Great Landlords! In the year we stayed with Velorum, every request was answered promptly and to a high standard. They ensured we had sufficient notice when house visits took place, and took good care of the house and garden, with regular visits from a gardener. They were prompt in returning our deposit, and were overall very accommodating!

I stayed at 10 Etty Avenue, and I particularly liked how the house was quite close to the university itself, as well as how responsive the landlord was to any issues I had endured, or help required during the beginning and throughout my tenancy with the house. I really liked the house and especially my room itself, and the overall layout of it. Thank you!

They were very accommodating and easy to communicate with. If we had any concerns or needed anything repaired, they were quick to respond and resolve the issue, sometimes even the same day!

When renting with Velorum, they were very helpful when we had issues around the house and would fix them in a timely manner. Also very fair with our deposit, deciding not to make any reductions after moving out. Was overall a great experience living in their student house.

Super lovely landlords, the property was in good condition and they've been accomodating with any requests throughout our stay (2025-26). They have responded and resolved these within a couple days every time. I would definitely recommend these landlords to others.

Great landlords, both properties I've lived in have been spotless upon arrival, any issues are resolved within the week but usually the next day, and overall they're lovely people and easy to work with. I can't recommend them more!

We rented a property in York from Velorum for the 24-25 academic year. The team was always responsive whenever we needed anything fixed or anything new ordered in our house. I would recommend Velorum to any student looking for a property in York with an attentive landlord. We rented from others in York that were not as great and would basically ignore all of our requests. With Velorum, we really appreciated the communication and fairness in dealing with our deposit.

We lived in student accommodation for a year with velorum. The landlords were very attentive with any issues we had and replied very quickly, we found them very helpful. We also found getting our deposit back very stress-free. Thank you for making our experience so seamless!

I was a tenant at 44 tranby avenue for a term. Apart from the great housemates I shared the house with, the landlords were very prompt with their responses and tried to fix most of the issues we informed them about. They were very fair with our deposit and gave it back in full as promised. It was my first house in the UK and it'll always hold a special place in my heart :)

Great property for students, large living room for congregations.

Landlords have very fast communication, but also never pester. In 2 years of living, the only home visits were to hand us keys, visit one time, and when we asked to deal with issues.

There seems to be good contacts with locksmiths and other workers, one urgent locked-out situation we had was dealt with by a locksmith within 30 minutes of communication.

Any visits to clean garden, any installations or fixes were communicated well in advance, in days or weeks.

Really good landlords - very responsive and the energy cap was excellent. The house could have been a tiny bit cleaner when we moved in, but they more than made up for it by replacing the dryer and repainting the bathroom quickly when needed.

Velorum Property has been very helpful throughout our stay in York. Over the past two years, they've been attentive, responsive and willing to help with all our requests and comments. The house exceeded our expectations as they redid the floors, painted, and completely upgraded the bathroom before we moved in. Further, we never exceeded the energy cap and they even added solar panels to the house during our stay. Overall, they've been great landlords to work with and I would definitely recommend Velorum Property to fellow students.

Very responsive, any issues we had were sorted out ASAP. Reasonable energy bill cap. Only issue was with the house not being completely clean at the beginning of our tenancy, but they had the bathroom redone while we were there, which meant we had a clean modern bathroom for the rest of our tenancy. Would recommend!

I stayed in the accommodation provided by Velorum for the past two years and I am extremely satisfied with Nikolai and Alexander's services.

They were reliable, responsive and always ready to help, which is most important, particularly for international students like me. Their professionalism and passion had greatly improved my living experience in the UK and I am very grateful for that.

The energy cap was very reasonable and if anything broke in the house, they would always be fixed immediately. The house was as good as shown in the photos and was in great condition. The monthly energy bill reminders sent by Velorum were very thoughtful and helpful when you are trying to keep the cost down.

Overall, I would highly recommend Velorum to anyone that is looking for a place to stay.

Alexander and Nikolai were great landlords. They are quick to respond to emails. Whenever I had any issues they would send people over to fix it. In a time where the cost of living was cutting into pockets, they kept their prices lower than most houseshares. And even gave us periodic reports on our electricity and gas usage. We did not pass our energy cap despite an expensive winter. At one point we even had an upgrade to our internet without any charge. A good experience overall.

The guys at Velorum were brilliant all year. When reporting anything they would reply and sort the issue out very promptly. Communication was excellent and would definitely trust them again.

Alexander and Nikolai were very friendly and helpful during our tenancy with fast email responses when we had to reach out about something. Clear communication about energy usage and upcoming rent payments as well as a speedy return of deposit at the end of the tenancy.

They were both very quick to respond to emails if any issue arose and dealt with many of them well. But sometimes there were delays due to a lack of communication when arranging maintenance visits. Although the house was quite messy when we first moved in, the rooms looked like the photos and had all of the basics. Our deposit was returned pretty quickly. The energy cap was reasonable. So overall, a pretty good experience.
