If I could give negative stars I would. Never late on rent, left the home in better shape than I received it up exit. Rented for 5 years. If you need something fixed you better prepare to wait forever. The hoops you have to jump through are ridiculous. The maintenance ports is worthless. They never did a “check” on the property in five years. Foundation was cracking- sprinkler system continued to fail after 4 attempts to repair. When you you move out the will tag you for everything and I mean everything. And you will get pounded on rent increases every single time. Customer service is horrible, getting live person to talk to is beyond difficult. Keep in mind I never was late and left my rental home in impeccably clean. So I’m not doing a review for any reason other than warning potential renter RUN from this company. They simply don’t care. Period.

We found several more affordable options listed on their own website, but when we called to discuss our options with Melissa, we were met with incredible rudeness and dismissiveness. She claimed we already had the cheapest place available, which was completely untrue, and then proceeded to hit us with a rent increase and an unexpected, mandatory $80 internet fee. The lack of customer service and hidden costs make it impossible for me to recommend them.

I would give them -1 if I could. I have lived in This house for 3&1/2 yrs and every year it gets worse. They go up on your rent every year and you have to negotiate what you’re gonna pay. They don’t want to fix anything and want to charge you to fix things if they have to come out more than once for the same problem. The A/C has been messed up since I moved in they send a different tech out here every year but it keeps having the same issue. Sky high electricity and gas bills so you can’t be comfortable in the summer or winter. The kitchen light has to be jiggled to come on. The downstairs half bathroom flooded not long after we moved in. The fan in the upstairs bathroom doesn’t work. We’ve have issues with stopped up sinks and they told us we are responsible for that. Some bedrooms are cold and some are hot! The sprinklers don’t work properly to cover the whole yard and when called they said go buy new sprinkler heads. So I did. Still have the same problems. But tell me that I must water the grass or be fined. This is the worst part they start offering Spectrum for cable and WiFi. We tell them we don’t want spectrum we have another provider. They said that it’s now in your lease and you have to pay for it even if you don’t use it! So we have 2 cable bills and 2 WiFi bills!! That is not fair at all!! They offer a smart home service that didn’t work properly when we moved in so we got something else installed. We have to pay for theirs anyway even if you’re not using it!!!! They charge us for air filters every month and don’t send new ones but every 3 months!!! These people are slum lords!! All they want is money and they won’t keep their houses fixed!!!

Customer service is a call center really hard to get a hold of somebody if you have general questions. Also, tons of hidden fees. Make sure you read lease agreement line by line there are many hidden fees embedded in the legal language. You dont have access to property manager, only a call center. Make sure you upload renters insurance documents to their secret site or else there will be fees. Nobody tells you what the site is, you only find out after you see fees on your ledger and spend two hours navigating their call center. Also, no reimbursements. There are specific windows of time you must submit requests by and is coincidentally right before you see charges on your ledger. Seems carefully calculated and sneaky.

This company has expanded too far to effectively give a positive experience. They have junk charges and when you're residence is not completely functional they believe that it's ok to not discount rent. I rent a 3 bedroom 2 bathroom house. When the toilet was broken doing a flooring install and I didn't have a toilet for 3 days they found no reason to take a modicum of kind Ness and lower my rent. They stated this was because I had another portion of the house at my disposal. Bet I couldn't say that about rent. If I said you have all the rest of my rent money, I shouldn't need to pay the other portion because you have access to the rest.

Invitation homes is no different than leasing a car they contractly explain to you what you are responsible for the problems occurr when tenants move in and don't take care of the homes either through neglect or negligence..I think the miscommunication begins when just like you can have a bad home owner you can absolutely have a bad tenant they go hand in hand..this is the second property we have leased from them...as long as you do what's expected it can be a rewarding process and experience..outside of personality differences with a person or two we are still happy and greatful

An electrical fire started in the garage of my Invitation Homes rental. The official St. Johns County Fire Rescue report lists the cause as electrical — not my responsibility. Instead of taking responsibility, Invitation Homes billed me over $11,000 for the fire repairs — even though my renters insurer already found I had no liability. Worst of all: the company repaired the electrical equipment but never filed the required paperwork with the county or completed the FPL-required inspection, despite multiple calls to their maintenace and assurances that they would take care of that so FPL's records still show the work "incomplete" and my power is scheduled to be shut off in a few days — leaving my family without A/C or refrigeration in the Florida summer heat over a form they failed to submit. Avoid.
I’m so sick and tired of Invintation homes giving me the run around, they act like they are doing you a favor! I don’t even give them one star 🤬 so Derek Tyler call me last Thursday, I left numerous voicemails, I called this morning after a week ! He still say it is a charge back of 236$ for the septic tank . He was very rude and unprofessional on the phone with me this morning, he’s telling me that as soon as you flush a wipe down the toilet that it automatically stops up the tank ! That’s a lie , it takes a while for you to notice that it’s backing ,up because the water backs up on the side of the house !! I KNOW BECAUSE I LIVE THERE !!! How you gonna tell me !! They must did not get all of the wipes out the first time they came out !! And it reclogged it back up , like I said it takes a while before you notice it backing up !!!!! Like I said I never knew anything about a septic tank until the day I moved in . I thought it was decoration that big Rock that sits in front of the house , that they don’t have a picture of when they were renting it out !!! That’s why I didn’t know anything about it until the raw sewage started backing up in the house that’s when I realized it was a septic tank !! Never again in my life will I live in a house with a septic tank !!! Ridiculous ! I never had so many problems until I moved in this house !!I I WANT OUT OF THIS HOUSE! Immediately!

I have lived in an Invitation Homes property for nearly three years. In the beginning, the maintenance process was excellent. When I reported an issue, a service appointment was scheduled within a few days, and most repairs were completed during the initial visit.
Unfortunately, that process has changed significantly.
After contacting customer service for clarification, I was informed that multiple vendor quotes are now required before many repairs can be authorized. While I understand the need for cost control, the impact on tenants has been frustrating.
The typical process now looks like this:
A maintenance issue is reported and scheduled promptly.
The tenant waits at home during a four-hour service window.
A technician arrives but often cannot complete the repair because authorization has not yet been approved.
A second company is scheduled, requiring another four-hour wait.
If authorization is still not granted, the process repeats until a repair is finally approved and completed.
I have experienced this cycle multiple times, and one repair required at least four separate service visits before it was resolved.
On one occasion, a technician arrived fully prepared to complete the repair but was instructed to leave because the estimate had not yet been approved. My immediate question was: Why schedule the appointment before authorizing the work?
Each service visit requires the tenant to set aside a four-hour window, often resulting in many hours of lost personal or work time. Spending 16–20 hours waiting for vendors because of internal approval delays is simply unreasonable.
This is my only significant complaint. The home itself is well maintained, the appliances are nice, and I understand that rent increases are part of today's market. However, the current maintenance authorization process places an unnecessary burden on residents and is a noticeable decline from the level of service Invitation Homes provided when I first moved in.
I hope Invitation Homes reconsiders this process. Improving repair authorizations before scheduling technicians would save time for both vendors and residents while providing a much better customer experience.

I have leased with Invitation Homes for a few years - today we woke up again to a non working AC system - I put in a request asap and was told someone would be out TODAY - between 6 and 10 this evening. At 4:15 I received a text message that my appointment had been sent to a different vendor - I immediately called Invitation Homes and was assured that we would still be serviced this evening. This was yet another lie.
Our system has broken 5 times - I have spent more over 90 degree nights in this house than is imagainable - twice had to go to a hotel because my aunt was here and has medical problems.
It is 92 in here, I have spent 25 minutes on the phone with them again waiting for a maintenance supervisor Lupita who told me there is nothing she can do and would not be trying to escalate my call further becuase they are clearly busy!!
I would like to add that I was home this afternoon becuase I had a serive appointment to fix (for the 4th time) a water leak in the irrigation system resulting in water bills ten times the norm - and they cancelled 24 minutes before they were supposed to be here - AGAIN - causing me to miss another half day of work.
I was just informed by the original HVAC vendor that the original work order was cancelled BY INVITATION HOMES and reassigned to another company - for 'sometime tomorrow - hopefully".
When I called Invitation Homes back - for the SIXTH time - they said they weren't sure why they did that - nothing they can do.
DO NOT rent with this company.
UPDATE:
Despite the response from Invitation Homes asking me to check my inbox from them for more information, i have yet to receive ANY email from them regarding this situation.
The water leak maintenance request has been reset 3 times and the last time nobosy bothered to show up or call.
Increased electric bills from the HVAC and over $500 of water bills.

We have been living in our house since June of 2025 and have consistently had issues from pests to mold. We asked to be let out of our lease early due to these issues also causing health issues with our children and were denied. There is no ventilation in either of the two bathrooms, although they claimed that they were remodeled prior to us moving in. Which we also believe lead to the mold growth that is in our bathroom. On top of the fact that the consultant said there's also a crack behind the tile. He believes there's mold behind the entirety of the tile. There was also a crack in the tile that let carpenter ants swarm into the master bathroom, which my husband had to quickly seal off so they didn't come into our bedroom. We see at LEAST two palmetto bugs in our house on a daily basis, usually coming from the bathroom on the left side of the house. We have been having our home treated by MIRA pest control since July of last year and still have issues although our home is clean. When we asked InvitationHomes to fix the issue, they denied our request although we took the appropriate steps ourselves to make sure we don't have pests. Thus, it's their issue to fix now. We had sugar ants that completely took over our daughter's bed and sugar ants on the wall in the kitchen next to the cabinets where there's no food. Our air conditioning unit can never keep up with the temps, even if we set it to 80 which we believe is due to the house having original windows and no insulation in the attic, since the unit was treated and we were told is working fine. We have people coming weekly to check if we want a free estimate on the windows/roof because of its age. When it rains, the side door leading to our garage is flooded and that's where our washer/dryer and extra storage are. The dishwasher never works properly. It will run and the dishes will still be dirty after the cycle is through. The fence is broken and bowing. PLEASE DONT EVER RENT THROUGH THEM.

We are just 3 months into our lease and have been confronted with tons of issues and lack of communication. When we arrived to move into the home there was urine marks on the walls of the bathroom, baseboards were filthy, kitchen cabinets had coats of grease on them, shower handle completely broken, two rooms that smelled of cat pee and a toilet that was clogged and took 3 technician trips to actually resolve. We live in a community with a pool and have YET to hear back from their HOA department to get access to the pool despite that being one of the main reasons we chose this community. Their team takes days if not weeks to give a proper response to anything, yet they will reach out immediately to collect on an invoice that should not have been sent to me in the first place. I would warn ANYONE who is contemplating renting a home from this company as the clearly do not care about the quality of their homes in general and take far too long to respond to resident issues.
