Left my 20 year old daughter and 14…

Left my 20 year old daughter and 14 month old baby with no heating and hot water for 5 days now. called mathew friday morning at 9am to report the issue ( Which is a cat 1 emergency) and he decided to attend a meeting all day.!! Was told a gas engineer was to attend then suddenly had a text saying Haybrook will Not autorise the repair!!
Now its Tuesday and guess what..Still Nothing!!! Reported to Health and saftey and now they are handling the case. They re the landlords agent..The landlord pays them to look after his property...God help that landlord when he gets a massive fine from the council and is now under a full investigation,.

Incompetent and completely unprofessional

Haybrooks are hands down the most incompetent and dishonest estate agents I’ve ever had to deal with. I rented a property from them in Sheffield for just over a year and they caused us so much unnecessary stress and financial loss through carelessness, dishonesty and complete lack of professionalism.

Right from the start things went wrong. They refused to give us a tenancy agreement and kept promising we’d get it on the day we moved in. Then they suddenly changed our move-in date after we’d already given notice on our previous home, leaving us effectively homeless. We had to put all our belongings into storage and pay for temporary accommodation, which cost us hundreds of pounds.

When we were finally allowed to collect the keys, Brad kept us waiting for hours while he stood around chatting in the office, showing absolutely no respect for our time. The inventory and check-in report didn’t arrive until weeks later, meaning we couldn’t add any of our own comments, and every time we tried to chase it, our calls and emails were ignored.

Things got even worse when the landlord decided to sell. Haybrooks booked several viewings and just didn’t show up without explanation. Then they lied to the landlord and told her that we were refusing to accommodate viewings, even though we’d actually taken time off work to wait for them! When they finally did manage to turn up, Amy walked straight into our bedroom, didn’t take her shoes off, and told the viewers that all the furniture was included - it wasn’t, it was ours! I had to step in and correct her in front of them, which was beyond embarrassing and unprofessional.

When we eventually found a new place and gave notice, our landlord kindly said we could leave mid-month so we wouldn’t have to pay double rent. We emailed Haybrooks straight away to confirm and ask how they wanted to handle the rent, but they ignored us completely for weeks. In the end, we had no choice but to pay for the full month, costing us hundreds more. As soon as we emailed to say we’d just stay until the end of the tenancy, they replied immediately to say that was fine – it honestly felt like they were ignoring us on purpose so they could take more money.

When it came to moving out, we obviously had even more issues with the deposit. We asked several times what the process would be for getting it back and got no reply at all. After we moved out and returned the keys, they told us it would take a day or two. Two weeks later – nothing. They ignored every email and call until I had to raise a formal claim through the deposit protection scheme just to get it back. We left the flat spotless, so there was absolutely no reason for the delay.

Overall, Haybrooks were completely unprofessional, untrustworthy and disrespectful from start to finish. They cost us a huge amount of money and time, and treated us appallingly throughout the tenancy. If you are a tenant - AVOID this company and find another place to rent. If you're a landlord, I recommend finding another agent to use!

Good start, awful ever since…

This review is to support Landlords wanting to use Haybrooks to let their property, I try and take time and effort to factually lay out experiences with companies and hope this supports decision making for those considering Haybrooks services in the future;

Initially Haybrooks appeared to be a slick company, they opened up with a reasonable rental price for the area and quickly let the property. Communication was prompt and effective, thankfully little was required due to renovating before letting so all goods were new and the property was recently decorated.

We first ran into issues when Haybrooks where they were required to do work on the property, or the tenants wished to have something replaced or checked. Responses could take over a week and Haybrooks team were often not answering to resolve this issues. Offering little to assure the tenants, they would contact myself and ask for things to be done having been ignored by Haybrooks or having been left without answers.
There are a plethora of small frustrating problems to large and concerning issues that can be evidenced, here is a small sample below that we had;

- A replacement dishwasher that was never ordered, took nearly 3 months to replace and they charged us without having done the work. We recovered the money and had to replace ourselves
-They had to ask us if the tenants had moved out, and were not aware whether they were still in the property or not
-Allowed the contract to lapse without reviewing, this ended with late payments (resolved)
-Several late payments, longest being 8 days fron the expected pay date
-We have requested, with the most recent tenants, and what is contractually expected, that they complete onsite, in-person, checks on the property, they have been unable to send a single report or image back to me suggesting this work has been completed
-Charging us for several services when changing tenants, stating it was done, not offering evidence, and much later only returning the money when I had requested review by the SpiceHart complaints team, whoninvestigates and found the work not to have been completed
-New smoke alarms were causing an issue, they would not go to view or sort them, these appear to be subsequently disconnected when I have gone to do other work in the property in the absence of a Haybrooks service manager

Their care and attention is negligent at best. Their service team and managers do little to help and do not appear to communicate with each other. A good example of this is 6 months after the dishwasher issue, I was called to see if and when it was suitable to fit the dishwasher. This is 3 months after ringing and emailing them to return our money they had taken due to the work not having even been completed. They chronically say all the right things, but then offer no action.

We have made multiple complaints to their branch managers and SpiceHart (their parent company) which ended with apologies, returned money and further promises. Again, the promises have not come to fruition. We have been told that these are caused by "staffing issues" and "they will perform the requested checks", but as aforementioned, they have not done as they have stated, and we have still had to pay the full fee for what they in particular have agreed throughout as inadequate services. (Emails sent to us and recorded conversations with SpiceHart complaints team).

It has been more stressful dealing with Haybrooks than running the property myself. I am glad and genuinely relieved to have separated from them today as I feel that they have, since the start, only successfully managed to get tenants in quickly and frustratingly failed at every other management job and opportunity. On reflection, this is something you can pay a seperate company for without paying a monthly %.

I have very little good to say about this service and their team. I hope they reflect as professionals on how poorly they have delivered. I will continue to pursue my complaints and escalate as required because I don't think what has happened to me is fair and should happen to anyone else.
Landlords who are bothered about the health of their property, and the wellbeing of their tenants, should avoid using their services.

The worst experience ever in the UK! I rented with Haybrook and ended my tenancy in mid-August. Since then, I’ve been chasing my 5-week deposit and 10 days’ rent, and I’m still waiting.
Their staff are so tricky and not trustworthy—they keep making promises that the money will come, but nothing happens. It feels like they’re just playing games with tenants.
Honestly, I wouldn’t recommend Haybrook to anyone. Please be careful if you’re thinking of renting through them—you’ll regret it like I do.

A Masterclass in Theatrical Incompetence

Haybrook Lettings—where professionalism goes to die and customer service exists only as a whispered legend, passed down like folklore by landlords who still foolishly believe in its existence. I pay full management fees for my property at Regent Court, expecting competence, only to receive a front-row seat to an elaborate farce.

For four years, they knowingly ignored a failed electrical test, allowing tenants to live in conditions that could generously be described as ‘shocking’—quite literally. And all the while, they diligently collected rent like a particularly brazen highwayman, unconcerned with the minor detail of legal safety obligations.

Attempts to contact them were met with the soothing indifference of their overflow service, which appears to be staffed entirely by ghosts. Even when exasperated tenants tried to arrange essential repairs themselves, they were met with the same eerie silence, as if Haybrook had collectively decided that ‘customer service’ was an outdated concept.

And just when you think the incompetence has reached its peak—the entire office quits en masse. An exodus so dramatic it could have been set to Wagner’s Ride of the Valkyries. A lesser agency might have attempted to fix its mistakes. Haybrook? They simply packed up and legged it.

But wait—there’s compensation! A whopping £100. Which, if we’re being generous, might just about cover the cost of the aspirin I needed to deal with this nonsense. It’s the letting agency equivalent of being mugged, only for the thief to kindly toss you a fiver on the way out.

But fear not, for amidst this theatre of the absurd emerges a solitary figure: David. A beacon of competence in a sea of ineptitude, he stands alone, much like the solitary lettuce that managed to outlast a Prime Minister. One can't help but wonder if David possesses superhuman resilience or if he simply hasn’t yet located the nearest exit. Blink twice if you're in distress, David. You’ve got about the same odds of turning this circus into a functioning operation as a single spoon bailing out the Titanic.

Moral of the Story?

If you want actual property management, look elsewhere. If you’d like an expensive crash course in frustration, Haybrook Lettings will be delighted to take your money.

Avoid at all costs!!!

Where to start.

Firstly, booked a place with the lettings office, completed all the information for renting a place in Sheffield... However was given incorrect information from their "Negotiator" who not only lied to myself, but led us down the line he had agreed our requests with the landlord. I even have it in writing from him.

As the landlord couldnt agree to terms, we was left having no where to rent, and having to start the whole process again.

I have since chased up for over 2 weeks monies owed which i had to pay as a holding deposit.. and after a number of chases mainly without response.. i spoke to someone today, who has told me that due to a system change, its been delayed and could be another few days.

This is no way to run an organisation... Very poor management from the negotiator, to property Manager, to Business partner.

I have found all 3 completely incompetent, and would not recommend working with this branch within Haybrooks. Not what i would expect from a nationwide company.

Unfortunately I cannot give 0 stars. No communication with tenants or myself as landlord, inadequate customer service, extremely high staff turnover with no onward personnel links. All in all a terrible experience. Please do not use.

Was paid significant compensation and promised things would get better they havnt and are now increasing fees Iv been told only 2 people manage 500 property’s and they can’t cope and staff leave weeks after starting

Avoid if you can

Had the misfortune to rent a house through this estate agency. Unfortunately of course if you want to rent a particular property you have no option but to go with the relevant agent.

Six weeks after the end of my tenancy and I'm still waiting for the return of my security deposit, or even a notice of any deductions that they think should be applied. Which tbh I'd be really annoyed about if they tried to do so as I did lots of small routine maintenance myself.

Numerous emails have gone unanswered, trying to get hold of someone on the phone is nigh on impossible. When I do get through I'm informed there's a 'bottleneck' and they're dealing with it.
10 months into the 12 month rental period they arranged a 'mid-term' inspection - 5pm on a Friday afternoon. I took the afternoon off work to ensure I'd be back (I work all round the north of England), then they cancelled (via text, not even a phone call) with less than 2 hours notice. No further communication to reschedule the visit. Totally unprofessional.

In between myself moving out and the tenancy officially ending someone entered the property and removed a bunch of keys. I was not warned that anyone would be visiting, despite being told I would be given 24 hours notice of any visit as required by law.

I've now raised a complaint with the Tenancy Deposit Scheme but still haven't heard anything from Haybrook.

EDIT: It's now been 9 weeks since the end of my tenancy and still no communication from Haybrook as to the return of my security deposit. The house I rented has been re-let and seems to have been occupied for a few weeks now.
The four week period Haybrook has to respond to a 'deposit allocation proposal' from the Tenancy Deposit has now passed, with once again no communication from Haybrook.

EDIT #2. Twelve weeks since the end of my tenancy and still no reply as to the returning of my deposit, and apparently Haybrooks have also failed to reply to the Tenancy Deposit Scheme regarding the matter. I'm beginning to think the company is in financial difficulties and trying to hold on to people's security deposits to help their cash flow.
I've also noted that they only respond to positive reviews, not negative ones. Wonder why that is??

Useless. Not worth your time, money or patience.

Sent an enquiry about an apartment within minutes of it posting. Called that same evening, twice the following day, and again on the next day. They did not make a single attempt to get back to us. On the 4th call we were told that it was "fully booked" for viewings and we "did not get our details submitted in time". Absolute rubbish. They never asked for any details and we submitted numerous enquiries. I dread to think what'd happen if you had any issues with your letting. Avoid.

Haybroken – Avoid at All Costs

Weeks can go by without a single reply from this management company. Don’t bother trying to call – it's impossible to get through. You'll find out that the people managing your property have left only through out-of-office replies. My tenants have repeatedly complained about unresolved issues, and jobs that the company charges for go unaddressed for months.

I made an official complaint based on a years worth of evidence - they care not.

The company routinely blames staff turnover but refuses to accept any liability for their failures. Rent is often late, and I have had to inform them myself. They take 10% of your earnings but do 0% of the work.

To make matters worse, they recently updated their terms, changing the notice period from four weeks to a staggering four months if you try to leave.

This is a disgusting company that prioritizes profit over service. There are many better rental management companies out there – do yourself a favour and read the recent reviews. The Directors should be ashamed of these reviews but clearly do not care. Avoid this company at all costs.

Absolutely terrible company

Absolutely terrible company. Echoing the reviews below, they never reply to emails. You can never get hold of them via the phone. They are meant to manage our property, but they don’t. We can never speak to them, as there is never any way to contact them.
They are completely inept and thoroughly disappointing. The only consistency they have is that they are consistently lax.
Please avoid this company at all costs. I wish we had

As a landlord

As a landlord, I need rapid and often pertinent updates and information from Haybrooks to deal with urgent issues that the Tenant raises (mainly because Haybrooks can't be contacted by the Tenant!).

Leaking roofs, fence security, electrical and other major issues are all being ignored by this clown outfit. Double charges for safety checks that have already been done, reluctant rent rises that have been ordered well in advance not being actioned, placement of Tenants without even letting me met them prior to the Tenancy Agreement being signed, NEVER ANSWERING THE PHONES OR RETURNING EMAILS!!!! Fully managed payments every month go to these clowns and i've witnessed absolutely NO competence at all so far....and before this I used Purplebricks!!! These lot are far, far worse believe me.
End of the day, this is MY property that they're supposed to be managing and potentially vulnerable Tenants they are supposed to be looking after!!

Do not let your property out with this…

Do not let your property out with this company at any cost. They are horrendous through and through. An unprofessional money making mickey mouse company who do absolutely nothing for the huge amount of money they take from you every month.
Unprofessional to say the least in more ways than one. Manager - Sharon ringing up at 10.00pm on a Sunday evening to discuss a contract??? Thought this was perfectly acceptable conduct. Stated she had a spare minute so thought it appropriate to call our home. Office staff never answer phone calls despite message after message being left. I would rather leave my property empty than deal with this joke of a letting agent. Please folks take my advice and don't let your property out with these money sharks. They are rubbish in every which way possible.

Wouldn't recommend haybrooks to anyone.

Wouldn't recommend haybrooks to mange your property. Rented a property for three years that haybrooks was supposed to manage for the private landlord, but never in the three years did they do any inspections ( never contacted) the only time we was contacted to let us know that rent was going up at end of September this year 2023.That was by phone call so we waited for confirmation (section 13)for the £50 increase by e-mail or post but never got either. At the end of September we handed 1 month's notice to leave at end of October, then second week in October we gets a letter saying we are in arrears with rent by £50. We were so angry about it especially when no one would answer any phone calls or e-mails, after my partner shouted down the phone leaving message ( will some one answer the phone) we got call 📞 😀. We found out that the person that told us about the rent increase had left the company, and they were nothing on her computer of any evidence of e-mail or letter of a section 13 rent increase Sent to us. My partner was told it would have to be written off, now 2 months later not got are bond/deposit back so its back to square one no one answers the phone nor are e-mails SO UNPROFESSIONAL.

Unnecessary and hard to get hold of!

We've been letting with haybrook now for over two years. Recently it came to light via a conversation with Katie Woodhead that Haybrook had been in conversation with our landlord about the fact we had been "uncommunicative" regarding a proposed 10/15% rent raise. This was not the case, we had evidence that the company had tried to contact us only once regarding a 5% rent increase 3 months prior to this (July 2023), to which we replied within the hour. We had no follow up or response to from haybrook regarding this matter until October 2023.

In the follow up email, Katie stated that our rent would be going up 10/15% if we did not respond before Monday (this was sent at 3pm on Friday. I don't doubt that this short time frame was unintentional). Again, we replied within one hour.

Luckily, we had our landlords phone number. We contacted him directly to query the sudden increase in rental price. He informed us that Haybrook had let him know we had been unresponsive, forcing him to pay for a costly S13 to force a rent increase. We explained the situation from our side, and he informed us that he wasn't surprised, and that he had noticed a real decline in the service provided by Haybrook as a landlord. We came to a rent increase agreement of 7% without Haybrook, and both the landlord and ourselves emailed Haybrook to inform them of this.

3 weeks pass before we get any response from Haybrook about this, despite our weekly follow up emails. We escalated the matter to the area manager who had the ombudsman look in to this. Haybrook then reported back to us with an apology, and that they had "made a mistake and had accidentally been contacting the wrong tenants about the rent increase and not us." Human error apparently.

In my opinion it is in the benefit of this company to create an antagonistic relationship between tenant and landlord so that they can maximise their profits by dealing with "problem tenants" on behalf of landlords.

We reported our fire alarm broken over a month before this incident which Haybrook didn't even acknowledge, we had to ask the landlord to send us a new one eventually. Haybrook never acknowledged this.

No one ever seems to answer the phone at the branch, and emails go for weeks and weeks without being responded to. It seems to me that this company do not benefit landlord or tenant...

Frustrating to the bitter end

I hired Halbrook to let my property 2 years ago. I then decided to withdraw bc I experienced them as utterly incompetent. I had to pay a steep penalty for withdrawing from their full management service but that worth it. Anything to stop the pain of dealing with their incompetence. Two years down the line and am trying to recover the deposit from them, my tenant left without paying her last month rent, and the incompetence or lack of effort to resolve issues in a satisfactory way, has multiplied by ten. Its been two months and I am no where near recovering my money. They finally sent me a statement charging for things that were not declared 2 years ago, charging further for withdrawing from their service, for which I have already paid a hefty sum and to ad insult to injury no answers my emails or phone calls so I'm getting no where. Avoid at any and all cost.
