Think Carefully Before Investing Through Knight Knox
I am extremely disappointed with the service provided by Knight Knox. In my experience, they are very good at making promises during the sales process, but those promises rarely materialise.
Many of the developments they promote are sold as “off-plan” with optimistic completion dates, yet the projects often take two or three times longer than promised to complete. When they are eventually finished, the quality can be far below expectations. It also appears that they frequently work with developers who have a poor track record, although this is never highlighted during the sales process.
I was also encouraged to refer a friend to invest through them in a property called Olicana House in Bradford. At the time, Knight Knox promised to pay £1,500 towards my next investment if my friend purchased the property through them. Unfortunately, that promise was never honoured. My friend is now stuck with the Olicana House investment in Bradford, which has been another disappointing experience.
In addition, during the construction of one off-plan development, Knight Knox contacted me midway through the project demanding that I sign a supplementary deed and provide an additional £20,000 to the developer, claiming the project was facing financial difficulties. Other investors were approached in the same way and we were told that unless we provided the additional funds, our original investment could be at risk because the development might never be completed.
However, some investors chose not to pay the additional £20,000. When the building was eventually completed, those investors ended up being £20,000 better off compared to those who had paid the extra amount. This raised serious concerns for many of us, as it appeared that some investors were pressured into paying additional funds while others were not required to do so. This situation only became fully clear once the property was completed.
I trusted Knight Knox with my first investment property, but I feel they ultimately let me down. I would strongly urge anyone considering investing through them to think carefully. In my experience, they tend to work repeatedly with a small group of developers whose projects suffer from long delays and poor build quality.
Properties are often sold off-plan at inflated prices, leaving little or no realistic prospect of making a profit. Once issues arise, Knight Knox appear very quick to distance themselves from the problems faced by investors.
After reading this review, I would not be surprised if Knight Knox claim they have no record of my investments through them. However, I am happy to provide further details to anyone who wishes to contact me directly.

We appreciate your frustration with regards to the delayed completion on your off plan purchase via our office.
We do wish to make it clear that all anticipated completion dates are confirmed by the seller at point of sale. As with all off plan projects this timeline may be subject to change as it is not possible to anticipate future hurdles until they arrive.
With regards to the additional funding that was requested we would like to clarify that this was not a demand made by our office. As one of the agents on the project, the developer asked for our assistance in contacting as many buyers as possible to make them aware of the financial position that they had found themselves in. At the time there was a very serious risk that without additional contributions, the build would not be completed.
Fortunately, the necessary funding was raised and the project was finished. No pressure was ever implemented by our office and after our initial correspondence with investors the developer took back all communication and handled this directly.
We have been in this industry for over 20 years and have launched and completed numerous successful projects. During this time, unfortunately, some developments have run behind, but we have always kept investors updated with the schedules that we have received from the developers and we are sorry that you feel that your purchase as not been up to our usual standard.

We were unable to locate your information on our database under your name so your details are not on our records.

Good investment

Unsolicited marketing emails promoting Knight Knox developments
I continue to receive unsolicited marketing emails promoting Knight Knox developments.
The most recent message, received at 10:24 on 14 January 2026, promoted “New Student Studios from £88,450” with claims of monthly returns and prominently featured a Trustpilot 5-star review. I have never given consent to receive marketing emails of this nature.
These messages appear to be sent by third-party marketing companies acting on Knight Knox’s behalf. While I cannot comment on Knight Knox’s internal processes, the use of external marketers who distribute unsolicited email raises concerns about how marketing partners are selected and monitored.
I believe companies should ensure that any third-party marketing activity carried out on their behalf complies fully with UK GDPR and PECR requirements, and that recipients are able to identify and contact the sender responsible for the mailing.
Response to Knight Knox's reply:
If GDPR compliance is taken seriously, marketing activity should be conducted through accountable organisations that operate transparently, are subject to UK or EU data-protection regulation, and provide clear sender identification and contact details.
The unsolicited messages I have received marketing Knight Knox developments do not meet those expectations. The sending organisations are not clearly identifiable or contactable, making it difficult for recipients to exercise their rights or raise concerns directly with the sender.
I have forwarded examples of the emails I received and asked for confirmation of which marketing company was responsible, so that the matter can be addressed appropriately.
Knight Knox have admitted that these emails were from their supplier and named the business. They have agreed to contact them and get proof that I had signed up to their marketing list. To date I have not received any further information however.

After conducting a thorough investigation we have concluded that the third-party company in question did not have an opt-in verification to use your data and, as such, we have implemented the following with immediate effect:
They have unsubscribed you and deleted any and all contact details they hold for you off their database
We have provided you with their contact details so that you can escalate your complaint further, should you so wish
We have stopped using their services altogether.
We are looking into what further processes we can implement to try and eliminate this from happening where possible
We would like to continue to assure yourself and anyone reading this response that we take out GDPR obligations extremely seriously and are grateful to you for bringing this to our attention.

We have been in communication with you previously and advised that as part of our marketing activity, we regularly use third-party opted-in databases to send out marketing emails on our behalf.
We appreciate that you do not wish to receive unsolicited communication and both ourselves and the relevant publishers are keen to work with you to rectify any perceived GDPR issues. However, we can only do this if you provide us copies of the emails you have received and then additionally, allow your details to be passed across to the relevant company so that they can investigate when and where you signed up with them.
Could you please provide us with this current specific email that you have received, so that we can identify if it was sent out by the same company that you complained about previously. At that point, we would also need your permission to pass your details across to them. Alternatively, we can put you in touch directly with them to ensure that there is an open communication channel and you can clear up a) how they obtained your details and b) request that they remove them.
Regarding our positive reviews, we have thousands of happy clients who have invested with us over our more than 20 years in business and whilst we take your complaint seriously, they are an indication of how well our clients view us.

The staff at Knight Know make the difference. So far iv'e had an excellent experience from my initial enquiry to making a purchase.
Olivia who was my sales consultant was the best ive seen, I was never pressured into making a purchase, she was always available and answered every question/concern I had with professionalism and courtesy. Michelle who looked after me one the sale was agreed was extremely helpful and supportive throughout the process. Making a purchase whilst living aboard is not easy, you often have doubts, trust, with may purchase this was not the caae, I would recommend the team at knight know without hesitation.
