Kay was lovely and helpful

Kay was lovely and clear! She talked us through the process and the price. It’s something we’re looking into but maybe in the future. It was so refreshing to not have a pushy agent. Thank you Kay

You will NEVER receive the first offer not worth it

Please note this company will offer you well below market value and then kick you again down further when their “own” surveyor goes in . Do not trust them at all. We were quoted 250,00 for a 300,000 + property. As soon as their surveyor went in he said it was worth 280,000… ok so that’s a drop of 20k. They came back to offer us 220000 . When we asked we got all the crap the script they read off. How these absolute dogs
can sleep at night is beyond me! Zelda will come across as all helpful and unknowing. Watch Emma at ET LAW… its their in house
Solicitors. They don’t tell you about the £1,000 they hold from the sale even if everything else is good. I had to chase land Registry myself for that which is nothing I’ve heard of before and when I told her they had dismissed my title she didn’t even acknowledge her complete negligence. AVOID! - funnily though they listed the property at 300,000… that it wasn’t worth!? They have had to drop it since to the £280,000 greedy dogs. And they will come back on here now we’ll you were happy to accept our price…. No we negotiated you up! Not by much but you had a steal and the fact I had to chase your ( in-house) accountants for my initial money is something everyone should know about. Even if your mortgage payment that month is clear these will still hold £1000 from funds which is unheard off. Also unheard of calling me asking me where stuff is? Your problem at a huge discount. We had equity but if you dont…. Walk on !£

We are sorry to hear that you were not happy with your experience.

We have reviewed your file and believe that there are several points that should be clarified -

1. All surveyors are independent and RICS certified. The surveyor in this case valued the property at £280,000.

2. the property was initially listed at £300,000, but as you rightly point out that was decreased and the final price the property was sold for was £268,000.

3. It is never in anyone’s interest for a property to be down-valued after the survey. You were free to decline the new offer of £228,000 and walk away incurring no costs. £228,000 represented 85% of the market value of the property.

4. ET Law is an independent law firm, regulated by the SRA, that is on our panel. They are not our inhouse law firm. We recommend our panel solicitors as we know they can work to the tight time scales that we demand. The solicitor once appointed works solely for the client, not us.

5. I have investigated what the £1000 retention related to - ET Law have said “We state that we hold it until we receive discharge from the lender”. They assure me that this money was returned to you once discharge from the lender was received.
