The Rhyl branch are scammers. Avoid at all costs. After weeks of being messed around, told the landlord had accepted us, another agent told us the landlord pulled out and we won't be getting our deposit back. Something dodgy going on there. The agent was never in, and every message wasn't responded to until they were nearly closed. So something that should have been easy became a nightmare for nothing. The stress and illness this has caused us, not to mention all our stuff we got rid of to downsize is gone and now our child cannot start school because we were told we had it, only to be messed around so long she lost her place. And then they have the cheek to turn around to us and say we have bad attitudes for obviously being upset after everything we've been put through, out of pocket, etc. People are real and they treat them like they're nothing. I've never had such a terrible experience.

I have been a tenant with them for seven years I had a S21 issued on the 1st December they haven’t helped me and my family to find another house. They even said they had no properties available when they had properties on rightmove! They have not given my deposit back and I’ve had no inspection with me after the house was empty and clean. They haven’t even told me what the landlord is claiming for and they haven’t given me a chance to rectify. I’m taking them to court they have been the worst estate agents I’ve ever dealt with avoid at all costs they are awful! They have even lied to the council about when I moved and have blocked my emails they are so unprofessional. We’ve also had mould poisoning because the living conditions were so bad in the house. They did inspections they saw it that knew about it they did nothing and said to open windows.

Dealt with the girls in the Rhuddlan branch and cannot fault them. Always friendly and helpful whatever the problem. One of the best estate agents I’ve dealt with.

As a landlord I have no hesitation in recommending Simply Estates. They are well briefed in the requirements of Govt legislation and quickly found me a good tenant. I have dealt with most of the team at some time or another and they are invariably helpful, thorough and get things done. Most of them have a good sense of humour too and a bit of banter makes all the difference. I hope that Simply Estates continues to go from strength to strength!
