Dude, your student Ed doesn't live in "Italy, Rome", he lives in "Rome, Italy" (and he probably doesn't).

And saying you've been "teaching for a decade over the last ten years" in a pre-recorded advert doesn't make you sound like an experienced teacher ushering grateful ingenues on their way to streets paved with gold, it makes you sound like a bored amateur who can't even be arsed scamming properly.

Another property-flipping scam. You've got to be super-stupid to get involved with these idiots.

These people are bunch of scammers operating as a syndicate. When you join them and pay the fee, you would think that is all to be paid. They will ask to pay another VIP fee when you have not seen any result of the first fee you paid. In there meetings, you will see some people come out with false results of houses they sold and the profit they made. It is all a big lie, they are work together. Don't fall their victim like me and lose thousands of pounds.

These guys are seriously trying to lie about their trust pilot reviews… very scammy… very typical

Remove these low IQ scam ads, also illegal "house flipping" is no different to Romanian scammed selling fake products.

No response by email or phone if you have any problems. Sale deliverables set up in a questionable way - a 'free' event given away is mandatory to complete if you want to show the work you've done to get a refund, but isn't possible to attend for most people. No one turned up for my introductory call. Best avoided. The sign of a good company is not having zero faults or making no mistakes, it's how professionaly those issues are dealt with and how a business evolves to improve following such issues. I see no evidence of any of that here.

It’s more like make theme rich quickly 😭😭😭…. The funny thing is they show 4.8 stars truspilot rating but when you press on it doesn’t take you here 😂😂😂😂… it take you to register there 🤡🤡🤡, it’s clearly a scam , no need to be a rocket scientist … what I am , seriously 😅😅😅… good luck suckers

This is clearly a scam like pretty much all of them you see on YouTube ads claiming you can make thousands a month doing very little using their tried and tested secret method they're going to share.

Always do your due diligence before parting with any money. No matter how convincing or risk-free it sounds.

Here's some of the tell-tale signs to look out for which tell you it's a 'get rich quick' scam:

1. Their websites show positive rating on TrustPilot reviews but you can't click a direct link to verify. When you search for the business on TrustPilot you discover it has no reviews or very bad rating and reviews.

2. Everything is urgent, time-sensitive with limited places. That's a common marketing tactic to get people to commit quickly without doing due diligence.

3. Read the small print carefully. On Properly.com website is an INCOME DISCLAIMER link. Usually scammers bury this inside the terms and conditions, but these people have a dedicated contract for disclaiming just about everything. In big capital letters is this:

"ANY AND ALL FORWARD LOOKING STATEMENTS HERE, IN OTHER MATERIALS CONTAINED ON THIS WEBSITE OR IN MATERIALS PURCHASED AND/OR DOWNLOADED FROM THIS WEBSITE ARE INTENDED TO EXPRESS OUR OPINION OF EARNINGS POTENTIAL. MANY FACTORS WILL BE IMPORTANT IN DETERMINING YOUR ACTUAL RESULTS AND NO GUARANTEES ARE MADE THAT YOU WILL ACHIEVE RESULTS SIMILAR TO OURS OR ANYBODY ELSE, IN FACT NO GUARANTEES ARE MADE THAT YOU WILL ACHIEVE ANY RESULTS FROM OUR IDEAS AND TECHNIQUES IN OUR MATERIAL."

Basically they're saying...you won't make any money from this. We told you so. So no, you can't have a refund or sue us.

4. Look up their company name on Companies House website and you'll find its not making any money.

This particular scam, the so-called 'property flip' is doing the rounds at moment with a couple of guys doing it. It's complete hog-wash. You cannot buy and sell properties you don't own and nobody is going to pay you thousands of pounds for something you don't own or have any legal right to sell.

Mr Beardy Rayban sunglasses with his trans-Atlantic accent is full of it. A quick look on Companies House reveals the company hasn't really been trading and is static. It's also a company owned by a Polish person called TOMASZ TCHORZEWSKI.

Nuff said. Avoid like the plague.

Beware people, this is a scam. Do not fall for it. I haven't given them any money but simply looking at the fake un-clickable Trustpilot score on their website was enough for me to check them out properly on Trustpilot and as expected there are people here who were unfortunate enough to part with some money and who got nothing of value in return.

If something sounds too good to be true... you now the rest.

Fake trustpilot, saying they have 4.8 stars. These guys say a lot while saying absolutely nothing, trying to lure people in with 10,000 a month with little effort. I pity those who fall for it, but if we can get them taken down one step at a time...

I’m starting to literally vomit with your ad. If there is anyone that would fall for this crap of yours he or she are an idiot, and so are you. Get a job and learn at least how to speak cause see to be just puking out ideas, in front of the camera, like a hungover undergrad.

If this business is legit then I'm Dame Helen Mirren.

This ad keeps popping up on youtube, and it looks cheap as anything (come on dude, at least rent a private jet for an hour or whatever it is the other scammers do), and if you click through to it, the guy even claims to have a 'trustpilot score of 5 out of 5', which the 12 seconds of research I did - ie actually looking on trustpilot - shows two fake looking 5 star reviews, a load of 1 star reviews, and a trustpilot score hovering around 2 out of 5.

So you're not going to garner a lot of trust by fibbing about a trustpilot score. Now please bog off with your annoying advert and go and get a proper job.

Best business decision I ever made!

I havent attempted to engage with this company at all but the advert has been poppng up regularly in the last few weeks when I have been on YouTube.

I do however recognise the voice from a YouTube channel that I have watched many times in the past. At the moment I just cannot match the voice with the channel. Eventually I will make that connection, and will report back.

Unfortunately a lot of these sort of adverts get your finacial details and claim to debit a small payment to get you going - but extract larger unagreed payments. I believe this the same type of scam. Its a shame that YouTube allows it.

Sounded like a kid in the ad saying he'd been in the business 10 years and showing some grown-ups he had helped. I was curious for confirmation this was a scam as I am sick of hearing this juvenile voice talking with authority but sounding like a liar. Appears I was not far off, judging by the other reviews.
