I am a resident at 2500 Hill Rise Court, Oshawa, and my experience with ICC Property Management — specifically property manager Leona Lott — has been very disappointing.

In my case, the first communication regarding a garage door issue already confirmed that the order had been placed, without any prior written notice or opportunity for me to respond. This does not align with the expected process outlined in the bylaws.

The panel installed also does not match the original color, and additional work is now being discussed, which adds further concern.

More importantly, multiple follow-ups have gone unanswered. The lack of response and accountability makes it very difficult to resolve issues or even get basic clarification.

I have also spoken with other residents who have faced similar concerns around communication delays and lack of transparency.

Overall, there is a clear need for better communication, adherence to proper procedures, and timely responses to residents.

I raised concerns regarding a garage door repair, but instead of following proper process, the first communication I received already confirmed that the order had been placed. No prior written notice was given, which does not align with the bylaws that require notice and reasonable time for the owner to respond.

Despite this, the cost was directly charged back to my unit without proper explanation or breakdown. The amount charged for a single panel is extremely high, close to what a full garage door would typically cost. To make matters worse, the panel installed is a different color, and now additional charges are being discussed for painting.

What is even more concerning is the lack of response. Multiple follow-ups have gone unanswered, leaving me with no clarity or resolution.

This is not an isolated issue. Several residents have experienced similar problems — lack of transparency, poor communication, and being pressured or threatened with legal action when simply asking for clarification.

Residents deserve transparency, proper notice, and respectful communication. Unfortunately, that has not been the experience here.

ICC staff member running office for now is very short and very rude towards seniors living here. Causing severe PTSD PT to have severe anxiety attack. Please consider this.

I recently had an issue regarding a plumbing charge that fell into a grey area of responsibility. They ultimately made the fair decision to cover the cost. I truly appreciate their willingness to listen, review the details carefully, and act reasonably. This experience showed confidence in their commitment to fair and transparent governance. Thank you for resolving this professionally.

Know what they are doing, training the property manager ,addressing owners issues .
Since they have taken over our building , everything has changed for the worst!

If I could give Sal zero stars, I would.

My ICC property Manager Benjamin Zwarych had been done a great effort to deal with my condo unit power suddenly loss issue, he did a fully explanations to the knowledge which I didn't know in advance. He reacted to my request and allow me to make a decision to either get a electrical technician to fix it within two hours. Finally, the unit electric power restored. Thanks to my responsible property manager, and also I have to stress out my deeply appreciations to his through wonderful helping and considerations.

ICC owners and managers don't allow any reasonable voice to have a say, the whole system is flawed and corrupted. They care about their big paychecks and expensive lifestyle. The process stars with the Cities and the developers and trickles down to how they get the contracts. Even the board elections are tampered with and they are aware of this. Corporation lawyers are another big scam, they empower the aggression of the wrong people. Most municipalities are corrupted, Of course, there is corruption everywhere, but more so in the GTA. Not to mention that my city of Vaughn is one of the most corrupted regions and it's well covered up.

ICC has really let us down in the Studio on Richmond West. We had a "water escape incident" that shut down the elevators, among other problems. 48 hours later, none of the elevators are working yet, which is pretty bad for a building with 32 floors. There's no estimate as to when they'll be back online, other than "as soon as possible," which I could have guessed, and no one in the on-site management office is answering the phones or responding to emails. Totally unacceptable and unprofessional.

We had a pipe burst twice and now two elevators do not work Eduart said TKE would be here to fix they elevators They have not
There was a breakin and theft in the garage at 2 pm
Security was not responsive
Eduart complained about my comment about the security guard
I replied that I was exercising free speech and told Eduart it is protected in the Charter of Rights
The Manager was relieved of her duties and has not been replaced
Icon can not be trusted with safety of residents

My mother owns a condo that is managed by ICC. She recently bought it and decided to do some renovations. They have been a complete nightmare to deal with.

She is a senior in her 70s, and the property manager on site has been aggressive, hostile and tried to intimidate her at every turn. He actually entered her condo unit WITHOUT permission and expressly told her he will do so as needed in future.

As a single widower in her 70s, she is now actually afraid to move in and considering selling her condo.

When I contacted corporate head office and the CEO, I was told basically 'tough luck", he was acting within his rights.

Unreal lack of concern for customer satisfaction and safety frankly.

Highly unprofessional and concerning.

I am a resident of 2450 Old Bronte Road, Oakville, It’s important for everyone to recognize hard work, dedication and sincerity of the individual who take their work very seriously and constantly working towards maintaining the standards that they have created for themselves.
Your employees, Himi and Lizzi has stood out of the crowd for me in past sometime being in the building.
Their attitude and willingness to cater the needs of the residents is unparalleled.
My opinion is based on multiple interactions with the above individuals who always responded to my requests with great professionalism and amazing attitude.
By bringing the above employees name to your attention, I have done my part as an individual to recognize their hard work and I hope you do your part as employers to appreciate or at least recognize the above individuals.

As a recent owner at 24 Hanover Rd it became necessary for me to orientate myself to the new environment. Needless to say I had many questions whick necessitated the help of management personnel. My interaction with Himanshu has been nothing but positive
His calm and pleasant personality made me comfortable and not reluctant to voive my questions. He seem very knowledgable in that he was able to answer my questions. Responses were made in a very timely fashion. Thank you for your service Himanshu !!!

Worst company ever! Very rude and not capable managers! They have no clue how to run property management company, and serve the purpose! Why they are hiring show removal company who doesn’t remove snow when the snowstorm is over?Our 3 cars are stuck in our back alley for 16 hours and we are not able to go anywhere!

I recently had a flood in my unit caused by the unit above. I contacted ICC management who responded to my email quickly. I was notified in advance when the contractors came in to review the damage. My follow up with management was dealt with quickly and the contractors they selected to repair my damage were courteous, respected that it was my home and took care of my possessions and did a great job. I was impressed that ICC followed up with me to confirm the job was completed and if I was happy with the job, which I was.

Their proactive response and level of commitment to keep the residents briefed and updated was truly amazing. They introduced an online platform to help facilitate better communication with residents and BOD.
ICC Property managers are candid, helpful, and always willing to help. Thank you! We appreciate it.

ICC is a genuine and good company.

ICC's COVID-19 response was incredibly articulate and supportive to the entire community.
