I've had a great experience with the West Drayton branch, who currently manage my property. The entire process has been smooth and hassle-free from the start. A special mention to Ankita, who is always incredibly helpful, responsive, and knowledgeable. I’ll definitely continue using their services and highly recommend them.
The worst estate I've ever seen.
Today, I have appointment at 10:30 am to view the property. I've got appointment confirmation email from this agent since last week.
Last night, I came back from work at late night but I get up early because I have the appointment to view the property. It take me about 2 hours to get there from where I live. Then, my wife and I get up early before we could not get sound sleep, take the train to go there. While we are on the way, about 30 minutes away to the destination, I received the phone call from the agent, the man from this estate agent said that "Appointment is cancelled because the tenants who live there didn't leave the key".
What the hell is this reason?
That is not totally resonable.
We made the appointment since last week.
Now appointment is cancelled because of this small issue.
How can I trust them if they can not sort out this kind of small issue. It is ridiculous.

Do not use Hilton estate estate agents.
Raj is an utter cowboy.
He put my house up for sale with my agreement. After a while I asked him to stop advertising it - that was in December 2024.
He promised me it would be taken off the market.
I looked today and it is still on Hilton estates website and on zoopla.
Raj will tell you he has big money buyers lined up ready to buy. It’s all a lie.

I am extremely disappointed with the service provided by this agency. They failed to manage my property with the level of professionalism and integrity I expected. Key information was withheld, and their lack of transparency has caused significant stress and inconvenience.
I would not recommend this agency to other landlords. If you are considering using their services, I strongly advise proceeding with caution.
Horrible agents and the manager Raj is very rude did not manage to solve anything the property had damp and many other issues but blackmailed us to stay there as they refused to return my deposit back I’m forced to stay and risk our health lied about the property not solved any issues not happy do not trust this agency they never return the deposit back before you buy or rent think thousand times as your loosing you deposit and money beware of Hilton Eastes there fraud
I called to enquire about a property at Hanwell. My husband called the Hilton's to book for an viewings. This guy name TARUN was so rude and unprofessional behaviour asking us to view if only we can move in quickly otherwise no viewings.
How can we decide to move in without seeing the property.
Yet we chased him couple of times coz the property was close to our house. But , TARUN never responded back to our call. No mannerisms and very poor service.will never recommend to anyone.
I bought a flat in Southall in 2021 and appointed Hiltons as the letting agents. They registered the deposit with TDS and that is about the only thing they every did right, apart from collecting the rent. I had to chase them up for weeks for basic things like getting gas inspections done on time (they still didn't).
They ignored my phone calls, emails and messages and I had call / email many times before getting any reply about anything. They just take the year's commission upfront and then don't care any more.
In 2023 I found out that I should have applied for a selective license 3 months earlier. I asked her and she took 2 weeks to confirm, then wanted charge me an extra £700 to make the application. At that point I just sacked her and did the application myself which took less than an hour. Obviously I got no refund for the 6 months of commission that they had taken upfront.
I have lived at this address 14 years with a parkfield estate agent. My landlord changed to an estate agent two years ago. Hilton estate agent. but i will move new house but hilton estate old my deposits not giving my letter they waiting final bills almost three weeks ago.

I inquired about some properties. As I was a student, I was told to show 3 months bank statements, 3 months pay slips and since I'm a foreign student, they wanted a UK guarantor. The guarantor needs to provide, 3 months pay slips and bank statements, business registration (if they own a business) and TAX RETURNS!!! Tell me how I can ask someone for all such personal details? Do we not sign a contract to guarantee payment of rent? Does the guarantor also not sign a contract agreeing to pay if tenant defaults? If the tenant has all the money to pay for the rent then why do you need a guarantor also? If you are asking for a guarantor then why does the tenant need to show bank statements?? I inquired from a property lawyer and he told me these are NOT LEGAL REQUIREMENTS! Since I questioned them on these, not surprisingly they didn't call back about the property I was in touch with them about! Bad service! Unreasonable conditions! Discriminatory against foreigners!
Raj destroyed my house with the help of tenants.they produced a court summit for council tax because they didn’t transfer tenants name ,don’t trust this estate agent for low fees .his staff have no manners , I personally was involved with all management issues and received my house in a filthy condition. he backed the tenants
