Great experience, really helpful and allowed my client to complete quickly.

Extremely slow. I had to continually chase for updates. Underwriter was on holiday and nobody picked up case whilst she was away; I nearly gave up and re-submitted to another lender.
They insist on hard copies for some documents, so you are reliant on postal service, which again slows matters down. Think twice before using for urgent cases.

every review of docs etc takes too long- 5 days and then you want more docs- over 3 months to check docs is terrible service.

We had a couple of very urgent applications that required the intervention of the BDMs Helen McNamara and Josh Parker. In both cases, the applicants had already exchanged on the properties so needed to complete very quickly. We have been extremely impressed with the communication and speed they were both able to deal with each of the applications, managing to escalate them so the offers could be issued in time and avoid the applicants losing their deposits! This is not a normal situation but they both pulled it out the bag so we are extremely thankful for such amazing service - Thankyou!

The process was very slow, you asked for so many personal docs when it was a Ltd company BTL however you did do what you said you would do with regards property type

Over the top underwriting

The care and support received from Emma and Katy on the BDM team is unparalleled and was key to achieving a swift completion with minimal delays for our client which means we will be coming back.

Their lending policy is good. However, they can extend their solicitor panel for Ltd company cases. As the client have to choose among few solicitors and find them expensive. Also Fleet's shopping list is quite long for a BTL lender. BDM and underwriters are supportive eventually.

This company is only interested in taking your arrangement fee. They have made a business out of it. Don't get caught.

Make SPV application way too much complicated. Amount of documents ask was too much . I would need to follow them every other day to give me update on the case . I would have get mortgage offer less than half of the time through other lenders.

Unfortunately, this bank has created its own internal process issues, which are not adequately supported by its staff. My assigned BDM is quicker to suggest raising a complaint than to actually take ownership of a problem. Thankfully, her assistant takes her responsibilities seriously and has been the only proactive support in the process.

I recently completed a loyalty mover product for a long-standing client—someone with millions of pounds in outstanding balances with this same lender and an excellent credit history. The experience was chaotic: the process was slow, poorly managed, and riddled with inaccuracies. It required constant daily phone calls and emails—not just to a single contact at the bank, but to multiple departments, plus their legal provider, and then back to the bank again—just to get it over the line in time.

Even then, the bank mistakenly took a larger payment from the client, which they later refunded. While this wasn’t an issue for a high-net-worth individual, it would have been a serious problem for an average customer. Based on this experience, I would not recommend this bank.

BDM support was excellent throughout, however, the process has been quite painful on recent applications with excessive documents requested compared to other Ltd Co BTL Lenders.
The restricted legal panel can drag out the legal process as the requirements are far more excessive than other lenders.
However, Josh Parker & Helen McNamara were extremely helpful on a number of occasions - I would still recommend Fleet to clients in the future but would not use Fleet for an urgent or complex case. Recent background changes seem to have had a negative impact on the application process.
