Been very frustrated, I’ve had great communication with a Sabrina and then Joha, I sent my rep in China to tour factory. They gave us a fake addresse. Emailed company and they told us another address. It too seems fake. So disappointing would have purchased many models
Flagrant design thieves from China. Even as bold to use imagery from other builders/disgners on their own website and social media. Avoid at all cost and support local
My wife and i ordered a 2 bedroom Joha Alpine for our backyard we got it delivered here in Milan Italy, it came furnished with all installation and sewage connected by Joha engineers, so far the process was smooth, it was worth the price. i shall recommend
Their quality is great i ordered the dual alpine unit from them, it took 42 days to land here. They got me installers also. It was a great experience working with them

The video in question is industry-referenced material showcasing the style and type of prefabricated homes we design and supply globally, not a claim of ownership of that exact property. Our official projects, clients, and builds are well-documented and available upon request.
We strongly uphold integrity in our business and have been providing smart homes for over 17 years without complaints of fraud or misrepresentation. False claims like this mislead potential customers, and we encourage anyone with genuine concerns to contact us directly for verified information.
Initially they didn't come off real to me but i gave it a try with the smaller wooden house they advertised for 8000 USD though the total cost spent bringing it to Australia was 24000 USD it arrived this morning it actually came assembled and furnished quality is also good, looking at getting the bigger alpine for my forest resort project. thank you joha homes

Had to mail and Whatsapp 5 or 6 times to get a response!
Would not provide and "pre" plans for council consent even with a fee as all legit companies do. Said I had to pay up front and would get a refund if not council approved.
I then asked for the contract/pro forma to be emailed with an inventory, so I know what was included and got No response!
I then did some research and am of the opinion that these are scammers, reason being...
Reviews on their website all have same writing pattern and vocabulary...also mention houses been delivered in 28days from order, well anyone who understands shipping knows that's less than the shipping time to most countries with no production time!!
They cant provide pictures of their factory, because they don't have one!
Their address is for a hotel in Hong kong, I guess they operate out of room 419!!
They would not confirm if they had sold any units in my country, despite posting/claiming so on Instagram.
When no production facility was exposed,they had claimed to be a sister company of the huge company legit Volferda. Volferda have Publicly posted and labelled them as "Fake" When I queried this with Joha, I was immediately blocked!
Joha are posting an amazing house for clicks called the Modern Alpine. Sadly the stole the name, design and even the exact pictures from Den( just Google Den Outdoor Modern Alpine )...Shameless!!
I see on Trustpilot, someone from Joha responds and claims to be in business for 15 years and labels every accuser as a liar.
I would imagine the only reason the total score on Trustpilot is not 1, is due to them posting some reviews themselves. This company if it exists is nothing more than a freelancer trying to sell other people products but with a bad attitude and no clue of customer service!
@ Joha, if you feel I am incorrect on any of this please unblock me and answer the simple and reasonable questions I asked and I will amend this review.

Everyone is entitled to their opinion, but it's important to understand that publicly calling a legitimate business a "scam" without proof is defamatory and legally actionable.
To be clear, Joha Smart Homes has been in operation for over 15 years, and in that time, no customer has come forward with claims that they paid us and we failed to deliver. If such a person exists, kindly present the evidence. Until then, your accusations remain baseless.
It has become a recurring pattern for some individuals to approach us, not as genuine clients, but to solicit our intellectual property — such as proprietary designs and floor plans — with the intention of using them for personal or competitive gain. We are experienced enough to identify such behavior.
You claimed that other manufacturers willingly sent you their technical documents and floor plans for permit purposes. Kindly name at least one of these manufacturers publicly. More importantly, why did you not proceed to do business with them, instead of coming to our company — which you now call a fraud?
Your suggestion that we copied the Alpine concept from Den is equally unfounded. The term "Alpine" is a general design theme, not exclusive to one brand, and is used across hundreds of product variations in the housing industry — just like the term "capsule house", which is not owned by any one company.
Regarding your claim that our factory address is linked to a hotel, this is simply false. We invite you — or anyone — to verify it in person. Spreading misinformation without fact-checking only reflects poorly on your intentions.
It is now clear to us that you may not be a genuine customer, but rather someone seeking access to our materials without intent to follow through with a business relationship. And that’s fine — we reserve the right to choose whom we do business with. While we welcome clients, we will never tolerate disrespect toward our staff or our brand.
Lastly, despite your efforts to tarnish our image, our sales and reputation remain strong. Our quality speaks for itself, and that will never be dictated by the opinions of a single bittered individual.

We have a large family project so doing some research with all companies all over the world.
First communicated with Joha Smart homes in May 2025. The information on site was too brief and as I live in another country we have different laws.
I video called the number listed on the WhatApps listed on their site. I asked for a spec sheet with all parts listed for the build she said it was on site.
I looked on site and it was a very basic description. I told her that I need the spec sheet for the builder to sign off the materials as they need to be approved.
She said why the call? I thought what?? Do you sell houses she said you contact May but no buy. I said the family has settle on a few designs and one of them was yours. She said you buy, then we talk.
I told her that we first need to verify that your building materials would be approved her in Australia first and before the build.
She said builder? why are you not building the house?? again what??
I said if I cant see the spec sheet we cant proceed. She said you buy first.
Told husband about the conversation and how rude and pushy and I went to show him the transcript between us and she had deleted the entire message even the message back from May.

As a policy — and as is standard across our industry — such proprietary documents are only provided after purchase agreements and necessary non-disclosure measures are in place. No reputable manufacturer would freely hand over intellectual property without such protections.
After personally reviewing the communication records between you and our sales representative, it is evident that our staff maintained professionalism throughout. At no point were they rude or pushy, and no messages were deleted, as all conversations on our system are securely logged and monitored.
Furthermore, your accusation of our company being scammers is baseless. In nearly two decades of operations, Joha Smart Homes has never been involved in fraudulent activity — a fact supported by our global customer base and extensive portfolio of completed projects.
It’s also worth noting that if you were genuinely interested in purchasing a cabin house, you would have options locally in Australia, yet you approached us because of the uniqueness and quality of our designs. Unfortunately, we cannot and will not compromise our business ethics and the intellectual property we've spent years developing.
We remain committed to serving genuine clients and will continue to uphold the standards that have positioned us as one of the most reputable and in-demand manufacturers in the market.

I love the designs but the images and videos are not from their actual builds. For credibility they need to show their factory constructing these, use their own images and videos. Their footage comes from the likes of Denoutdoors.com USA, Millhome60 in Amsterdam, and other Air BNBs or resorts, one video comes from
@KerryTarnow who reviews the latest prefabs. I would visit their factory before buying. I left a comment about their images on their Instagram and now that account is gone and a backup is now live with comments limited! Just Google image search their designs, you will see the original.

We are not new to false claims from fellow manufacturers, especially those outside of China. The fact that our designs may bear similarities to others does not mean they are identical or copied. If you take a closer look, you’ll find that over 98% of capsule houses produced in China share similar designs, yet they’re manufactured by different companies.
Our Alpine Unit, for example, stands apart from what other manufacturers are offering. It’s disappointing that instead of focusing on growing the market — which is large enough for everyone — some choose to spread misinformation about our brand. Talking down our products or business doesn’t change the fact that we remain one of the leaders in the market, and both our pricing and quality continue to speak for themselves.
Additionally, the claim about our Instagram page “disappearing” is completely false. Our official page remains active and running. For the record, we don’t operate backup pages, so I encourage you to verify your facts before making such statements.
Importantly, you’ve never purchased from us, nor can you provide any instance where a client failed to receive their unit or was supplied with substandard quality. It’s worth asking — what exactly do you gain from attempting to discredit a business you’ve never transacted with?
We wish to continue focusing on our clients and product innovation rather than being distracted by baseless accusations.

I have not purchased a home from Joha. I’m just doing my research. In my research, I read the FAQ’s on the Joha website. I have copied FAQ number five below. It indicates to contact Volferda if there is damage. Are the houses a product by Joha or is it a Volferda house?
5. Damage
The Guest House was fully inspected before it left our warehouse. However, sometimes unintentional damage can occur in transit. Inspect the building thoroughly before the installers leave from delivery and installation to ensure there is no damage to the structure. If any damage is found, please alert the delivery personnel, take pictures and contact infovolferda.com

Joha is a company that was originally part of the mentioned company, but we have since separated and established our own brand
They use other people videos, for example one cabin from Waco TX, that was built by Live Oak Lake and Isaac French, when I contact them on WhatsApp to check the factory authenticity and the products they get offended and stop answering
