My name is Noah, and I'm the Customer Experience Manager at Abode Money. I'm sorry we weren't able to move forward with your appeal this year, but I'd like to clarify what happened with your account for the benefit of anyone reading your review.

As we discussed on the phone, when you signed up a few weeks ago, you received an initial savings estimate indicating that we believed there could be an opportunity to save approximately $800 on your property taxes. This preliminary estimate is based on available real estate sales and broader market trends. Because it is generated before your county releases its final TRIM notice and before an expert can complete a full review of your property, it is an estimate, not a guaranteed result.

Once your TRIM notice was released, your property's valuation came in higher than initially anticipated. We then assembled your evidence package and had it reviewed by your local property tax expert. While there was some evidence on paper that could support a reduction, our expert determined that the county had stronger rebuttal evidence and that proceeding with the appeal was unlikely to result in a reduction.

At that point, we had a choice: collect the county filing fee and proceed with an appeal we didn't believe we could win, or be honest with you about what our analysis found. We chose the latter.

We emailed you with our findings and gave you several options for how you wanted to proceed. You chose a full refund, and your $99 was refunded immediately.

That's an important distinction given the claims in this review. You did not pay $99 and receive nothing, nor did we keep your money after determining we couldn't save you money. You received a complete property analysis and expert review, and when that analysis determined that we could not confidently recommend an appeal, we returned 100% of what you paid.

I completely understand being disappointed that the initial $800 estimate didn't materialize. We would have much rather delivered those savings for you. But characterizing the experience as a "complete ripoff" while stating that your $99 is gone simply does not reflect what happened. You were refunded in full precisely because we weren't able to deliver the savings opportunity you expected.

If there's something beyond the refund that you feel we haven't addressed, please reach out to me directly. I'm happy to discuss your concerns and see what else we can do to make things right.

My name is Noah, I'm the Customer Experience Manager at Abode Money. Genuinely, this is my favorite review we've ever received as a company. Thank you so much for sharing your experience with our other prospective customers! I'd love to provide some context here.

As you saw, our savings estimate is an initial scan of your neighborhood's real estate market. We look quickly at both your home and the homes in your area and try to model how much money you could save with a winning appeal. After you sign up, and once your Notice of Value is released, our team compiles your strongest appeal package. The Notice of Value number, once released, can change the size of the savings opportunity available through appeal, which is why the initial savings estimate can differ from the final opinion.

When preparing your appeal, we need to come in lower than your Notice of Value; if we don't, even if we think we can win a reduction, it won't always make sense to file. In your state, the type of reduction we could've won you wouldn't result in cash savings, and it would actually result in you paying MORE taxes if you move within the state. That's why we didn't want to proceed with filing.

Sometimes we can save you money, but that savings would be less than the cost to sign up with us, so we would rather save you the filing fee and have you not file at all.

Finally, in other cases, we have evidence for a reduction that does indeed result in cash savings, but we can look at the comps the county will use for rebuttal and tell that we're not likely to succeed. This involves considering the prevailing "culture" in your county: are the appraisers friendly towards homeowners and work in good faith, or do they ruthlessly defend their valuations? If your appeal expert feels there's little chance to succeed, we'll tell you.

The most important thing I want our customers to take away from your experience is that I will ALWAYS work directly with any customer to resolve their concerns in good faith. Whether you're dissatisfied with the experience, or you just didn't save money, you can reach out to my team and I'll make sure we reach a resolution you're happy with. You hired us to lower your property taxes, we handled your appeals, and unfortunately, we weren't able to secure the reductions we were hoping for. I know you're frustrated. We are too.

Each year, we successfully secure millions of dollars in property value reductions for our customers, but unfortunately, we can't win every appeal. Brazos County in particular can be a notoriously challenging jurisdiction for property tax appeals. We've seen strong evidence packages that might earn reductions elsewhere get rejected without a clear reason why. We still research each property, build the strongest case the evidence supports, file the appeal, and advocate for a reduction, but ultimately the county has the final say.

I do want to address the suggestion that an unsuccessful result means the work wasn't actually performed. We completed the appeal process on your behalf and advocated for the reductions we believed the evidence supported. Unfortunately, the county didn't agree. That's certainly not the outcome either of us wanted, but I can assure you your appeals were filed and serviced with the same dedication as everyone else's.

Situations like this are exactly why we created our Savings Guarantee. We don't think customers should simply be out their money when we don't deliver savings. Since we weren't successful this year, your next year of service is on us. We'll have new assessments, new sales, and new evidence to work with, and hopefully a much better result for you next time around. If not, you'll receive a full refund, no questions asked.

We were able to successfully reduce your property's market value this year, although we certainly understand that the resulting savings were smaller than you expected. Property tax appeal results can vary considerably based on the available evidence, the property's valuation, and the county's decision. In this case, we were pushing for a much larger reduction, but ultimately the county did not rule the way we wanted them to. Appealing is unfortunately not an apolitical process.
