I’ve recently bought a new build property under a shared ownership scheme. Bonny has helped my purchase go through whilst jumping through all the obstacles that have been thrown at us! Even though I had a few issues (that were completely out of our hands) Bonny has ensured that the process has been as easy as possible. I’ve felt well supported and guided through my purchase and couldn’t be more grateful. From receiving my initial quote to completion and collecting my keys I had conversations with a few members of staff at Humphreys & Co and every single one of them was professional, thorough and reassuring. The pricing has been very reasonable and I’ve always felt able to ask questions without feeling stupid. New build purchase transactions, particularly those on the shared ownership model, are very complex in terms of their documentation, much more so than is often appreciated, and a challenge to the legal skills and experience of the staff conducting the transaction for the buyer and their lender.
It is very good to hear that in this case the transaction went well and that the outcome has been well received.
In some cases there are obstacles and Unavoidable elapses of time for various reasons, often being the state of the proposed documentation offered by the selling side. It always needs to be borne in mind that the seller's perspective is to try to move the property off their books and get the money in for it as soon as possible, whereas the buyer needs that documentation to be in proper form, with all aspects of the property to be bought and the liabilities that come with it explained and evidenced, and the buyer's lender needs a certificate from their solicitors (us) that the property has good, clear and marketable title, without downside liabilities, for them to take as security for their loan.
The work does take time, to be done properly on the buyer's and their lender's behalf, inevitably, and this can often be a source of frustration.
We are pleased to hear, though, that things went well in this case and that you are pleased to be into your new property.

High quality due diligence
We were supported by Portia Moore. We stayed with Portia throughout the process on our sale and purchase. I was very pleased with Portia - in particuar, she went through the lease on our purchase and picked up a number of things that were very subtle and should correctly be quiered with the seller. This goes to show the quality of her due diligence. This gives me comfort that, when I come to sell our property in the future I will hopefully be able to do so without any potential buyers' solicitors identifying things that my solicitor didn't when we bought it. I think this is a very important and valuable benefit of a solicitor. Not all solicitors are of the same quality and competence. I was very pleased with Portia and I felt in good hands.
I might be more impatient that most, but I did have times where I was waiting a couple of days to hear back from Portia. But in hindsight, I think that was fine given the timings of the whole process.

You have identified a very important consideration, which is often overlooked: a buyer is not just buying for themselves, to move in right now and enjoy the property, but also has to have an eye to the future, as does a buyer's lender, which after all is putting up most of the money for the purchase.
Defects in title, missing documentation and similar need to be addressed such that a buyer, and their lender, receive at completion good and marketable title to the property. This means that the property will in the future be readily mortgageable and a future buyer will have a full range of lenders willing to take the property as their security.
Without that, there may be relief at getting over the line to the completion, but trouble down the line when it comes to trying to sell.
Our team always does the best they can for all our clients (including buyers and their lenders) and it's good to hear that in this case the outcome has been well received.

Amazing!
I can not recommend this company enough! From start to finish the professionalism, attentiveness and communication was brilliant. I had absolutely no worries about anything as they kept me up to date at every single movement. I was forwarded emails so I could see updates and for myself i noted time and dates and was always aware it wasn't my solicitors holding up anything. Lois was my lead solicitor and she was honestly amazing. With help from her team I was in my new house within 11 weeks! All whilst during a pandemic and stamp duty relief!! I wouldn't go anywhere else now and would definitely recommend their services to everyone. By far the best I've had the pleasure of dealing with!

It is most welcome, particularly after these successive bottlenecks in a frenetic property market (expiry deadlines for 2 full stamp duty holiday periods, and then another one at the end of September for the expiry of the remaining limited relief, and now the usual end of year dash for the line). Our team tries to keep all clients updated as transactions go along, "do and show" being our watchword, so that clients can see what's going on in real-time.

I can’t recommend Bronwen Stokes-Johnson enough. Extremely helpful throughout a difficult sale
Humphreys & Co. helped me purchase my flat 5years ago, and sell it. The sale was an extremely difficult process which took two years, Humphreys clearly explained everything throughout the whole process and did everything they could to push the sale forward. All staff involved (Natasha, Joshua and Sarah) were absolutely fantastic, they went above and beyond explaining my options and trying to help at various points throughout the process. There has been enormous pressure in the marketplace for residential property sales and purchases, with first the projected end of the SDLT holiday on 31/03/21, which was then deferred to another cliff edge on 30/06/21, and so all those involved have been doing their very best to complete all transactions where stamp duty could be saved before the expiry of these "holiday" deadlines.

It's been an exceptionally pressurised period in the residential property market right back to December 2020 up till the just expired 01/06/21 SDLT holiday deadline and we are pleased that things went well on this transaction.
