Mani and tony were amazing and have done a amazing job and were very quick in fixing the stuff in the apartment.

Very perfect repairing experience. Thank you so much for Mani, he’s very kind and helpful.

I had a issue with my flat and Mani from maintenance team sorted it out professionally and quickly. He’s been respectful and helpful to me every time I met him.

Recently needed some help with broken shelves and Mannie U and was fantastic. They fixed the shelves swiftly and without hassle. Brilliant service and would 10/10 recommend!

Absolutely incredible service from Patricia - she really did go above and beyond to ensure our move in was as smooth as possible!

2.5 / 5 for residents team. However 5/5 for Malia alone !

You have to log any issues on the app. The case is either closed by residents team without a resolution or just not responded to even through constant chasing up. The only way to get some sort of response is to follow up direct in person with concierge, which then defeats the point of the app.

With that said, special mention to Malia. She is FANTASTIC ! Very efficient , patient and genuinely puts her heart and soul into the job. A great asset to the team and very lucky you have her. Thank you Malia for everything you do!! Really appreciate all the help and it has not gone unnoticed!

Lovely apartments, quick response to any maintenance issues and no hassle! We've been living here for over a year now and we recently renewed because we've been loving our experience with Quintain Living! The apartment is new, very cosy and we had very few maintenance issues. When we did have minor issues, it was very easy to flag them on the app and we got someone to fix these in a very short amount of time. Quintain organizes a lot of fun events for residents, which are a very nice touch. The common areas, gardens and other facilities are very well maintained as well.

We recently renewed our tenancy and the process was very smooth as well, we were very happy overall. Special shoutout to Sonam, she has been extremely helpful whenever we had any questions and handled our renewal very smoothly.

Really bad service and this company will level up rental fee for the long time lent, and cannot refund deposit!

Since I started living in here, life has been easier, not only for all the amenities, the good position and the well built flat, but also thanks to the team who is assisting and taking care of all the tenants. Particular mention goes to Yusuf, who recently followed my needs in a very professional and diligent way.

We lived in Canada Gardens for a little bit over a year (2 bedrooms), and our experience has been amazing. The amenities are top-tier, the staff is welcoming, utilities were pretty low cost and there were events organised by Quintain every now and then. The complex also accepts dogs and there is a small dedicated garden you may use for them.

Whilst the rent may not be the cheapest, Quintain often offers discounted rates for the first year(s) which makes the stay a little more affordable. Our departure experience was pretty positive, we got back almost the entirety of the deposit (we used the recommended cleaning service) and the staff was super helpful. Only thing to be mindful of is that Quintain will apply an uplift of 30% to your rent if you switch to a rolling monthly contract after a year (that is limited to a few months).

Finally we want to give special thanks to Sonam and Malia, both members of staff who made our stay even more enjoyable and have been super supportive throughout our departure process (that suffered a few unplanned difficulties). They made sure we could look back at our experience with Quintain positively and they reflect the premium service someone would expect from such a wonderful place!

We've been living here since 2021, and overall, it's a safe, peaceful, and convenient place to stay.

A special shout-out to **Sonam Rajal**, the warm and approachable Customer Service Representative. My daughter absolutely adores her! Her kindness, professionalism, and cheerful presence truly brighten our day — she's a gem.

That said, there's room for improvement in management. We've faced a few unresolved issues over the years, including a wrongly issued rent notice despite our proactive payment. There was no prior SMS or email—just a warning, which was frustrating. Event days also bring heavy traffic disruptions.

Still, our experience has been positive. With better communication and responsiveness, this could be an even better place to call home.

Have been living in Canada Gardens for over a period of 2 years now and it is the dedication and support of the residents team that has consistently influenced my decision to extend my residency. In particular, I would like to commend Malia for her outstanding service. She is consistently polite, helpful, and truly a star. Whether I've encountered issues with utilities, contract extensions, or general apartment-related matters, Malia has always been incredibly kind and proactive in following up with the necessary teams to ensure a resolution. It is this level of care and attention from the residents team, especially individuals like Malia, that makes living at Canada Gardens such a positive and easy experience. Knowing that there is a supportive team always looking out for the residents is invaluable.

I was a resident at Quintain for the past three years, and I can genuinely say it was the best living experience I’ve ever had. Recently, I purchased a flat and had to move out—which was an incredibly emotional and difficult goodbye, simply because I had felt so at home there.

The building itself was always well-maintained, and the management team was consistently supportive, responsive, and kind. I’d like to give a special thanks to Yousuf, whose exceptional management and dedication truly stood out. He consistently went above and beyond to ensure residents felt comfortable and well looked after. His support made my time at Quintain even more enjoyable.

Thank you to the entire team for creating such a warm and welcoming community—I’ll always look back on my time there with great appreciation.

- Responsive resident team in Yusuf, Malia and everyone
- Good social spaces, but should have indoor games facilities such as Pool table, Foosball etc.

Terrible building manager/poor accounts accuracy

The first 3 years were good in the past covid environment signing a lease with Quintain, however our experience with transition period into a different property with them left me speechless.

The lack of professionalism and the incredible level of forgetfulness is just insane.

The end of tenancy/ new contract had to be chased every day, while DD after 2 months living is still not set (their faulty systems though, I want to pay) we receive a communication from finance manager “we can’t give you the keys of the flat unless DD is set” . Are you ok guys? It scares me to know that you not even aware of who’s living in your flats.

Joke after the joke, our deposit protected gets a charge for “utilities” for £509 - apparently we underpaid (as they say) . While disputing the charge to the Deposit Scheme we provided the reconciliation bill where it actually showed they refunded us. Funny time with the manager that says he will actually revert the debit of £509 to then credit us £509.

I have also been asked to provide the bank details via email from the account team.

20th of December “Your request has been processed”

STAY AWAY FROM THEM!

25 days later (date of this review) after 12 emails follow up and nonsense chase I receive a reply “there was actually a mistake - you are not owed any money”

Quintain Living let me tell you, you provide terrible service, lack of transparency behind god knows you think you are doing with your financial management, but most important people don’t trust you! What a shame!
