Knowledgeable and Empowering

Knowledgeable. Pointed out additional protections and recourse available to me that I had not considered and they put me in contact with specialist solicitors to take the matter forward. Thanks to JfT, I feel more empowered when previously I felt pressured and manipulated by the landlady and her team.

Not really helping

They have partnered solicitors who will be only dealing with disrepair. They couldn't provide any help to tackle my situation. I had been awaiting their first response for one month and I felt it's not worth waiting for such a long time. If your enquiry is about disrepair, then you could probably give it a go.

had taken their advice I would have lost out on £7.5k.

They are honestly useless. I signed a tenancy surrender which waived my right to make a RRO under the coronavirus act. So I asked them for help and they essentially told me I had no case due to this. So I had to run this case myself, realised I was filing my RRO under the Housing and planning act so everything was fine. I used the fast justice get rent back guide and represented myself and just won with 100% repayment. So if I had taken their advice I would have lost out on £7.5k.

Not good!

After 5 months of constantly chasing these guys, I’ve had to go back to the council to get them to pull their fingers out and I’ve finally heard from them this week!

They actually emailed me requesting I come on here and give them a 5-star review, unbelievably!

If you’re hoping for a quick resolution or even just basic contact, these guys are unlikely to help you in my experience.

My daughter has a learning disability…

My daughter has a learning disability and has given notice on a flat. She was issued with an administration charge for the person replacing her and I queried this as it was not mentioned in her tenancy agreement. Letting agent said it came under 'reasonable charges'. Contacted Justice for tenants, who took a look at her agreement and corresponding emails and advised me that she does not have to pay the charge and provided me with some wording to email through to the letting agent. Absolutely fantastic service.

Received a helpful reply (albeit a delayed one).

I contacted JFT as advised by a Deposit Protection Agency as it turned out my deposit was not protected. JFT replied very quickly and requested further information about my case. I provided all of the requested information and heard nothing. I chased up with emails, but still, nothing. I was disappointed given that to begin with JFT seemed so helpful.
I am pleased to say that since my initial review of 1 star on Trust Pilot I heard from JFT, who were incredibly apologetic in not getting back to me. They also gave me some useful information. I have therefore updated my review to 3 stars. I hope that my reply email to JFT does not get lost in their spam box again as the other emails did.
When I have had correspondence from JFT they have been polite and informative. I do hope my experience with them is a positive one and that I can increase the stars in my review as they are doing an important job.

Very unprofessional and could be a scam.

Up until now JfT had been pretty useful but since I had my pre-hearing settlement, there has been radio silence. I don’t have the legal documents from the settlement, and attempts to contact have been completely ignored by JfT to the point I’m worried they are a scam. My settlement has been breached already but since I don’t have the paperwork, which was promised to be emailed over, I’m not sure what I can do now. I dealt with extremely abusive tenants and landlord resulting in being evicted and have PTSD. JfT are obviously aware of how much of a toll these cases take on a person simply fighting for justice and their basic rights - namely a roof over my head and safety. I’m really shocked at JfT. No responses to calls & texts to my solicitor, no responses to emails to JfT. Completely unacceptable and unprofessional. I have to escalate somehow just when I thought this whole ordeal would all be over..

Update on the 9th March. No payment - they are withholding my settlement. No explanation whatsoever. Still no responses to my emails or calls. It’s seems like they’re deliberately ignoring and gaslighting me. This is totally unprofessional and pretty cruel. Shocking behaviour from professional lawyers.

Make sure you get your paperwork from them as soon as the settlement is done, and the amount is paid to you, not them.

Please note that any successful awards or payments that we have helped to obtain on behalf of tenants are disbursed by the Accounts Teams each Friday.

This was relayed and explained to you in previous correspondence to ensure that you were being kept up to date.

I do however note that the qualified accountant who is required to authorise payments was away the previous Friday due to a family emergency. As such, I do appreciate any frustration you have faced with regards to your payments and I can only apologise for any delay in getting the successful award following our involvement sent over to you.

Free helpful advice the saved me from homlessness

I contacted Justice For Tenants after my landlord served me a section 21 notice asking me to vacate my home.

The advisor that assisted me (Adam) helped identify if the section 21 notice was valid and provided me with information on how the notice could be invalidated.

I have discovered that my deposit is not protected and will be making a claim.

Emails response are a bit slow but I can only imagine how busy they must be with the current state of the country.

Thank you again to justice for tenants without the free advice and honest work they are doing I would be homeless in a few months.

Adam was very helpful and was able to help me come up with a successful strategy to overcome the obstacles of severing my contract with my "disagreeable" landlord....!! I would wholeheartedly recommend seeking J.F.T.'s help.

Do not trust these people

Do not trust these people, we are a vulnerable family who suffer with health problems and feel we have been the subject of exploitation by this company. We have been lied to about the amount of money we should receive and believe people are pocketing money at our expense?

Agents are very untrustworthy and fail to answer and clarify important questions we have asked in regards to our claim?

Random Sums of the amount of reimbursed rent we are entitled to receive are being quoted this has changed on a few occasions and my understanding is that the company are only entitled to receive 30% of what ever the tribunal decides?

Our rent is £1750 a month and We have paid a total amount of £6400 for the shortfall of our rent for the past year as universal credit pays the rest. We are being told by Justice for tenants that the amount is only in the £2000 region which I believe is a complete lie on behalf of the company and the total amount of money paid towards the shortfall of our rent has been disregarded by the company as JFT have calculated there own amount which is not even close to what we should be entitled to?

Our family paid £1750 for the first months rent to the landlord directly out of our own money in September 2022, universal credit then paid £1300 of the rent again for that month plus we paid the shortfall of £450?

None of this was taken into consideration, even with evidence and proof?

Proof was provided on our behalf, but this was overlooked and completely disregarded as JFT clearly had there own agenda in place?

We understand clearly that we are not entitled to claim the £1300 universal credit pays towards the rent each month which is common sense and I don’t understand why JFT are stating that we are frustrated about this as that comment is absolute nonsense and an ignorant dig at our family?

The reason we were frustrated is because we had been lied to by these fraudulent so called professionals?

Be on guard if you are using this company, if you are thinking about using them, don’t bother?

There response to my review makes no sense at all as JFT know the amount I should receive after the percentage they are entitled to but had refused to clearly clarify this with me by fabricating false figures and not responding to my questions correctly?

I recommend anyone who is thinking of using this company to look elsewhere?

If you are a vulnerable family looking for help, try an alternative company instead?

The only positive was that there was an agent named Adam who was very helpful and tried to support and help our family the best he could but as soon as other agents got involved things started to become a bit shady?

Like others I have decided to leave a truthful and honest review regarding unprofessional conduct and deceitful activities within the company and hope this helps people to realise that the company is not to be trusted?

Thank you for leaving your feedback.

Unfortunately, the legislation is very clear that only the council can recover the universal credit that has been paid towards rent. I'm sure it must be very frustrating to think that you are entitled to receive all of your rent back and then find out that you are only entitled to recover the rent that was not paid via universal credit.

We have provided you with a copy of the RRO application that was drafted, and you are free to use it without JFT acting as your representative if you wish to proceed with your Rent Repayment Order. Justice For Tenants has not charged a penny for the work done in reviewing your case and preparing the application. As a non-profit supporting tenants' rights, we are clear that tenants don't pay anything unless the Rent Repayment Order is successful AND money has been received from the landlord, as incurring financial risk would prevent many of the tenants we assist with Rent Repayment Orders from exercising their legal rights. Helping tenants exercise their legal rights is one of the 3 core principles that dictate how Justice For Tenants operates.

We cannot prevent you from editing the RRO application we have drafted for you and applying for all the rent you have paid back including universal credit, but please be advised that this would be be unlawful. The Tribunal would not be able to award any universal credit payments back to you, they would take a dim view of trying to recover these funds unlawfully which could lead to nothing being awarded or a very small amount of rent being awarded to you. More importantly, there is a significant chance of legal and criminal consequences.

There is absolutely no issue with you complaining to the Ombudsman - it may be that hearing the same information from them is beneficial.

We have shared a more detailed breakdown of how the legislation is applied to your case (sections 40-44 of the Housing and Planning Act 2016), as well as detailing the relevant dates that your landlord can reasonably be alleged to have committed an offence appears and what rent you can seek to recover. This has been shared in the response to your previous correspondence and complaint letter. We are sorry the legislation isn't to your liking, and that the method the Tribunal uses to work out what rent you are legally entitled to recover isn't to your liking. We would prefer it if tenants receiving housing benefit or universal credit were able to recover all of that money as rent as it would help disincentivise unlawful behaviour from criminal landlords - the whole purpose of Rent Repayment Orders. Unfortunately we cannot and will not fraudulently misrepresent the situation to The Tribunals service and would highly advise any tenant from doing so for both moral and legal reasons.

Terrible company

Applied for a rent re-payment order last February as my landlady didn't have a license. Seen all the relevant documents and I had to chase them for updates. Finally received an email on the 20th January 2024, which I sent further documents and replied on the 25th Jan and then was informed I'd missed the deadline for the application, which was on the 24th Jan!!! Absolutely shocking company. When questioned about what happened they blamed it on a staff turn around, which has nothing to do with me. I wanted justice for my ex landlady who served me with a section 21 notice after living in the property for 14 years. DO NOT USE JUSTICE FOR TENANTS!!!!

To whoever is genuinely seeking help on slumlords, please stay away from this company. I was referred to then I believe through citizens advice Bereau and other reputable companies however they turned out to be the company from hell. I sent in personal details which led to nothing. After submitting my claim in March 2023 it took them till December 2023 to say they couldn’t help. Amir wrote to me referencing that numerous letters were sent to the landlord with no response and due to this would not take it further,when I asked for those copies to be produced I got no response. I spoke to them round June/ July after months of emailing them. I suggested that as they didn’t seem willing to help, I look elsewhere.They assured me they could help. After spending months, calling, emailing to no avail, they suddenly appeared before Christmas saying they could not assist further. I now believe them to be fraudulent as they ask for plenty of personal information, which boils down nothing. I would like your company to contact me with the copies of the letters to my previous landlord and to destroy my personal information or I will be taking it further. The worst company ever, please do not waste your time.

Justice for tenants bring hope to those who lost it

Justice for tenants are the only relevant persons that actually took me on when my own local MP, Cllrs and council failed me after I found out I was living in an unlicensed property with gas safety issues signed off as safe by a rogue letting agent who has subjected me to harassment, abuse, malicious communication and slanderous accusations every time I make a complaint to relevant bodies and report repairs, my case with JFT has only just started but they got in touch with me when I had lost all hope.

Absolutely sterling work done by consummate professionals

Justice for Tenants helped me and a few other co-renters of a property put in a Rent Repayment Order against a landlord who was illegally renting a pretty dire property.

There were a multitude of bizarre legal challenges and weird eventualities that JFT handled on our behalf. Our case from start to end lasted about 9 months, which is lightning fast as far as legal proceedings go. All the while I was kept informed of anything outstanding I needed to do and if there were any updates to our case. We just had to hand them documentation related to our case which they laid out to us in plain english, they handled all the filings and legal wizardry that we never would have been able to do on our own.

The staff at JFT were cordial, informative, and sympathetic to our case and any questions we had the entire way through the proceedings. I am really glad we reached out to them and couldn't have asked for more.

At all times I dealt with professionals who know what they're doing. JFT is an incredible charity that should get A LOT more of government support.
