I recently had a few phone calls with Imagine Estate and Letting Agents, and decided to visit their office in person while I was in the area. Needless to say, it was a great experience. Their office is modern and clean, and the staff were amazing. I had the chance to meet a few of them, including Shannon Howley, who was extremely helpful. It was funny to realize that she was the same person who had assisted me over the phone, and she remembered me! This speaks to her professionalism and excellent customer service. I am looking forward to working with her in the future.

We were buying a house from someone who was using Imagine to sell their house. The communication from Imagine was poor, their sales progression team constantly told us that they didn't have to respond to our queries immediately as they had a 48 hour SLA - but then didn't respond to us in that window anyway! They never quite knew what was going on and couldn't be helpful at all.

Found out later that they lied to us throughout the whole process. They constantly told us the vendor was 'actively searching' for houses and going to viewings - when the vendor decided to take their house off the market, they admitted to us that they never thought the sale would go through as the vendor didn't seem serious about looking.

Waster 6 months of our lives waiting for the house to progress, which we could've saved if they'd been honest with us.

I am a little confused as to why there are so many negative reviews on here, in fact I am surprised to see any. Having used many agents over the years to buy and sell, no estate agent has proven to be more reliable, professional and caring, as Imagine. They are honest and will go above and beyond, to ensure the stress of buying or selling, is kept to a minimum.
We also use Imagine to manage any properties that may be rented to tenants. Again, a process that runs like clockwork. All the offices, including Hemel, Watford and our local branch Bushey have found perfect tenants and managed the properties with constant ease.
I could not speak highly enough of this estate agent and couldn't imagine any other agents coming close to their credibility.

I've tried several times to unsubscribe from their emails but just keep getting spammed by them. Maybe they imagine I'll inadvertantly buy a house just because they keep emailing me...

Wow... where do I even begin. This is a long overdue review and should have been written a year ago. One of the worst estate agencies I have ever used in my life. Typical slimy and sneaky behaviour from their agents. Me and MANY others in my development were lied to when purchasing our properties. None of the homeowners were made aware of the plan to house a great amount of social housing tenants throughout the building. This has led to many thefts of parcels, antisocial behaviour, violence and drugs throughout the building. There are many young single women who feel frightened in a place where they are supposed to feel their safest. There are also young children and babies in the building. Police are constantly called to the building, it is utter madness. Something needs to be done about estate agents that lie to buyers to lure them in to purchasing. I hope the commission was worth it! This has taken a serious toll on my mental health and continues to do so.

Avoided writing this review for months now, but people need to know the truth.

Purchased my first property some months back through Imagine and it started off a very positive experience….. estate agents have a bad rep with not being transparent and tend to lie a lot. This was definitely the case here. I purchased through Jason at Imagine Group who FAILED to inform me that the apartment I was buying was in a building of social housing tenants (I found out through the marketing lady in the building on a 2nd viewing I had) - which was too late as we had already started the legal process. If I may add, social housing does not necessarily mean bad people. However, the people placed in this building are crackheads and those whom you would not feel safe to approach. As a young woman, I feel very unsafe in a place where I should feel the safest. In light of the recent killings and abductions of young women, I cannot stress enough the toll that this has taken on me and my health. They made sure to keep this information quiet until it was too late and I confronted them about it myself. Absolutely disgusting. I will never use this agency again, whether that he to sell my property or to rent it out. They are the reason why agents have a bad name. I asked for their complaints procedure months ago and I am still yet to receive it. If anything happens to me or any other young women in this building, it is on you, as I have spoken with others and they have advised that they were also not informed about the dangerous tenants that are downstairs, and we all feel unsafe. On top of that, may I also add that the state of the building because of these tenants is absolutely disgusting. There is blatant drug use, antisocial behaviour and just pure neglect and disrespect of the building. Meanwhile, the other side of the building is so clean, civilised and without crackheads. What I was not told by Imagine Group was that one side of the building would be all private landlords and the other side to be completely infested with crackheads. They made sure that they left that bit of detail out. Thank you for ruining what was supposed to be an important chapter of my life in becoming a homeowner. Hope you can sleep at night, because I can’t and I constantly fear for my safety. Hope the commission was worth it.

Terrible service. Used Imagine to market my flat, accepted an offer and then incurred 24 weeks of delays due to their not undertaking appropriate due diligence on the prospective buyer. The sales progression is truly awful. I tried to chase up myself to find out the progress on the sale but they dodged my calls. I tried to raise a complaint but they take no blame for their incompetence.

Avoid! Never have I met more greedy people. All they do is lie just to get couple extra pounds of you. If you're already renting with them don't even bother cleaning and painting when moving out, they will make sure you won't get any of your deposit back. How? They sent clerk to do couple of photos when you move in with comment "everything good condition" and then when you move out they will sent another one who will say it's worse than normal usage! Even if it's better! I promise you, I didn't want to believe it but they did exactly that. Not worth your time or money! And the stress dealing with them is unbelievable.

Around 7 years ago, I rented my first property through Imagine. Looking back, they took advantage of my inexperience every step of the way. Lie after lie in order to rush me into decisions and squeeze as much money as they could out of me. I've never seen anything like this when renting through subsequent agents. The same people still work there now, and looking at the reviews, they don't appear to have changed their methods. I now actively avoid them.

The worst estate agents I've ever met. Unprofessional, misleading. Will do and say absolutely everything to sell. Avoid them. We had "pressure " to deal with Amber Harris and she was absolutely useless.

Ashley Orbell at Imagine Properites has really gone the extra mile. He has been efficient and has made our move to the UK so much easier. We would recommend him, his services and the Imagine company to anybody needing to find a home.

Almost a year later and I still haven’t been refunded £500 that was due to be returned to me in December 2019. I’ve emailed consistently but the issue still hasn’t been resolved for some unknown reason!!!!

The worst estate agent I have ever rented through. No matter how reliable and honest payer you are, they will only support the landlord and act against you when you terminate your tenancy. Go elsewhere, where your money would be appreciated.

They need to really do their due dillegence on the prospects they bring in to view properties and have a better system in place. 99% People viewing our property were timewasters! no intention to buy or make an offer. Looked like they are just bringing them along to view many properties as possible, and to show the sellers that they are doing as much as possible to get interest.

They really need to change their system on how they screen prospects who want to buy a property. It saves everyones time! For this reason I would not recommend using them until they have a system in place whereby they only bring in screened serious buyers and not timewasters!

Imagine are a fantastic agency with an amazing property management team who really care about their tenants. We have loved working with them. We have found them to be an approachable team with excellent customer service!

Imagine are a disgrace - I feel so strongly about this company - regarding lettings - if your thinking about using this company to rent a property - DONT!
Jessica can’t seem to explain a contract and left me wanting to leave a contract early and cost me a considerable amount of money and time because things didn’t get explained.
The attitude of the office is appalling and bullish behaviour towards me leaving me stressed - I was also told that I wouldn’t get anywhere by complaining to the ombudsman... They work only for the landlords.
Read all your paperwork and keep all emails and letters as you may well need it all one day.
They ignore emails and want replies when it suits them.
There all plenty of other good longer standing letting agents in Watford - you don’t need to use imagine.

Read other reviews on line there also not good.
