Cove communities bad business
Cove communities purchased jamaica bay in fort myers and everything spiraled downhill from the moment of that transaction. Rent fees doubled, perks that we had for years prior were taken away. We cannot sell our homes due to the extravagant rent ($1600 month for a 55 + mobile home park)...and they keep raising the rent. And if someone passes away, the family has to pay $10k to tear down the house if it doesn't sell. They are a disgusting breed of people, I and everyone i know will never stay at a cove community owned property.

I am an owner at Jamaica Bay Viilage in Fort Myers Florida. Since purchasing our home, Cove has done nothing more than increase lot fees and ruin what was once a beautiful sought after thriving community. Amenities are not maintained, the grounds are not cared for, and the Park Manager has imposed unnecessary and restrictive rules without even consulting with the owners who live here.. Cove apparently routinely buys manufactured home communities and then changes them from comfortable and thriving retirement communities to places where retirees cannot afford to live and cannot sell their homes because of the unreasonable lot fees. Home Owners at Jamaica Bay are now being forced to either walk away from them or give them away for far below their value. Cove has built new homes and offered much lower lot fees as an incentive for buyers just because they can, while existing owners can't afford to pay and are unable to sell.
Owners at Jamaica Bay Village have retained a legal team that will fight against the destruction of our community. Corporate Greed like this must be exposed and stopped.
Cove Communities - Hostile Land Owners
I have lived in Jamaica Bay in Fort Myers for 2 years. For the most part, it has been good. But had I known what Cove was going to do, I would not have purchased in it.
The park Resident manager is absolutely a nightmare! She belongs as far away from any customer SERVICE job as possible. She is lacking communication skills, common sense, any management skills whatsoever! Her only style of management, is authoritative, rude, inflexible, and a bully!
I've already written letters to the governor that these HOA fees need to be regulated.
Do NOT purchase anything in a Cove owned community!
After over 25 years in Jamaica Bay, I am physically ill over what Cove has done to that community. Jamaica Bay used to be one of the best communities around. The amenities are not well kept. And some amenities have been cut. More cuts to amenities are expected.
There are over 50 vacant lots. If you cannot afford to live there and you can’t sell your home, you have two options, demolished or move it. People are literally giving away their homes. I had to. Lot rent used to be manageable for people on a fixed income. The expected lot rent going forward is going to be at least 1600, a month from what I understand. Many people are paying more than that already.People who have been there for 20 or 30 years or not gonna be able to withstand that kind of a hit.
The former owners Uni Prop at least worked with people on the increasing lot rents. Cove does not care about human beings. We are just $$$$$$ signs. The current manager treats the residence like we are living in a juvenile detention system.
We are all adults who have worked all of our lives looking forward to retirement in the paradise known as Florida. For so many this is turned into a nightmare.
I would caution anyone to not purchase a home in a Cove Community.

What was once paradise to live in, is now a living hell from this woman and the company she works for, as they obviously support this behavior.

Great place to retire. Many amenities to do. We just bought a place there. Shopping and eateries close by.

River Vista SEWAGE PROBLEM. FIXED They fixed it!!!!
I’m glad that River Vista was so quick to fix the problem! They had the environmental people out right away and were able to fix the problem. It was a breakdown of the bacteria that is necessary for the digestion of the waste. Too many people using too much chemicals in their own systems. Be careful about putting detergents down the drains, especially commercial toilet bowl cleaners. The whole BIOME had to be rebuilt. River Vista did a good job getting the problem fixed. It took a while to rebuild the BIOME but I think it is fixed now. Thanks River Vista!!!!
River Vista is still my favorite park!

Blueway is the best
I would like to give a shout out to Chad McCumber, the manager at Blueway RV resort. We recently had a manager meeting where Chad updated us on the latest happenings at our resort. He then took questions and gave answers until there were no more questions. I greatly appreciate his transparency. It has helped me to decide to stay here one more year. I also want to commend Chad on his ability to motivate his staff to go out of their way to help us solve any issues we have. His positive attitude and that of his staff makes Blueway a happy place that I look forward to coming back to next year. Through Chad, I believe Blueway and Cove Communities understands and appreciates loyalty. I am also grateful that Chad has fostered a group of ambassadors that donate their time and talents to make this place full of activities and opportunities to meet other wonderful people. I have been here eight years and have gone through several managers, and I must say Chad and his team represent the best of the best. I also appreciate Cove’s commitment to continually improve our wonderful park. I am looking forward to the new clubhouse next year and another great season where guests become friends and friends become family.

Don’t buy this CRAP!!
Don’t buy into the hype! They flat out suck! All Cove is concerned about is making money! They care less about their residents! Higher rent and no amenities! Yard service? What a joke! They buy the cheapest service available which does not trim or edge! The infrastructure is 40 years old. Water goes out all the time! Needs upgrades but they will not spend the money to make it right! They need a huge law suite!!, where being kicked out of our mouse infested s hole for missing a payment for $75....!!!!all there after is MONEY AND NOTHING ELSE, DON'T EVER THINK OF COVE... SAVE YOUR FAMILY AND MONEY, THE RENT FOR OUR S HOLE HAS GONE UP BY $250!!! AND FOR WHAT, WE GET NOTHING ELSE,NO REPAIRS NOTHING...13 MONTHS AND WAITING FOR A NEW DISHWASHER!! 8WEEKS WITH OUT HEAT,IN WINTER... THE LIST GOES ON... DON'T GO ANYWHERE NEAR COVE PROPERTY UNLESS YOU WANT A LIFE OF MISERY!!

As a potential future resident, they have answered all of my questions in a timely manner. However, after being redirected to the reviews page & seeing all of the negative input, it raises a lot more questions.

Hurricane Milton is on it's way and alot of residents here at Meadowlea Village are staying here. The manager turned our water off today Wednesday around noon and it won't be turned on till after the storm. passes. We are a 55+ community and we have no water. What a mess this is going to cause.

There is a lack of activities for full time residents ,need more entertainment I know it's not the villages but disappointed in the park,I just hope I can sell when it's time to leave,I have mixed feelings about the place the saleslady told me I would not get my money back after buying I realize they are not regular homes but extremely disappointed.

Cove is greedy, and unethical. They purchased Cypress Lakes and since then people are leaving in droves because they can’t afford the new taxes and lot rents. They are pricing us out of homes! Houses are on the market but are not selling because lot fees are $1400 a month and up! Retirement pensions and social security can only stretch so far. Many of us are forced to return to work. This is retirement? The management here and cove do not care. My advice- do not buy a property owned by Cove
All Cove wants is your money
All Cove wants is your money. Since taking over the Willowbrook Park site they increased the pitch fee by £20 anr do not do much for the money. We were going to have security gates installed, it never happened. There is a brook running through the park and it is in a terrible state, they want the Residents to pay to have it cleared.
Not a good investment
Expensive monthly lot rents (many are $1,300-$1,400) for manufactured homes 20 to 40 years old. We were told there's flooding problems and problems with theft and drunks. Common areas were not properly maintained, pool area run down and adjacent bathrooms are ugly and outdated and the men's room had a weird smell. Just an old run down place in desperate need of TLC. Don't know how they justify that high lot rent at this place, it should be half that.

Strawberry Ridge Florida was homey and welcoming then, Corporate took down the block white fencing that hid the homes and kept us secluded. The white fence was lined with lovely mature hedges. Then bam! That was all torn out and replaced with black metal prison looking fencing that changes the look and security. Now, SR has the appearance of an old Florida Trailor Park. You can see straight through the fencing with no safety of being hidden. It took months to replace Palms and "some" plants. There were NO operational Gates for even longer. We were and are like sitting ducks. The rent and taxes keep soaring like their other properties. SR has a sweet senior population that now has a Gator and babies to contend with. From 1977 till a few months SR never had a Gator. Two 90+ y/o's live directly on the Gator infested VERY SMALL pond. Sigh. None of these issues have anything to do with kind Office Staff. ALL of this began with the aquisition of SR by Cove Properties.
Lot Rent 1500 a month Camelot East, Sarasota.
This business has raised my lot rent to almost 1500 a month.
When I expressed concern, I was told they could "raise it for no reason."
I want to sell but there are currently 62 properties for sale within Camelot and Camelot East in Sarasota. They are barely selling (within the six months, online estimates show about five or six sold per Zillow & Realtor)
I need my money back. I need out. But with 1,500 dollar a month lot rent for basically nothing in return, why would anyone want to buy here?
Cove: lower the damn prices. You are pricing seniors out of their homes.
So many of us need out. Why are you making it so difficult?
Most of the staff is wonderful here, but the person running this place..shouldn't be in any type of customer oriented job.
