basic roof survey of a listed property
Mann Williams were initially engaged to undertake a basic roof survey of a listed property, following a recommendation from the Architect, to consider potential structural repairs and support.
The initial service was good. The Engineer who attended site was personable, knowledgeable and approachable, and was happy to discuss practical, proportionate solutions. The initial report was clear, useful and provided helpful guidance on the remedial works required.
Unfortunately, the service following the site visit was extremely disappointing. Communication was exceptionally slow, with repeated emails and telephone calls required simply to obtain the report after 4 weeks of complete silence. Ultimately, I had to make it clear in writing that if I did not receive the report within the following week, I would have to instruct another Engineer and would not accept liability for the resulting cost.
When the report was eventually received, so too was the invoice. I queried the fee, as I felt it was on the expensive side given the relatively basic scope of work and the fact that no CAD drawings or structural calculations had been produced.
The response was particularly frustrating, as I was told that the invoice was already overdue — despite the fact that there had then been a further three weeks of silence before I received any response!
It is disappointing because the actual site visit and technical report were both good, and I would otherwise have been happy with the service. However, the extremely poor communication, lengthy delays and the manner in which the invoicing was subsequently handled significantly undermined the overall experience.
Based on my experience, I would have difficulty recommending Mann Williams, particularly where timely communication and completion of work are important.
