Matthew was extremely knowledgable about the assessment and care of older homes, the diagnostic factors for issues he identified (e.g damp), and gave comprehensive advice for tackling them.

The level 3 report I received within a week or so of the survey was very detailed and well set out making it easy to go through section by section and understand. I requested a subsequent follow up meeting with Matthew to talk through the report finding and review these in more detail which again was very helpful. His advice was very thorough and clear and he helped us select the appropriate level of survey for the type of property without upselling us, which I appreciated. While not the cheapest we were quoted, I valued speed and clarity of communication which Matthew gave us, and the report came through exactly as stated which helped us plan for our house move. The report itself was as expected and Matthew was clear beforehand sending us example information so our expectations were managed and we got what we needed from the survey.

Edit: Now we have moved in and had a chance to look at the property. There are some things that we feel could have been picked up on in the report. Whilst we understand it's impossible for a survey to uncover everything, some of these things were very apparent. Things like a dip in the roof on the first-story extension (which you can see from the garden without a ladder) and cracked roof tiles (which you can see when on a ladder). We're still pleased with the work overall, and Matthew found many things that we probably wouldn't have found without it being pointed out to us. We also used the report to renegotiate on price, which means the cost of the survey paid for itself. We'd still recommend using Sodbury.

The report was completed in a timely manner and was really detailed, with a good text and photo breakdown illustrating the different areas of the house - and the current status. It used a scale to rate the condition of each area, and to break down how quickly work that was identified needs doing. So was straightforward to read and understand. It also contained recommendations on things we need to keep an eye on - on an ongoing basis. As first time buyers this has been invaluable.
Following this Matthew facilitated a video call and gave me time to ask follow up questions and to seek clarification on a few areas. Matthew answered all the questions really clearly. Sodbury House Surveys were excellent and carried out a Level 3 survey on a property that looked immaculate and which had been recently modernised to a high standard. We thought it would be perfect for life in our later years, as it was in such good condition and appeared to need no updating etc.
Sadly appearances can be very deceptive!

Matthew found a number of costly issues that would be highly disruptive for a number of months and that would possibly lead to the side of the house being inaccessible.

He came to visit us in our current home to discuss, the issues in detail and as a result we withdrew our offer. This sadly resulted in a legal fee, but the survey fee charged by Matthew was worth every penny and has saved us ending up with a property that was problematic.

It was very reassuring that Matthew was a total professional in that he was prepared to visit us and deliver news that we may not wanted to have heard, but that we needed to be aware of! in this day and age that is something that businesses and organisations often avoid.

We are very grateful for this, and if we do decide to try and move again, we will most definitely use Matthew's services again and pay for a Level 3 survey.
