James has stuck with me through a rather complicated deal. He's had to explain and re-explain some issues to me, and he always does this patiently and thoroughly. I wouldn't use any other broker.

I was very nervous getting started, but James provided information and support every step of the way and ensured everything ran as smoothly as possible. He was always very responsive when I had questions or concerns and stayed on top of the builder to make sure they followed through on dealing with any issues that arose. I'm thrilled with my home and very grateful for James' help! I've recommended James several times already and will continue to do so.

As a seller I had a great experience with James. He's very easy to chat with clearly knows his profession's in's and outs. The most wonderful thing - being provided with a spreadsheet of how and when things were scheduled to happen. Why doesn't ever agent provide this handy tool? For a busy person like me this was awesome. Kept me informed of changes in a timely manner. When the closing was delayed by the seller he listened to my complaining and gave soothing responses. And then, at the closing he presented me with fab chocolates and wine - wonderful! Wiped all those frustrating memories of the process right out of my head :).

James took the time to listen carefully to what I was looking for in my home, regarding condition, location and my many other specifics. He keenly used my criteria to locate several properties that were a great fit for me, and ultimately matched me with a home that exceeded my original expectations. James also researched home prices in the area , before I made my offer, to help me negotiate a much better price. He is always on top of the new listings and is very prompt and courteous. If I decide to sell my home or to buy another, I will definitely use James as my agent, again. I trust James' experience and knowledge, would certainly recommend him to anyone that I know.

James Deloney sold a house for us in December of 2009. The market had just hit rock bottom, we were stubborn about our asking price (yet needed a quick sale), and it was the dead of winter. I would recommend James to anyone buying in this "hot" market....you need a pro to compete and close the deal.

James is running a top notch operation at HavenPath Realty. He helped me get my first house and is helping me find the next one. Mr. Delony has driven my family across the city searching for our current property as well as coaching me on the key points to prep a home for sale.

James helped us find our new home, and working with James was an excellent experience. James was very patient and walked us through every step of the home buying process. He set our expectations clearly and even explained steps of the mortgage process. James spent time getting to know us enough that he had a great sense of what we were looking for. Every time we went to look at houses (and there were several times), he was patient and provided great insight to how the space could work or not for us. When we finally made a choice on a house and put in an offer, James offered counsel on how much to offer, what to expect, and negotiated us a great price. He even went above and beyond and negotiated the sellers pay for a one year home warranty. James held our hands throughout this entire process and was a wonderful Realtor. I would recommend him to friends, family, and you. If we ever move again (we are still unpacking so at this point that seems unlikely) we will use him again, FOR SURE!

James has a firm grasp of the Austin realty market. He does a great job of explaining all the different scenarios involved with purchasing or selling a home. He makes the process seem easy. James was able to sale my home quickly at the best possible price for the market. I was extremely pleased with the outcome of my sale.

As a buyers representative James negotiation skills helped tremendously when we were faced with multiple challenges during the contract process. He helped the seller understand the true market value of their property and worked hard to make certain we didn't overpay.

The house was in great need of repair and updating and James was very instrumental in helping us decide what HAD to be done and what would be nice to be done. And James suggested some improvements that would help the house sell very quickly once it was on the market.
James kept in very close contact with us and was well prepared when the house was completed and had already had a "coming soon" sign in the yard. He designed flyers and listings so just pictures needed to be added when the house was staged. James arranged an open house the very first weekend the house was listed and it sold the first week.
