Thank you for letting us know about your experience. We completely understand your concern about the information requested when posting a listing. At Avail, keeping our community safe and creating trustworthy rental experiences are really important to us.

That’s why all users, both landlords and tenants, go through an identity verification process. For landlords, this step is prompted when publishing a listing to help confirm authenticity and vet potential renters, preventing fraudulent activity on both sides.

You’ve touched on a key area for improvement: the applicant dashboard. The good news is we’re actively prioritizing updates to introduce more detailed application statuses, providing a clearer picture of where potential tenants are in the process, including updates on requested screening reports (pending, incomplete, completed). This is a top focus for our product team.

We understand that mandatory account creation can feel frustrating. The purpose of requiring an account is to create a reusable Applicant Renter Profile, helping applicants avoid re-entering personal and historical application details for future properties. Once an applicant has applied to one property or completed their Renter Profile, they can easily share their completed application and screening reports with other landlords—even those not using Avail. We recognize that having to re-login to share a report they’ve already paid for can feel cumbersome, and we are actively working to streamline this process while making the initial sign-up flow more intuitive and user-friendly.

Your feedback is invaluable, as it reinforces that our work on the landlord side must be matched by an effortless, transparent, and respectful experience for tenants.
