Make sure you never rent

Make sure you never rent with this bureaucratic shambles of a corporate entity. Dealing with problems in the house will be difficult as their contractors are inept. The staff cannot communicate as they are likely on minimum wages and simply care about their lives (as they should). Do not rent with companies like this, landlords are terrible but at least you can speak with an individual rather than a corporate entity. Never again!

Great communication and service

From the start of the process with David Reeves valueing my property, to accepting an offer with Kieran Smith managing my sale, i have been kept fully up to date with progress. Kieran has made sure I have been informed of any viewings with plenty of notice, has informed me of feedback and has been very approachable and responsive throughout. I would definately recommend Linley and Simpson, and Kieran Smith to manage your sale.

Slow to fix issues

We rented with Linley and Simpson for two and a half years, and they were often slow to fix issues. They had a portal for reporting repairs, and would usually respond to the initial report within a day or two, but only to ask if we’d tried an obvious fix. They would then take longer to respond to any subsequent messages.

Our experience was typified by a few examples.

Firstly, our boiler frequently lost pressure. We reported the issue, and were asked if we had tried repressurising it ourselves (despite making clear in the report that the issue was the fact we had to do this daily). Eventually, they sent someone round who told us that he could partially fix it but it would need a new control panel for a permanent solution. A month later the boiler fully broke down, leaving us without hot water or heating for 6 days in January. L&S sent someone round the day after we reported this, who advised a new control panel would be needed. We rang L&S 3 times to ask when this would be fixed, before they put in touch with the landlord directly. 3 days after this, someone was sent to repair it. 2 days later, L&S sent us a follow up asking if the problem had been sorted.

We enquired about a partial rent refund for this period, and were told we’d need to submit a written request to put to the landlord. We did this, and chased several times, but never got a landlord response. We asked about it as part of the deposit return and were advised to chase it separately. We did, and never received a response from L&S.

We also had several issues with our washing machine, which was tucked in a kitchen cupboard and was therefore difficult to access the back of ourselves. This broke in early December, and we submitted a report to L&S. They asked if we had tried draining it and cleaning the filter, which we had (and said so in our report). We didn’t receive a further response for a week, so chased and were told they had deprioritised it as it was the run up to Christmas. We rang 3 times after Christmas, and they eventually sent an engineer to fix it (some of our clothes had got caught in a pipe at the back). It broke again a month later, and we reported it. This time it was fixed within a week but we were charged £50 for the call out, as it was the same problem. The invoice was issued to us within an hour of the problem being fixed, marking an impressive improvement in efficiency.

Some other issues were dealt with more quickly (overpayment in rent returned, leak in the bathroom and allowing us to replace a broken bed ourselves), but others were also fairly slow (e.g. a couple of months to sort some damp in the kitchen).

The end of tenancy and deposit return was dealt with efficiently, with some small deductions - £65 for cleaning (we’d paid a separate company for a professional clean but they’d missed a few spots) and £85 to remove a sofa we left.

Overall we often felt frustrated and let down by the service provided, and wouldn’t recommend renting with Linley & Simpson.

As the managing agent, our role is to act as an intermediary between tenants, landlords and contractors. While we coordinate repairs and progress matters as quickly as possible, there are occasions where we are reliant on third parties to complete works or provide the necessary authorisation before repairs can proceed.

We are pleased to note that some aspects of your tenancy, including the return of your overpaid rent, the attendance to the bathroom leak, the replacement bed request, and the end of tenancy process, were handled efficiently.

As a first time buyer

As a first time buyer, the process of purchasing a property can be quite daunting, but my experience with Paige Ellis at Linley & Simpson has been excellent so far.

Paige has been professional and responsive; communication has been clear and timely, and any questions or concerns I have had have been dealt with promptly and efficiently.

A smooth process

My entire experience over many years…

My entire experience over many years has been very professional.
Angie has been fabulous managing my properties with good humour and diligence.
Having decided to sell, Michael did the initial sales brochure and negotiations before Kieran taking over and eventually finalising the sale.
Their patience has been very much appreciated. Indeed the three of them have been an absolute joy to work with and I could not recommend them highly enough.

Good communication & helpful staff

Really good communication throughout the house buying process! We dealt with a few different members of staff, but it never felt like we were being bounced around. Special mention to Paige who was so attentive to all our questions!

Great Service and helpful staffs

We would like to thank Linley & Simpson - Headingley branch for their help with the selling of our house. It is still in progress, but the staffs have been helpful in giving honest and constructive advice, keeping us updated and supported us from the initial stage all the way to the present, including the time that our property has been off the market and reentered the market again. Contractor here - we have 2 invoices for the sum of £560 (such a big amount) which remain unpaid after 6 weeks now. 26 emails, excuse after excuse, lie after lie, send invoice to this emai, send invoice to that email. Its disgraceful that such a big company takes advantage of the little businesses.
