Disgusting company! Nothing but a bunch of lazy unscrupulous animals who just con people rip people off and threaten with pathetic warnings! They fail miserably to carry out repairs to properties they rent out for home owners!stay away from these idiotic bunch of cowboys! They are liars thieves and scumbags

Fantastic service from Tam and Team
Recently completed on a house with Tam as our point of contact at BJB. Tam arranged a viewing the day of request, was prompt, smiley and knew the answers to all of our questions. Was almost always available for communication and if she was at a viewing then there was always someone in the office who knew about our account and could help out. Thank you Tam and team! I can't recommend them any more.
I've been a landlord with BJB since 2007, no issues. However, since 2021 and I think with a management change, it has all been going downhill.
Not keeping me compliant with my regulatory requirements, not taking ownership of issues and not recompensing me appropriately for mistakes they made.
I rate Emma but everyone else lost their duty of care. Sadly, I had no choice but to leave.

Didn’t turn up for valuation. Not very reliable. Lack of communication between head office and base. But did apologise.
An awful experience with selling a house!
Very unprofessional nd unrealistic valuations, nagging to sign the contract quick to earn money from the auction and auction search pack. Poor photos, not giving updates, many people engaged so no one responsible. Everytime when I called for an update or with other questions I hear someone call you back, which never happened. An awful experience, keep away or check through your agent well.

Excellent service from Butters John Bee (Newcastle) . I needed an historic valuation and the polite, friendly and exceptionally efficient Ryan Cheetham sorted my problem out in just a few hours! Amazing.

Waste of time
Honestly don’t know how they manage to sell houses.
Tried multiple times to arrange viewings over the phone with no luck. Even visited in person to try and arrange viewings, but yet again no call back or arrangements made.

Butters J Bee have been a really efficient and pleasant company to sell our property with and we recommend them wholeheartedly. Melissa, Natasha and the team have been great to deal with and we thank them very much for all their hard work.

The few properties we have tried to view with these they have tried to put us off, right from the first phone call, when I asked to speak to the manager he was also very defensive and giving me every worst case scenario, hopefully we can avoid when we buy our house

Would not touch again if last estate agent in the world
I have used BJB for several transactions, I bought a piece of land via auction conditions, that had lapsed planning, i then got planning although nothing like what was originally advertised, this was obviously muddled through with many untruths about the land, and locations of mineshafts etc, it became apparent that this was not what i had bargained for so with new planning, I placed it with them to dispose of, a valuation was done, and was informed that i should set a guide price at £190k with a reserve of £210k. Although i thought this was generous, i accepted the professional advice.
6 days prior to 1st Auction advised that no interest, so to reduce to £170k / £190 Reserve, no bids received.
went to auction again for a 2nd time with a reserve of £170k, 2nd auction started, and start price went from £170 to £150k, at this point the auction appeared to attract bids, and went up to £166k, still below reserve, but hammer went down and i immediately text to say accept the bid. Only to receive a message that no bids were received.
Time went along and although some offers were made outside of auctions, i finally settled on a sale of £130k, i expected the agent fees to reflect this sale price, i then got the invoice and it stated that the original reserve fee was the outset for this, it was only £500.00 difference, and the agent told me what a superb job he had managed to do to sell it for £130k, despite his first valuation being £210k, being a long term customer i thought (Mistakenly) that they would see reason and actually understand that although the property sold for £130k, they had massively failed in first instance with original valuation of £210k.
So overall greed has lost them a customer on this occasion, but please question valuations that they give regarding auction properties, as it suits them to give a high valuation and then get you to reduce it, as there fee is now set at this price despite how poor they perform. to me they did not do magnificently in disposing of the property but did a shambles of a job in the first valuation despite me telling them that i though they had overvalued.

Never responded to my queries (phone calls, messages and visits) with actions except very little and after you suffer a lot
Property was not as advertised
They did not fix hot water leak and I paid £700 extra in my bill until I insisted on them fixing the issues
Provided several false claims of damages to the property and claimed damages for faulty items that were not in the property and I had to fight with them for long time until we ended up in charging me >£500 for claim that the property was not cleaned when I left which was a false accusation
I am going to contact the ombudsman suing them for fraud and false accusations and causing lots of stress to us
If I can file a case I will do but I will ask a solicitor first

I would absolutely not go through this company again far too many wrong doings to list them all, however myself and my landlord both decided to leave Butters John Bee and go elsewhere (one reason being that Butters were holding the land lords money even though it was paid by ourselves) You just get messed about and passed from pillar to post when wanting answers or something done they really couldn’t care less! Molly Farrelly is a complete waste of time and so is everyone else to be completely honest!
I certainly would never recommend this company to anyone and I know a couple other people who have had extremely bad experiences with them also. AVOID! I’m now with Bellwood Lettings and they are 1000000x better!
Constant calls
Constant calls, emails and text messages. This after inquiring about my house value. I ticked that I was just curious it calls at 9pm in the evening and on weekends and bank holidays is just ridiculous.
After many months of calling and me not answering they should surely get the point?
Yes I could block them but they seem to come through on different numbers.

The most disgusting agency
This is the most untrustworthy and ridiculous company I have ever seen. I used BJB Crewe branch. Before handing it over to them, I was told that I needed to sell my property as soon as possible, otherwise I would use part exchange, they said please give them a chance and can stop the selling anytime when you need.
When we saw the advertisement for my house appearing on the website, it lacked many of the advantages of the property, and the photos were incomplete. I needed to be reminded to add more to make the advertisement more attractive.
Since a long time , no one has come to view the property, then I informed BJB that I wanted to take the property off the market for part exchange, at this time, they tell me there are two viewing appointments on her hand and arranged a couple to come very quick. Is this really a coincidence?
However, when the couple come, they kindly told us that they had prepared to view the property a long time ago, but no one made arrangements. BJB did not fully assist me in selling my property, so I asked BJB to stop the selling and remove my property from all web pages immediately.
Then BJB’s agent began not to answer calls, messages and emails, which affected my property’s inability to conduct part exchanges. Therefore, the quotation was lowered, and it was not resolved until I complained to the head office.
At the end they also lied that they had brought four guests to viewing the property. If any of them buy my property, we will still have to give them a commission. They can do anything just for money,they do nothing but want to get everything, I would like to appeal to everyone not to use this company, this is the worst decision in life.

Spamming me about a house I don’t own
I am getting missed calls and voicemails daily from this estate agents about a property I know longer live at. Awful experience and won’t seem to leave me alone.

We had an awful experience marketing our house with BJB Congleton last year and would advise any potential seller to avoid, or at least deal with another branch of the company. Unprofessional and amateurish, with poor attention to detail regarding property details and dates. Communication with the staff, often diverted via a questionable 'Concierge service', was extremely difficult (other estate agents commented on this too). Details of the sales contract were misrepresented to us at the beginning. Totally agree with a previous reviewer that confidentiality of personal details, or more precisely the lack of it, was a concern and remains so even after leaving. Since terminating our contract we are relieved to now be with a far superior estate agent in Congleton.

I spoke to a lovely girl today, Lacey. From the minute she answered the phone until the end of the call she was very professional, friendly and attentive. She not only helped me with my query but also offered me extra information that I hadn’t even thought about. She is a credit to BJB.
