The contract was reviewed x3 and lastly, some important aspects of the building were intentionally omitted without our knowledge/permission.
The flooring was not well finished and the old door connecting the lounge into the new extension was changed as initially agreed and paid for. These were omitted in the last contact which was signed under so much pressure.
Their reason for amending the contact the 3rd time was because of some recommendations from the Thames water. According to them, there is a manhole drain which requires a different kind of foundation.
The roofing was not what we agreed on. What they put is not what is on the contract, but there justification is that the agreed roofing tiles will be too heavy for the extension (yet this was never discussed with us before roofing)
Poor communication with regards to when they finished the work. The workman finished putting cement on the flooring and the next thing I heard was - don't step on the floor for at least 48 hours. The flooring was very gritty and with splashes on the walls and doors. Next was a letter to say that the work is completed and that I should sign the letter to say that I am satisfied with the work.
My advice is - try to make out time to go through and understand the contract before signing it one more time (even if contract was reviewed again and again).
Well, we've just managed to come to a certain resolution regarding the flooring and fitting a new door but with so much pain, stress, turn around time. Work was completed in April but the resolution was in July.

To clarify further:
1. The floor finish specified in the contract was screed.
2. The patio doors were explicitly excluded from the agreed scope of work.
3. The roof was installed in line with the approved specifications.
