This business neglected mold growing from initial move in inspection. They also did not have the lawn up to HOA approval before move in nor planned to. This business will pawn off home neglect to renters. It is in your best interest to take multiple pictures before signing a lease with them for legal purposes.

The home was advertised as having a family room, but after moving in, I discovered it had no air-conditioning vent. When I reported the issue, I was told it was a “sunroom” and should simply remain closed. I provided Invitation Homes with its own advertisement identifying the space as a family room, but was then told I had accepted the property “as is.”

I never imagined a tenant would be expected to hire a professional inspector to determine whether every advertised room had adequate air conditioning. We are paying for square footage approximately 300 sq ft that is not reasonably livable, not even for storage.

My daughter suffers from asthma, and the room regularly reaches over 90°F. To keep it between 80°F and 83°F, the unit must run 24/7 at 70°F, and portable fan contributing to an extremely high electric bill, over $400 monthly.

Several contractors confirmed that a split-unit air conditioner is necessary, at an estimated cost of $1,800. Invitation Homes has denied the request repeatedly, stating that the existing system operates properly. That was never the issue. The concern is whether it is properly sized for an approximately 1,800-square-foot home. The existing unit was designed for approximately 1,500 square feet, and the added strain could eventually require a much more expensive replacement.
When I explained my daughter’s asthma and the need to maintain a safe temperature, Invitation Homes said they understood but still refused to approve the split unit. To me, that response demonstrates a serious lack of compassion, accountability, and integrity.

Based on my experience, I strongly advise anyone considering renting from Invitation Homes to research thoroughly, document the property’s condition before moving in, carefully review all fees and insurance requirements, and proceed with caution. Invitation Homes is not an honest company, borderline unethical.

reading all the complaint I'm kinder scared to move forward with my application,,, i READ more bad review then good , and i understand things happen but DANGGGGG

I moved in on Friday and I've had a horrible experience. They told my home was move-in ready and it wasn't. My carpet has stains and is 3 different colors throughout the house. My leasing agent Sheldon was rude and unprofessional as well as his manager Michael Childers. Michael said you if you move in we aren't replacing the carpet because you have furniture. I asked him where I suppose yo go or put my furniture and he said the garage. Oh and by the way we aren't paying for your furniture to be moved from the garage back in the house. This company is extremely unprofessional and I will never rent from them again.

Don’t expect any more than the bare minimum from these people.

Very disappointing move-out experience with Invitation Homes. After I moved out, they deducted $751.95 from my security deposit for the following:

• Pool/spa “green to clean” service: $225.98
• Damaged window coverings/blinds: $101.80
• Sewer charges: $153.76
• Water charges: $151.58
• Trash charges: $70.25
• Stormwater charges: $28.68
• Service fees: $19.90

Total deducted: $751.95

I believe these charges are unfair and unnecessary. I replaced the blinds myself and have the receipt and proof. I was also already charged for water, sewer, trash, and stormwater with my final rent, but these charges appeared again on my move-out statement.

I also paid a pool-maintenance fee every month. During the final three visits, the pool technician sent by Invitation Homes was not doing the job properly. Now I am being charged an additional $225.98 for “green to clean,” even though the pool’s condition was not caused by me. I have pictures, receipts, payment records, and other evidence supporting everything.

Tenants should carefully review their final statements because Invitation Homes may add questionable charges after move-out. I have formally disputed these deductions and requested a corrected statement and adjusted security-deposit refund. I will update this review if Invitation Homes handles the matter fairly.

IH has moved into a monumental position I have not seen in decades! I am the the breathing rendition of pessimism, I’ve spent nearly 20 years trustless in nearly every business venture in existence. Too many companies are about investor returns caring nothing for consumer satisfaction. I have lived within the horror stories and crashed middle management holding companies like this hostage. It seems those types of entities have been sent off to their pastures of fall to lay amongst the other rotten vegetation and IH has personally grabbed their boot straps and risen their heads to meet the needs of the people for a diamond clustered titanium change in service respect and thoroughness of satisfaction I thought was lost decades ago. All my years I propped upIH as an equitable solution across my beloved nation to friends, family & acquaintances because of significant price structuring as well as quick and satisfying resolutions to common situations in renting. Recently I have seen this golden uptick in keeping and maintaining balanced pricing with a thorough and warm assistance in rectifying concerns with remarkable employees and professional vendors keeping lifestyles, professions and resolve at the utmost importance in their very new structure of customer satisfaction. I am overjoyed and thankful this new position has materialized and flourished through the current state of affairs and economy! Thank You!

I have not had any negative issues with invitation homes anytime I've called them to ask a question or a concern they immediately took care of it. it's hard to find a company that actually cares about their tenants

Our original lease was taken over by invitation homes a few years ago and we have been very happy with how they have taken care of request we have had. It’s been super easy to report an issue using their maintenance app and we always get a response quickly. Customer communication has been A+ for us.
Also the technicians that have come out have been very professional and detailed.
Today we had an annual ProCare visit and George did a great job. Walked through everything with me and explained everything as we went along. He was very thorough and professional. Even came to the door with his booties already on. I appreciate that very much!

Judah Smith from US Tradesmith was knowledgeable, kind enough to explain the issues, and fixed the repair in a timely manner. He and his assistant also found other problems which was mold in the house that could be a very serious health issue for me and my family. They have initiated steps for getting that problem fixed as well. Thank you!!

Once again, Invitation homes show their integrity and commitment to happy tenants. We had a couple of work requests to put in, without question they provided the approval. set up the contacts and the contractor Leo finished the work today did a phenomenal job. We are very happy with Invitation homes. We have been renting this home for seven years and we will shortly be happy to add another two years to the length of our lease. when they see a need to service something on a property they dont question it they just make it happen I’m very very grateful for what they do for us.

I wish I could rate zero stars. This company is a scam. Do not give them your money.

Refused to fix matenience issues for over a year. Left the house without safe drinking water for seven months. Tried to blackmail us into staying. Would not fix or refund things unless we signed a new lease.

Invitation homes has rented this property to a group home. The neighbors are sick and tired of it. They park up and down the street. They park in front of fire hydrants. I had no idea you can run a commercial business out of a rental house. UPDATE 9/11/26. THE GROUP HOME PEOPLE ARE NOW CUTTING WALLS OUT OF THIS HOUSE. THEY ARE CONVERTING THE LIVING ROOM INTO MORE BEDROOMS. THEY ARE MODIFYING THE ELECTRICAL ON THE HOUSE ALSO. THESE WALL STREET LANDLORDS ARE RUINING AN OTHERWISE QUITE NEIGHBORHOODS WITH THIS NONSENSE. THEY DO NOTHING AND WILL MOST LIKELY CONTINUE TO LET THIS HAPPEN.

The leasing process was easy, and the team was great—everyone was very friendly and helpful—but it takes them a long time to resolve issues for tenants; in my specific case, the problem was with the air conditioning.

This company is filled with heartless greedy corporate gangsters. No matter how good a tenant you are, they will treat you as a replaceable number. All they want from you is your hard earned money, they do not maintain the properties after you rent from them and if you ever need anything from them, they will do the minimum required by law to help, and still try to figure out a way to make it be your responsibility. I spent 13 years in one of their properties, paid in time every month, maintained more than my share of the responsibilities of ownership, yet now that i need to leave they are charging me over $6k on termination fees, even though i’ve had extenuating circumstances they did not care, loyalty didn’t matter, payment history didn’t matter, all that mattered to them is to take more money from me as if the $230,000 i’ve paid them over the past 13 years wasn’t enough. I will never again rent from this company. And to any readers, stay away from this greedy company. Try getting a real landlord which you can speak to and reason with with a mind and heart of a person instead of a company who just cares about numbers.

Mike Childress came out for annual check and was super friendly, willing to answer questions and took care of miner repairs that I pointed out to him. Invitation Homes has been great to rent from. They reapond pretty quickly to maintenance requests. We are in an older home but have not had many problems that one sometimes has in older homes. Very happy with theb3 years we have been here
