out that I couldn't contact them because I was not the direct customer (the freeholder was).

To make matters worse, once the DoV was executed nearly four months later, the buyer’s solicitor - Adam Chowdhury, also at KR - refused to proceed because the seller’s management pack was now more than six months old. Adam had sat on the documentation for four months without raising standard queries, implying that I would have to pay over £500 for a replacement pack simply because KR let the original expire. At that point I raised a formal complaint, which was handled internally by Isaac Chowdhury (Joe’s manager and Adam’s brother). Isaac dismissed my concerns, claiming KR was not at fault and refusing to address Adam’s inaction because Adam represented the buyer, despite the fact that he works for the same firm.
I took the matter to the Legal Ombudsman, who investigated and formally ruled that KR’s service fell unacceptably short of professional standards. The Ombudsman ordered KR to pay me compensation for the distress and delays in a transaction that dragged on for over seven months. Joe also sent a written apology following the dismissive and whitewashed responses I received from Isaac.
If your transaction encounters any complications, KR will let you down immensely. Look elsewhere for reliable legal representation. Hopefully people will find my experience useful and the Council for Licensed Conveyancers (CLC) will also look into this in case KR’s accreditation needs to be reconsidered.

This is now my 3rd time using Knight Richardson for house sales and remortgages. They are consistently the best in the market, supportive, patient and hard working. Thanks to Hasan for your hard work on this difficult sale, wouldn’t have happened without you.
