The No Fluff Program, founded by Matt Beard, is a real estate investing system for finding off-market deals through real estate agents instead of cold calling, direct mail or expensive marketing. It is built for new and part-time real estate investors, wholesalers and licensed agents who want a repeatable way to find deals in any market. The core product, the Deal Generator, is a business-in-a-box: AI handles the outreach, follow-up and qualification with agents, so the operator only steps in once an address is ready. Students typically spend $150 to $400 in texting costs per deal instead of the $3,000 to $4,000 industry average, and many run it alongside a full-time job. Members get the system, implementation support, daily live calls, a community of operators called the Underdogs, and monthly challenges where Matt builds a deal pipeline from scratch in a new market on camera. The No Fluff Program is based in Phoenix, Arizona, and is known on YouTube as I Am Matt Beard.

No Fluff community for the win!!

Matt Beard and the whole No Fluff Real Estate community are fantastic! They do an excellent job at breaking down all the phases of the business, from lead generation to lead conversion to deal conversion. Matt and his brother Terry provide daily feedback to you on underwriting properties, negotiating, and closing deals. He has a wealth of videos on how to navigate the Go High Level CRM that he uses in the group. He breaks down the "No Fluff model" of dealing directly with real estate agents for potential off-market properties. If you need any help on the technical side, Matt has a support team that can help with issues you have and usually get fixed by the next day. If you need some additional one-on-one support, Matt's brother Terry has one-on-one sessions to go over specific parts of your business to help you. Matt does monthly challenges where he builds a business from scratch, allowing you to follow along and implement in your own business. If you're more advanced Matt has in-depth videos on deal structuring, creative financing, hiring virtual assistants, and a lot of other aspects of real estate investing. I cannot recommend him and his team enough! They've helped me so much with my business as I continue to grow!!

Best REI community ever... NO FLUFF on that

I joined Matt and No Fluff Real Estate back in 2023. If you see my profile you can see I have joined several Real Estate masterminds and reviewed them. What I love about this one specifically is that no matter how successful Matt is with Real Estate, he is still actively in the calls answering questions, teaching, calling, giving you the support you need to learn how to properly do deals.

If you've been thinking about wholesaling real estate, this is the best program i have ever been a part of. You will get an actual system to follow, actual guidance and support. Its also lifetime access. I have been on and off the business and it's such a refreshing breath of air being able to come back to the community, my crm, etc.

I did my first deal with Matt's system just a couple weeks after joining back in 23. Now with the AI stuff its SO MUCH EASIER.

Don't hesitate to join this community. Best one out there.
