Great Service

The team at JFT was extremely helpful in assisting me with my tenancy enquiry. They were able to provide support and clarity on my initial query and also assisted with highlighting things I was unaware of, which ultimately became the solution to move forward with. I would recommend their services.

rent refund for…

I called them re the rent refund for sub standard living conditions and harassment. I was told by them that I was not eligible. I checked myself and I can claim the rental refund for harassment as it says so on the Shelter website. That could be about £10,000. Then a Disrepair Claim under 1985 s11. However because I already have a pre court action protocol going through now which I started I cannot submit the same issue again for compensation. The court expect this process to have been covered before any compensation is sought. It is the judiciary process. If it was found to be my fault that I did not gove the landlord a fair chance to fix the defects then I would be at fault and asked to pay expenses and even some repairs. Additionally the s 21 could be activated in 3 weeks and I could lose the case if I seen to be acting only for gain. The value of a small repairs award is never going to replace the fact
I have nowhere to live. Pros and cons as well as Housing law have to be considered

Fraud

I'm not sure if this is even a real company or why they have established themselves as a business. They give tenants false hope that they can actually protect you from scum landlords and there is zero support unless repairs are more than £1000. Every time you call their number you can never get through and the phone cuts off. You only ever have contact with one person, not sure if he's the only one working for the company. Time wasters. They should call themselves 'Justice for landlords' not 'Justice for tenants'

DO NOT use this organisation. Really; don't. Not even as a last resort.

These people are unreal. Incompetent doesn't even cut it. Not only will they not take your case to court, even if it's a guaranteed win, they will waste a huge chunk of your 12 month window, unless you are fortunate enough to be in a position where your case involves at least a few potential payouts for JFT (I only had myself and one housemate).

I started a case and handed them everything they asked for, and more, on a silver platter for them to drop the case 1/2 a year in. I spent days going through nearly 3 years of relevant evidence, annotated it all and sent it to them. I also even had Housing Officers CC'd on each email and let JFT know that if they needed any information I couldn't give them, the Housing Officers were on referral.

After I gave them everything they asked for, and more, I had to wait an additional 2 months before being told they weren't going to carry on with the case **unless I had direct proof of my landlord herself admitting she broke the rules** - that alone shows their incompetence, or that they're lying. Really? You don't have a case unless I have direct proof of my landlord admitting fault? Laughable. I shouldn't need pictures/videos of her admitting fault, because the case was an easy slam dunk (refer to the bullet points below). Not only that, but this was the first time it was mentioned, and they used the fact I didn't have such evidence (who would?) as a case closer.

The landlord broke the following rules:
-Illegal eviction (by use of force)
-Repeated attempted use at false documents
-Lack of an HMO license in a house that requires it (this one is huge, and was even verified by my local council to Justice For Tenants)
-No gas safety certificates
-No deposit schemes used
-Refusal to use official paperwork (s13, s21, etc.)

A Housing Officer was CC'd on all emails with JFT. They never once utilised his authority or information.

How many of these cases are solved with evidence of the landlord directly admitting fault? I'd bet close to 0. If that was the only way to win these cases, your organisation wouldn't even be able to exist in the first place.

Not only will you wait a minimum of 2 weeks [and that's fast for them; many were beyond that] before you get any response to your emails, but many of the responses you get will not carry your case forward at all. Also, a huge bonus - you can never speak to anyone on the phone! That's a red flag if I've ever seen one. Surely an organisation that is as busy as you are would thrive on more potential cases, no?

Any of these things [bullet points above] alone are walk-in-the-park cases; immediate wins, but Justice For Tenants dropped the case anyway 1/2 a year in. For those not aware, you only have 12 months to get this stuff sorted.

They will take weeks, sometimes months, to respond to you and they will always cite "we are very busy". You can not run an organisation whose intention is to help vulnerable people like this. You are actively working against them by wasting their time, patience and sanity.

What I'm sure is happening is they are only taking the cases with the most amount of potential payouts, and keeping all other cases in the dark until they either decide to drop you or you get lucky enough for them to deem it worthy of following through.

What would go a long way here, Justice For Tenants, is just simply being honest. If you don't want to follow through with the case, don't give me some BS like "we need proof of your landlord admitting fault".

What would go an even longer way is not wasting people's time and waiting 6 months to tell people you will not take their case forward *even when they supplied everything you need and more for a guaranteed Rent Repayment Order*.

Actual disgusting organisation. Even if your intentions are good, that means nothing if the execution is a detriment to the very people you're supposed to help.

JfT failed me

Unfortunately, my experience with Justice for Tenants (JfT) was beyond disappointing and resulted in almost missing the RRO application 12 month time limit.

Like most, JfT was suggested to me by my council. Upon learning that my landlord did not have an HMO License, I approached JfT last year and they confirmed that they would help us with RRO application to a Tribunal and take our case. However, they would take weeks or even months to reply and about half a year to ask us to do our witness statements. After we submitted our witness statements, we did not hear from FfT for nearly another 6 months in spite of numerous email chasers. Only a month ago they finally came back saying that that they are now drafting our Application and our case is marked to be drafted ASAP and that a member of the team will be in touch shortly with an update. A month later nothing happened. However, as the 12 month time limit to make the application was this week, we decided to submit the application without the JfT. It took me a couple of hours to complete the application. So if you feel that JfT are dragging their feet and not progressing your case, do not risk and submit the application on your own. It is really not that difficult and should not take long.

Shame on FfT!

Thank you Justice for Tenants

Justice for Tenants provided a quick and excellent service when I needed them. It is never easy having to live with housing disrepair issues. They got back to me and sent my case to a solicitor firm within 1 week. They helped to provide reassuring advice in a stressful time and I am very thankful. Thank you Justice for Tenants.

It’s a big NO for me!

I contacted this company as they were recommended by Lewisham Council, It made sense to me in that all my information would be sent to JFT. How wrong I was! I have had the unfortunate experience of dealing with someone called Roo (no surname) who blundered about making numerous errors such as getting the address wrong (despite giving him a copy of my tenancy agreement with the landlords details), investigating my current tenancy, confused about which borough it was in (again the clue was in the postcode), telling me 12 months was up (when actually I left the tenancy 3months prior) and always with excuses… database issues, delayed response times due to how google sorts emails in chronological order from date received, excetra, excetra, excetra. This resulted in me sending a complaint which was intercepted by Roo (whose usual mo is not to respond for months on end). I then came to the conclusion JFT was not interested in my case as it wasn’t a joint application and hence a lower payout for them. Roo actively tried to discourage sole applications stating this is unlikely to be successful in their experience. In my experience the mistake was mine in choosing this company resulting in many months of wasted effort and time as my 12 month draws near (Dec). I would not recommend JFT.

Non-existent communication unless it suits JFT

Literally one of the worst companies I have ever had to deal with.
I spent between January 2023 and July 2024 constantly chasing them up to get ANY kind of information. I notice that every time I did manage to speak to somebody it was always a different person/name so not sure what is going on with staff turnaround.
Eventually this got sorted and I received a settlement. I understood that JFT had their fees to take (which seemed a lot but I'm not a lawyer so I didn't know what to expect and just accepted it) which was fine. However once I had signed off on the settlement JFT went back to radio silence. Emails not being answered, calls being declined and texts/whatsapps also being ignored. Right now I am in the situation where I have beaten my old landlord and I don't know WHEN the money will be coming.

Companies live and die by communication. If JFT want to succeed moving forward I strongly suggest they improve that aspect of the service they provide.

I never knew about this selfless…

I never knew about this selfless service by Justice for tenants. Someone introduced me to this organization. They took time to offer for free what my rights are as a tenant and my landlord obligations. I would like to recommend them to every tenant and I hope the government will assist them in form of support.
