Arrived at the property on time, did a 5-10 minute whip around the property,
Told we’d be Band C - fab.
Took our £50 cash. Gave no receipt.
Promised my husband he’d “WhatsApp” the report that afternoon.
No report received 4 days later.
Rang several times, finally got a text response.
Assessor then moves the goalposts and started talking about a SAP EPC.
Never asked the questions to determine whether it should be a SAP EPC either when we made the appointment, or during the appointment.
Still no report - no refund - no receipt!

Thanks for your review and sorry for inconvenience.According to provided information for EPC property We had checked your epc property details beforehand and we were not able to get any details on local planning portal.In that case we can only be 100% certain whether a property requires SAP(Epc for new built on or after 2008) or RDSAP(Existing buildings before 2008) after epc visit via epc software.
We did our best on epc visit and according to EPC software it was concluded that your property needs a SAP report which takes into account U vales of the property.
Unfortunately we do not provide SAP report at the moment.
As mentioned on our website we email all domestic epcs within 24 hours and in your case we were not able to to that as it does not fall in our expertise.
Our assessor had visited your property on Thursday and he had informed informed you about this on Friday.We had issued you full refund on same day (Friday afternoon ) in your given bank account.
You should have received your money by now in case you do not receive your money by end of today then please let us know via email (info@epcmanchester.net) and we will be happy to trace it for you.
Note: Refund receipt has already been emailed to you.
