Awful service.
There is a situation regarding damp in the basement which they are not taking responsilibity for.

HORRIFIC. This company wins the prize for worst managing agent for freeholds in the UK.
Incompetent, reckless, psychotic, abusive, unprofessional, rude, are just some adjectives that come to mind. The only way to rid yourself of their cancer is to enfranchise and cut them out.

This management company treats people like scum. The residents of a building in Aylesbury managed by them left without any power and water for over a day and they even blocked my number to stop me chasing them about it. Have no disregard for human rights or dignity. Truly vile, evil people there

If I could rate lower I would.
I’ve never faced such a rude group of people. They charge extortionate prices and speak to you like dirt. Never reply and are rude when you chase things up, I lost a sale through them which has cost me thousands and they just think it’s funny

This is the worst company that I have ever come across. They cannot be trusted.Their accounting is a joke. They treat us cash cows and do next to nothing in the way of maintenance. I have written to them over 69 times and they have hardly ever replied. they are rude and very devious. They refuse to give invoices and receipts which is a criminal offence.

My experience was the same as the other 14 reviews on here. Claimed payments for work that wasn’t carried out. Internal invoicing for false amounts. Held onto reserve fund monies. Didn’t follow Tribunal Directions. See the Willow Court judgement in the High Court. The judge ruled that Laurence Freilich had lied on oath and spread deliberately libellous claims about a leaseholder in a block he was supposed to be managing. The company was recently declared insolvent but I believe this was a trick to avoid paying their creditors.

Extremely poor and unprofessional company. How they are still in business is beyond me. They should be struck off! Charge extortionate fees for service charge but they never do any regular maintenance work at the site. Appalling!

Moreland Estate management are fraudsters and do not care about either the leaseholders nor tenant safety,
I reported a problem with the emergency lighting used to allow people to get out of a block of flats safely, and was told it was not their problem, but an issue with the supplier, however they have a duty of care to ensure all safety measures are in place.
This is not the first fire safety issue I have had to highlight with them, previously they "repaired" the internal fire doors, resulting in none of them actually closing, I reported them to the local fire service and after a 2 week wait the problems were finally rectified.
These people only care about money
They have zero interest in maintaining the properties or ensuring the basic safety need of tenants and leaseholders are met.
There are ongoing legal proceedings being bought against them.
Avoid at all costs.
Utter charlatans.

Worst company I ever worked for - Edward goes around begging homeowners - as well as sending letters to my mothers street - of which we have requested multiple times we will never be selling and if we do it'll never be with them. Whole office apart from Vas and Toby know what they're doing. I would 100% never recommend this estate agent, I feel sorry for whoever goes to them.

If it is the same company then they are trying to bully my brother into giving up his lease. I think we need to contact the police about the way they appear to threaten their clients.

This company is a scam. If a property for sale with these, avoid like the plague

They have managed our building for years and its been a real battle from the beginning. Poor management, relentless complaints and the pricing is so high which means they do nothing to run it efficiently

They are criminals. They actively use every trick in the book to collect on inflated or completely falsified invoices while allowing properties to crumble under their management. They are extremely litigious with no follow through. I have had multiple court settlements against them that they just ignore the decisions of the court. Properties managed by them are often deemed unmortgageable by lenders and therefore cannot be sold. I don't know how they are allowed to trade. They are also connected to a long list of other companies you can find connected on companies house website where they just trade business between the companies all under the same leadership.

These people are breaking the law, they are acting as managing agents for the new freeholder of a building that I live in and took it upon themselves to change the lock to the main entrance door without any prior warning, throwing the new keys through our letter box without so much as a letter or explanation! We were locked out until a neighbour who happened to be in when their new key was lobbed through their door, let us in.

Awful people, sending out payment demands for things they make up, they take people to court, but never show up, some courts in London will not touch them any more.

Awful, awful company with unhelpful and rude staff. They use bullying tactics to try to intimidate and send arbitrary charges and penalties. Beyond useless.

Purposely slows the sale of a property. Bullies freeholders and sends unexplainable invoices. Avoid.
