If you want to witness the slow, painful erosion of trust in housing providers – Peabody is a masterclass.

From broken gates left unrepaired for months, to ignored emails and Kafkaesque processes, they have managed to turn simple repairs into epic sagas. Promises are made, and then quickly forgotten. Timelines stretch endlessly. Accountability is something that always seems to fall just outside of their remit.

It is not just inefficiency – it is indifference. When safety concerns are raised, or when residents spend hours chasing what should be basic service, the silence from Peabody is louder than any official statement.

The irony? They still find time to post inspirational slogans on social media – while residents are dealing with broken infrastructure, unexplained service charges, and chronic mismanagement.

Living in a Peabody property means learning the art of the complaint, perfecting your Housing Ombudsman references, and adjusting your expectations so low they no longer register.

There are good people working there, no doubt. But the system is broken – and Peabody seems unable, or unwilling, to fix it.

One star – only because zero is not an option.

We love Richard. This review is just for Richard, as we've all heard and read the stories and reviews about Peabody themselves in the years to come.
Polite and charismatic, Richard made us feel like we were an important part of the process whilst clearly communicating the rules and boundaries as well.

Peabody masters not responding to emails and when complaints are done they decide that it is not a complaint!
So if you haven't got a degree in law, the best thing for your mental and physical wellbeing is to stay well away from Peabody!
I sent a complaint on July 3rd regarding a response that was promise to me in May and Peabody and I am still waiting.

During the process of buying the property, communication was decent and they seemed on top of things. However, since I moved in, it's been a completely different story. They no longer reply to emails or calls, they're constantly "out of office," and agents keep getting shifted between departments—making it nearly impossible to get any clear answers or continuity. It feels like they disappeared the moment the sale was complete. Extremely frustrating and unprofessional. I wouldn’t recommend them based on the post-sale experience.

Was a bit difficult to get in touch with sales department after reservation fee was paid. Continuous follow-up was need.

The shared ownership show home at The Aviary in Oxford looked amazing, we can’t wait to move in to the home offered to us.

I have just started Share to Buy Journey without any knowledge. After getting some information, Now I have applied some properties with Peabody Oxford . Last weekend We visited site for viewing and I chosen some properties for reservation . I am waiting now, fingers crossed .. We were extremely happy with the service provided by Alison. Thanks to Richard Taylor for organising a trip on site to view my plot while the building is still under construction - I’m sure it wasn’t easy to coordinate but I feel so much more secure about my decisions now I’ve seen my flat and looking forward to moving in even more :)

I was in contact with her by email and over the phone prior so on the day we met it felt like two friends catching up. It was that easy!
She welcomed us very warmly and with a big smile. I was there with my wife and 2 children and she pulled all stops to make us feel welcomed and relaxed. We were offered chilled drinks and showed around the show home. She was happy to answer all our questions and proactively followed up on any questions she didn't have answers to hand. Everything was just easy!

We had a very positive experience with Alison during our property search. She was incredibly helpful, professional, and compassionate throughout the process. During the viewing, Alison clearly explained all the details about the property and answered all of our questions thoroughly.

After we shared our family circumstances, including a health condition and financial limitations, Alison went above and beyond by approaching management to explore whether we could be considered in our current situation.

Her support made a stressful situation much easier, and we truly appreciated the personal attention. We would highly recommend Peabody, as they clearly take each applicant’s situation into account with care and understanding.

Amber and Alison Welcomed us with a big 'hello' beautiful smile and a warm handshake and they both introduced themselves. Amber offered us chilled canned drinks and showed us around the show home. She took her time to explain everything to us in detail. Although, it was a half hour slot ,we were not rushed at all, she willingly answered questions, explained the whole process systematically and even asked if we had more questions to ask.
Ultimately, we felt very relaxed , comfortable and had some souvenirs to take away with us.

I had a viewing booked to see then new builds in Oxford from the minute I arrived at the show home I was met by a member of staff from Peabody with a nice welcoming smile and they greeted me asked my name they was very polite and friendly I was offered a drink well I waited for 2 minutes for the person I was meant to meet and from there it was suck a great experience they answered all my questions they knew their stuff about the homes suck a great experience would recommend them
