The worst letting experience I have ever had in my life. I spent months begging for fixtures of issues I have reported since I moved in and they were not fixed nor followed up at all. I wasn’t able to live comfortably at all and they kept telling me to wait for contractor then landlord approval for 5 months without any constructive timeline at all until I have decided to give my notice which is where they started to try to charge me for not reporting the issues which is what I have been doing for months with evidence that I tried following up. This has mentally wrecked me especially for a person that lives on their own you wouldn’t expect to get this treatment or need to report a maintenance request every few days just because they don’t check apartments between tenants, don’t care about cleanliness despite it being a condition in the tenancy agreement and don’t care about your well being. This is my experience and I have seen read and talked to many people and it only later appeared to be a character of the company. From current experience, when you move out of their contract they will try to charge you and say “we are just a business eventually” they don’t care about tenants at all, they will ignore your calls and emails and try to make your renting experience as miserable as possible. If you are a landlord using their services I don’t really know what to say to you except that you wouldn’t even know that your property isn’t being cared for until you get hit with a huge maintenance bill from property negligence and lack of normal routine check ups. I am genuinely very disappointed of how the staff can be this ignorant just for negligible profit. They start up promising just to get you hooked with them giving you unnecessarily stress and waste your time and money with fake promises. Even after submitting a formal complaint, they are used to wasting time its like their company policy. 7 Aug. 2026

Fleur consistently works hard to ensure that our properties do not experience void periods. Her market knowledge, and commitment to securing tenants have made a significant contribution to the success of our investment.

This agency has been wonderful. Super helpful and so easy to deal with. Zainab Khan in particular has gone up and beyond to help when needed and they are quick to respond and to deal with anything that was needed. I would highly recommend.

Horrific experience with Settio from the start. Final straw being no deposit return for over 2 months after leaving property. Impossible to get anywhere with it as they won’t return my call or email back and haven’t done for over 1 month. Utterly unacceptable - save yourself the hassle and avoid at all costs
