I’ve had my property let through the Lettings Team at Entwistle Green in Blackburn for almost 5 years. Sherry, Tracy & Donna have been brilliant - they answer calls and emails promptly and they have always given honest feedback on my property and any updates required. Any issues have been quickly addressed and resolved - and what is an added bonus is they’re really a great team to deal with.

We signed a contract for full management with Entwistle Green in Widnes (co-firm of Countrywide and Connells Group) to rent out our property. They caused us damage on a value of our property by about £30000. They concealed their income in Annual tax report to HMRC repeatedly, ignored our complaints, refused to do check up, charged us money for work which has not been supported by any evidence, they charged us for uncomplete services, they have not cared about the law and the rights, they puy phone down or did not pick up their phone, the have not replied, ignored us to provide the documentation, they told answers differently from thr facts, and also the opposite between their workers, they caused irretrievable damages to us-landlord. Entwistle Green and Countrywide team went on Christmas holiday and knowingly left a leaking water on the tenants' heads. They were irresponsible ignorants, uselest unprofessionals, told us the lies, has not provided documentation and services ordered by the law, uncomplete documentatipn, reports, in entory, and check-out report for which they charged us they deducted our rental income without any documentation, quotes, photos for and after repairs, they allowed tenants to change a whole kitchen without our consent, if they changed gas, electricity, or water they had not made the revision reports, they caused us-the landlord many problems, they have not cared about 6x unpaid rent in two months arrears but told us that everything was fine, that the tenants were happy. They made us to feel that we were robbed and the law was ineffective to protect us-the landlord.

We rented out our property, signed for a full management. Was is a THEFT, unlawfull enriechment into their pocket? Entwistle Green/Countrywide made two incorrect HMRC annual reports that hid their real income and incorrectly made our higher income, ignored our complaints; they also deducted our income rental money by £710 per repairs without a quote, photos, documentation provided to us, and totally ignored our complaints. They done it again. Nobody cared. Another time, they deducted our rental income for repairs that has not been done. Their negligence, ignorance, careless, and damages to our house showed after one rental year, after second year, the market value of our property dropped down by £30000 from year 2023 when cash offer was offerred as high as £139000 by a fast buyer when we maintained our house by ourselves and kept it in tip top condition, inside and outside, before Entwistle Green took over the management. Entwistle Green left the tenants in unrepaired house over Christmas with leaking water on tenants' heads. We terminated the contract, no full check-out report, no inspection report to changes they made to our house with water, electricity or gas, installed a new kitchen without any permission, the house was left after tenants moved out leaving damages, a dirt, a mess. In addition, unclaimed insurance, unpaid rent, the repairs in 2025 and 2026 paid from our rental income deducted without our consent or permission, the value of our property dropped down by £30000 as Entwistle Green left it, ignored our complaints, Entwitle Green is a part of Countrywide Group and Connells Group. Nobody cared. Is it way do deal with clients? Is this way of their wellfare? Their ignorance, putting phone down, refusing to say their name, no replies, missing rental invome, chaos-mess in their money reserve that did not match the figures, negligence, nonody knew what the other person was doing, several people answered differently or the opposite facts,...

If i could give minus 1 star i would, especially for the business in saint Anne’s, very prejudiced and judgy, i am a wealthy man and when inquiring about a property to rent to the snotty woman in charge of rental properties she immediately told me all properties are not available, such a horrible character trait to have.

I recently purchased a house and received outstanding service from Emma Mallins at Entwistle Green Allerton. From start to finish, Emma was professional, responsive, and incredibly helpful throughout the entire process.

Buying a house can often be stressful, but Emma made everything feel straightforward and well managed. She kept me updated at every stage, answered any questions promptly, and always went the extra mile to make sure things progressed smoothly. Her knowledge and friendly approach really helped put me at ease.

This review is about the sale of a property with Entwistle Green, Chapel Street, Preston.

I can't fault the sales team, they work hard to get a sale. The nightmare begins once you agree a sale, and I honestly mean you enter a living nightmare! I agreed a sale in September and yet here we are in February and still haven't completed. I was told repeatedly before Christmas that we were about to complete, so made an offer on a property, needless to say we lost that. The problem is firmly with Entwistle Green, they allow sales to stagnate and not progress. This has happened quite few times with my sale. They only chase the sale if you call them, not proactive at all. Therefore any issues become bigger than they need to be. All other sales in the chain have complete, yet again being held up because of Entwistle Green. I have only had updates if I have called. In fact the last time I called, I was made to feel an inconvenience. She almost seemed annoyed that I asked her to do her job. Any issues are blamed on other people. However, if they kept on top of the sales the problems wouldn't become an issue. I've bought and sold many properties but never encountered anything like this. It has taken a lot to write a negative review but wouldn't wish this nightmare on anyone else. The lack of customer service has been staggering! I would only recommend using this office if you enjoy daily stress, no updates and want to lose the property you want to buy!

Jack Butterworth at the Blackpool branch was very efficient and was able to help us move quickly to a new rented flat. Also we given vouchers off at various places to help with new furniture.

A huge thank you to both Karen and Sam at Entwistle Green - St. Helens for finding me a perfect tenant within days of marketing my property. As a first-time landlord, I was nervous about the process, but they guided me through every step—from valuation and photography to completing all necessary documentation. Their local market knowledge and thorough tenant screening gave me complete peace of mind. Highly recommend.

Unresponsive and unprofessional. Deposit funds withheld long after tenancy ended, requiring escalation. Avoid.

LISTEN AND BEWARE
Do not use this agency, they take as much money as they can , they wash their hands of any complaints raised .
They say they vet the tennants , yes of course they do .
They say they will make sure the tennants leave the property as it was handed over .
Mine was left in a right state it took me months to clean it up with me bearing all the costs and them reaping all the rewards .
Trying to claim the damage from the security deposit was a waste of 4 months of my life , sending letters and photos only for them to take all that money I was awarded too.
Truly shocking state of affairs .

I previously left a good review for Entwistle Green because we were so happy with how quick and smooth the process initially seemed — but it has since turned into a complete disaster.

We paid both the holding deposit and tenancy deposit for a property after being told everything had gone through, that the landlord had agreed, and that we were due to collect the keys on the 29th. They reassured us multiple times that there were no issues, even sending us information to set up our utility accounts. Based on this, we spent hundreds of pounds on furniture, Wi-Fi installation, and other essentials ready for move-in day.

Then, the day before we were due to move in, we received a call saying the landlord had not signed the tenancy agreement and had pulled out — meaning the tenancy was never confirmed. This was completely shocking, especially as Entwistle Green had told us everything was approved.

To make matters worse, we’ve since discovered that the same property is now listed again with another agent (Adore Property) at the same rental price, which makes us question whether the landlord truly pulled out or whether this was mishandled by Entwistle Green.

Although they’ve agreed to refund our money, we have to wait nearly two weeks to get it back, leaving us unable to secure another property and out of pocket for cancellation fees. The entire experience has been incredibly stressful, inconvenient, and disappointing.

Would not recommend using Entwistle Green — their lack of communication, internal errors, and failure to handle things professionally have caused us a huge amount of unnecessary hardship.

Wouldn't use the blackburn branch staff are awful, houses are being rented out in unsafe conditions

If I could rate this Estate Agents minus 10 I would they’re scoundrels. I had 2 viewings on a property I really liked. I put in an offer the day of 2nd viewing for the asking price in cash. I requested I was kept informed of any other offers called them the next day with a query on the property and when I asked had they received any further offers was told yes and it would probably go to sealed and final offer the following week. I called back again 2 days later as hadn’t heard from them was told they would chase the vendor and get back to me by end of day they didn’t. I decided to put my offer in writing to them no reply. 4 days later I walked into their office on Allerton Rd Liverpool and introduced myself as the buyer who had put in the offer and asked for an update only to be told they had accepted the other offer which was higher. I was never given the opportunity to increase my offer never kept informed or given any acknowledgement of my offer. If you want to understand WHY just watch the Panorama documentary on estate agents aired this summer. Entwisle Green are part of the Connellls Group formerly Countrywide they operate on a conditional selling they favour buyers who they can screw with mortgages and conveyancing. Sellers beware you’re not getting the best price for your homes but they’re making lots of money out of your homes on legal packages. To say this is unscrupulous unfair and not operating in the Estate Agents code of practice is an understatement. Avoid at all COSTS. I shall be making a complaint to the property ombudsman.

From my 1st email i found the quick response, by telephone reassuring. The staff were very professional Ross listened to my needs and recommended suitable properties.
Viewing appoinment was the next morning with himself. He knew all the answers to my questions, i found
the whole experience with Ross representing entwistle green to be a easy and stress free. I cannot recommend Formby entwistle green enough. Professional and a knowledgeable estate agent.

One of the workers Beth was great and helpful till we had to speak to a manager to secure the place and turned out the manager was a proper angry person with short temper thinks she owns the company. Also thinks she can speak to customers however she wants all reviews are bad be aware

First I left a message on Rightmove asking them not to call during the day and they promptly did. Then I've left them multiple messages asking them to email me about a house without my number and they can't be bothered responding. Useless!

I was selling a property with them and from the first viewings experience and either poor or clear lack of feedback, l had doubts this was not going to work well. They did not turn up for viewings and the potential buyers had to be escorted by the then tenant?!!
After 9 months and reducing the offer price to below market for a quick sale, they found a buyer. Only for the buyer to pull out 8 weeks after agreeing the purchase of the property, as they had not been reassured and kept in contact with by Sales team at Entwistle.
I only found out as l chased up with Entwistle and only then was l informed of the buyers decision!
Absolute shambles from start to finish! I would not recommend EG from my own experience.

The services provided by the staff at Entwistle Green in Morecambe are outstanding and exceptional. I am very delighted and happy about my experience. Staff members work as a team and are very experienced, honest, respectful and effective and just great at what they do. I cannot thank them enough for their service and help. Shaun, Emma, Janice,Emilia,Bryn and Cerys are fantastic. I will always be grateful for their help and support and I can honestly say it was one of the most memorable experiences of my life. I have a house and I finally achieved one of my life goals. I thank them for it because they deserve it.

Overall excellent at communicating swiftly and efficiently.
