Asked about a property for rent on their website to be told they have issues with taking down properties that aren’t even available. Waste of time they also ignore your emails regarding viewings for properties.

Trauma and ordeal for me. It will take some time to recover from the poor service and lack of compassion from Jon Simon, Burnley.

An awful tenant was placed in the property by the lettings agent. Very poor judgement on the part of Jon Simon. They did not undertake due diligence and, when challenged, became defensive.

Tenants owe money from March 2025. The property was trashed, and I had to go through the courts and bailiff enforcement to reclaim possession. Not once did I receive a word of apology from these people. The property remains empty as I am seeking funds for repairs; however, I have been paying the mortgage for almost a year now causing me a litnif financial distress

As a landlord, I used Jon Simon, Burnley, for the first time in 2025 and found their service to be very good.

All of the staff seem to have been trained to a high standard with a friendly attitude included as standard and it was good to know I would be dealt with so well at all times.

Manager Gareth Dooley was most obliging and offered valuable advice at all points during the sale months and also in regard to a second property of mine.

Special praise must go to Grace, the agent assigned to me at Jon Simon, Burnley who was very positive and supportive throughout.

The thing is, in the case of Jon Simon and any other business, success is simple:- just employ nice people.

I intend to use Jon Simon Burnley again.

Worst agency we've dealt with. Went to see one of their properties to let. I was happy with it and wanted to proceed. They had other viewings and after a few hours gave us a phone call saying landlord chose us. The very same day we filled the forms and next day they tell us we can't get the house anymore because we are self employed and currently live in North East and wanting to relocate to North West and that's why it isn't secure income. We wanted to pay for full 6 months, later on even offered to cover 12 months. But those people FAILED to understand that we have £30,000 in the bank account and also another £115,000 pending as we are getting this money after the sale of our house in the bank account. £145,000 cash was not enough to rent us a house because we don't have secured jobs. Absolute waste of time. Not only they posted the property I wanted a week prior yo viewings (it was empty for more than a week until they started doing viewings). So think twice before you decide to let this agency deal with your property or you want to rent from them. 7 hours on the road wasted completely and huge disappointment we had to experience because of this agency. AVOID.

We had leaks constantly from the shower having to get someone round... and then the sinks kept being blocked bathroom and kitchen 4 times..
MICE PROBLEM THAT THEY KNEW ABOUT FOR 5 YEARS!!! Let us move in even though they knew about this issue... I spoke to a guy on the phone about it and he said it was an ongoing problem for 5 years.. we've lived in the house 2 years and you let us move in knowing this was a reoccurring problem... Wallace pest control came round and agreed there was an infestation..
Thin carpets and not even measured properly...!! They used filler near the door instead to fill carpet caps up....
Got spoken to like rubbish by a guy on the phone asking where the plumber was when I had to turn my main tap off as water was leaking behind my washing machine WHERE A PLUG SOCKET IS!! THAT COULD OF SET ON FIRE!!! His response was "You just have to wait" not waiting for a plumber when we got a 7 year old that needs to drink and clothes to be washed and dishes to be cleaned!!!.. I've got photo evidence of emails back and forth about problems with the house I was renting then had the cheek to up my rent from 450 to 475 while there has been on going problems with his house...
The celing in the bedroom is due to fall down it dips and had someone come round saying " it's fine " they didn't even touch the celing
They just stood at the bedroom door and look st the celing
Im telling u now it's coming down and the board is hanging down being held up by wallpaper... it will soon fall down..

There is literally 1 plug socket in the bedrooms and around about 2 in bedroom
a legal requirement is 3 sockets for a bedroom ( already asked about this through citizen advice)

My pipe bursted in kitchen flooding kitchen and I couldn't empty my washing machine their reply was " take ur clothes to a laundrette for now"
Was u gonna pay for it? No?

This is the worst agency I've rented off in my life
They literally let you move into the property knowing about these issues

I'd avoid this agency as they don't care about what the property is like only the money they don't care about their tenants at all

Black mold that keeps coming back!!
Drafts making the house freezing
Condensation all the time...
I could go on and on about these issues
Carpet not even been fitted properly either

The only person to listen to my concerns was Laura everyone else there was absolutely useless!! But even when listening to my concerns nothing was to be sorted properly and got someone round to do a "quick job" I'd love for one of the agency workers to stay in this property for a week or two weeks to actually see what it's like before renting a property like that to anyone!!

The house on kime street isn't liveable !!! Until all the problems are sorted

Oh and there is mice issues because the pest control put poison down and they've been nibbling at it
They're everywhere, in floorboards, celing, loft, under shower , u can hear them scattering about in the white pipe top of boiler

Stressed a pregnant woman out and not giving a damn I'm glad to off moved ... I will never rent of this agency again... my advice for yous are don't even bother with this agency

Had a good experience with Radcliffe office after a hiccup with incorrect initial info. Once Jenine took the lead all was smooth sailing. At times they went out of there way to give me progress updates. Sale took a while but that was the house not the estate agents.

Shocking.

Moved my mother into a dirty property, knowing they were close to selling - not that they told us this, despite knowing mum (in her 60’s) was desperate to find somewhere secure to live following her previous property being sold.

Morally bankrupt.

I should’ve known they were a poor agent when they handed my mother a notification stating that any damp in the property would be her fault - by default. She hadn’t even moved in! Laughable if it wasn’t my mum. Worrying as, no doubt, there are some who would accept this.

No end of issues with the property aside from it being in shocking state from a cleanliness perspective with god knows what all over carpets, something growing from the bathroom fan and, you guessed it, damp my mum had caused despite reporting the issue within a week.

Place hasn’t been touched by a cleaner. All pointed out during viewing - denied post entry.

Got the landlords ‘contractor’ to do some (very poor) work on a couple of areas - when they remembered to do so and only after reducing rent.

At no stage have they visited the property themselves. Just denied the issue - too busy counting their commission I imagine. There was no money in it for them, you see.

Whether I was buying or renting, I’d stay well clear.

You can trust only that they’re simply in it to maximise profit - so would be an excellent selling agent - if you don’t believe in doing the right thing. Or Karma.

Excellent service from the Radcliffe office. Would highly recommend them for both sales and lettings

It took 7 phone calls to arrange a viewing for a property. I had two basic follow up questions regarding the property that I had prior to wanting to make an offer. I was ignored via email and phone call. I then received a voicemail meant for someone else with another false promise that someone would get back to me with basic info on the property, safe to say this never happened. Total incompetence.

A lettings agent that is happily complicit in and supportive of unlawful practice by a landlord in the Burnley area resulting in thousands of pounds of stolen property. Director Gareth is devoid of impartiality and morally barren. Member of staff Tristan is woefully inept, wholeheartedly unprofessional and whose only competence is his consistent, considerable rudeness. A frankly vile company.

Bad letting and sales departments. I wanted to give 0 stars if I could. On the letting side, my past experience are about bad communication. More recently on the sales side of things, I wanted to view a tenanted property and the agent confirmed it is well maintained (his own words). I wasted my time as the property was in a very poor condition and needs a heavy refurbishment, implying the agent was lying to get me to view it. Being honest could have saved me time and saved them resources (attending the viewing)

I have been renting from them for 2 1/2 years. The place is falling apart but they are not interested because they are getting their money every month so they are not bothered.

We have mould, pest infestation, penetrating dump, a leaking roof and pipes inside out and still nothing on their behalf. Communication is non existant. I had to involve the council and report everything, but nothing has been done.

Management is horrendous. Terrible attitude, non-apologetic, full of themselves and with disregard for tenant needs. I have no respect for this letting agency.

Hopefully, my lawyers will be able to give me a solution to this matter.

If you close your eyes and pick an agency by luck you will still do better than Jonsimon....

I could be writing for hours about every incident that has happened so far and how they have failed us. At the end of the day, all you need is a safe home to live in and we do not have even that because of them.

If you need peace of mind just avoid this agency at all cost. Once you are in their behaviour is appalling, unfortunately.
