Charlotte has been amazing from start to finish. She was extremely helpful and honest with us and kept us upto date with everything despite it being just days before Christmas.
We are very excited to be moving into our new home and so grateful that Charlotte has made it happen for us.

Experience with ACDC Letting is basically the most stress free experience especially in the referencing options . straight forward , transparency . Oh Charlotte has good communication skills which makes rapport with her very effective ,easy,funny and concise .

Initially, I was loathe to write this review because ACDC is a relatively new online lettings agent; however, subsequent to discussions with friends, I have decided that it is important that landlords are aware of the potential dangers that they may place themselves in because of ACDC’s policy concerning the release of documents.

As a landlord, would you pay an (online) lettings agent in advance to rent out your property, provide rent guarantee, and a tenancy agreement WITHOUT HAVING FIRST been provided with (and given time to read) a written copy of (1) the terms of business, (2) the terms of the insurance company's rent guarantee, and (3) a copy of the AST?

If so, then you are taking a huge risk, and you should consider yourself a fool of landlord.

As a landlord, I contacted ACDC about 2 weeks ago with a view to letting a property, and I was ready to go ahead; however, there was a reluctance on behalf of Charlotte to provide me with any of the aforesaid documents prior to payment, i.e. I had to ‘sign on first’.

In the case of the tenancy agreement (AST), she stated that ACDC did not release the AST to potential landlords because of - plagiarism! Ha! Ha! Ha! Charlotte should know that ASTs are freely available on the internet for all to use, and the vast majority of lettings agents provide copies to their potential landlords prior to payment, for example Open Rent. I have a copy of their 18 page AST. I’m busy plagiarizing it now, Charlotte (joke).

Whilst the ASTs may not be the most important documents because, in the main, they are pretty much the same for standard 6 month ASTs, items (1) and (2) are of paramount importance. Once again, lettings agents, and insurance companies provide copies of these documents prior to any advance payment. For example, Allan Boswell Group provides a download of its rent guarantee policy wording.

ACDC’s site clearly states, 'Terms and conditions of business: We make sure that you have a copy of our operational guide.’ Yet, I was refused a written copy. Why was I refused? I can only conclude that there must be some major differences between the online description and the actual document that would be handed to me AFTER payment.

As it concerns document (2), this is definitely a document that landlords should be provided with in advance of payment: insurance companies are notorious for evading payment. If the landlord errs here, he will be seriously out of pocket. Who will you blame then, landlord? The lettings agent?

I do not say that ACDC is acting in an improper or illegal manner; I simply comment that this is not good business practice. If things go wrong, it will be the landlord that is out of pocket and possibly in a very difficult situation. As it concerns ACDC, they have covered their backs with a convenient on site disclaimer:

‘Please note: We are not a law firm or a substitute for a solicitor / lawyer. We would strongly suggest you to seek legal advice prior to using any legal documents, no liability or responsibility will be taken by our company whatsoever.’

IN THAT CASE - PROVIDE ALL DOCUMENTS BEFORE YOU TAKE THE LANDLORD’S MONEY.

I interacted mainly with Charlotte during the process of renting out my property. She was incredibly helpful and very responsive. It felt like nothing was ever too much trouble and the process moved really quickly. Would highly recommend ACDC for their competent level of attentive service.

ACDC have been great from the get-go, getting in touch with us early on being clear in their communications and being warm and open about the process. They accepted the fact that my family is unconventional and respected us as applicants.

Far and away the best part has been their personable and highly available service, provided to us by Charlotte, who was available to us via email, phone and text whenever we needed. We felt we had a strong and open line of communication and we felt as well informed as we could be. We were very impressed and are happy to be going forwards with renting a property managed by ACDC Lettings
