DO NOT RECOMMEND. We booked a vacation to 1034 Dolphin Drive in Cape Coral, Florida via iTrip 9/23-9/27. The listing did not inform us that the AC had issues and needed to be kept at 74+ while we slept at night. This is something potential renters should be made aware of before booking a stay. Upon arrival to the property is was 83 degrees in the home. It took he entire night to "cool" down to 74. We did not sleep well at all that night, but we tried to make the best of it. The next morning we went to swim in the pool and found the pool equipment haphazardly placed, and no chlorine in the floating chlorinator. There was no debris collected as a pool normally does when it circulates. The pool service company came to the property twice before we arrived, but did not clean (service note confirms this). We were willing to make the best of it until the owner showed up with a stranger unannounced on our last night. I attempted a refund request through iTrip, and I received a pointed e-mail from the owner instead. DO NOT USE ITRIP.

We were not aware of these guests contacting us during their stay regarding these alleged issues.

To our knowledge, there are not any issues with the AC, and it is a newer AC unit the property owner installed. All travelers are informed via the VRBO/iTrip site before making their booking about the recommended AC/thermostat settings due to Florida being a subtropical climate. The booking agreement is also made available for review before travelers confirm their booking.

Regarding pool equipment: The owner’s pool vendor keeps a pool vacuum in the pool, so the vacuum can auto clean the pool floor between weekly service visits. The pool vendor has prescribed weekly tasks for a pool service -- such does not include vacuuming the pool weekly. Pool companies typically vacuum monthly.

As regards the chlorine: It's placed in the auto chlorinator, which is attached to the pool pump located on the side of the house. There wouldn't be any chlorine in a floating chlorinator.

In addition, we did not know the property owner and his brother, who lives local, went to the home the to his dock to check his boat battery on last evening of their stay until we received an email after check-out demanding a refund.

The owner has declined to refund any amount. Had the iTrip team been contacted during the stay, we would have gladly helped resolve any issues, further explain and/or answer any of their questions.

Property neglect and poor management communication

After checking into our house at 38 North Forrest Beach on Hilton Head Island, managed by iTrip Vacations, who is affiliated with a local company called Low Country Rentals, who in turn lists properties for rent on VRBO, we began discovering a series of issues.
The first was the living room television. We got a prompt call back about getting it to work, only later to find if it was turned off everything had to be reloaded which took more than 20 minutes. The only way to get it to come on was to unplug it and plug it back in. Days later, we found that the DVD player could not be connected to it either.

Soon, guests began discovering several toilets were backed up and overflowing when used. The office had closed by then. Plungers were not helping with two of the four bedroom toilets. The sink backed up that night because the garbage disposal was broken. We found several electrical outlets that would not hold a plug. One even sparked. The pool appeared to be neglected, especially compared to the one next door where people were able to play in the water. We did not want to be complaining about everything so decided to concentrate on getting the plumbing issues fixed.

We texted the next day when the office was open, leaving a message about our biggest concern – the toilets. We received a text back that plumbers rarely came out on Sunday, but they would be in touch Monday, if not. It was noted their inspection report had deemed the plumbing system operating correctly. In the meantime, one toilet upstairs overflowed to the point it flooded the bathroom and leaked a large amount of dirty toilet water through the ceiling into the kitchen. ( You could tell looking at the ceiling this problem had occurred before ). On Monday morning we got a text from the management company ( Low Country Rentals or iTrip Vacations ), saying that Low Tide Plumbing would be at the house between 11:00 and 1:00 PM, so some of us went back to meet them. We never heard from them so sent two texts over several hours back to the management company and did not hear anything back from them until that evening. Finally, we got a text saying Superior Plumbing would be there by 8:15 PM. We scrambled back and a courteous young man did his best to solve the problems using different machines. After indicating he had a lot more to do and had two toilets pulled out with no problems solved, we excused him for the night ( 11:00 PM ).

The next day we were notified Low Tide Plumbing would be there just before noon, so once again, we left what we were doing and met with them. The information they were given from the previous plumber some how got mixed up so it’s a good thing we were there to show them what had happened. They fixed the problems pretty quickly, mentioning the disposal was dead, and the management company sent out a cleaning person to freshen the bathrooms and kitchen, which we were grateful for. So three and one half days into our stay, that major headache finally was resolved. We did not bother to complain about anything else and we had a good time in the house.

After our stay we asked the management company for an appropriate refund ( in our minds maybe ½ off ) for all of the inconveniences. We did not hear back for several days, so we talked with VRBO about it several times. They were sympathetic, but explained the owner and management company were the ones who charged us, and would be responsible for any refund. Itrip vacations said the same thing. VRBO did say they would review the case and might penalize them for neglect ( but who knows ). Since we could not get a response, VRBO left three messages to the management company to get them to communicate. Then, suddenly, Matt Williams responded to us by email saying he had been on vacation and did not like our tone. He defended their actions and declared they would not be held hostage to us waiting to write a review based what they decided to do. He was defensive about everything we brought up, putting it back on us. There were several things he did not know about that we just lived with, so that could have all been worked out in a phone conversation we never were able to have.

It turns out we were never able to leave a review on VRBO because a brief one sentence message to the management company had been put on there early on and we were not allowed to put on our review !
We will now try to work with the BBB for a more favorable outcome and share this story with other potential renters using any of the above mentioned parties.

Once we returned to the office, we tried to address any issues. When you arrived at the house you called because you couldn't get the TV to work. We called you back and were told, "my friends have disconnected everything, and it looks like it is working now". During that conversation you indicated how much you liked the house.

The next day, you texted to say two toilets were not working upstairs and you indicated they were that way when you arrived. Because it was a Sunday on a holiday weekend, it was hard to get someone out to the house as quickly as we would want. We pulled the inspection records and both the housekeeping company, and our inspectors did not note any issues. Two toilets backed up, that a plunger couldn't fix, indicates an issue that a plumber would need to address. We called ours, and they told us they would be out Tuesday. The reason for this was you were in a house that had 5 bathrooms so being a holiday weekend they had to place calls in an emergency queue. After another call, we found another plumber to come out Monday at 8:00 PM. One arrived late Monday evening. You asked them to leave, before he was done, because you wanted to go to bed. The following day another plumber went back out to the house and fixed the issue. It was also noted at that point, that the garbage disposal had backed up. The gentleman that was there having breakfast stated that "everything was good".

As far as the pool feedback. The pool was cleaned the day of your arrival and then again midweek. We confirmed this with the pool company. We never heard any issue about the pool until you checked out of the house. It is October and the pool has trees surrounding it so it is to be expected that leaves will fall. The house does have a skimmer for guest use. We have never had a guest say the leaves made it "unusable".

Please see the HOLD HARMLESS section of the tenant agreement you signed that states "iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control."

In your last text, you indicated you will not wait much longer for a response from me, and you were withholding your review because VRBO told you the owner is responsible for any appropriate refund. This is after sending a lengthy message the stating that "our group feels that we should get appropriate compensation”.

Please understand, we never pay for good reviews and will not be held ransom for "compensation” after your departure to avoid a negative review. We addressed any issues as best as we could. Thank you.

Crooks

I'd give this fraudulent company zero stars. Not sure where to start. They created a duplicate VRBO account in my name with my info and a fake email address (very close to my correct one). They sent confirmations to the fake email to cover their butts. Tried to convince me I typed my email address wrong, when it comes directly from VRBO. I think they hoped I wouldn't notice the charge on my credit card until it was past the cancel deadline and then they'd keep all of my money. They offered to only charge me $60.00 for a trip I never booked! I've reported them to BBB. Stay away from this company. Crooks.

The crux of the issue is that Kimberly Sessa created two different accounts with VRBO, booked a property we manage under the one with an email address that she misspelled. We have a statement from Vrbo stating this is was her doing and not iTrip Vacations. After booking the property we manage, our system tried sending emails to the account with her incorrect email which bounced.

She reached out after seeing a charge on her credit card statement that she did not recognize. We explained what happened and agreed to cancel her reservation and reduce our cancellation fee from $200 to $60 just to cover the cost of the credit card processing fees. She refuses to pay any fee despite electronically signing, i.e. accepting, the rental agreement. Unfortunately, there is nothing further we can do to resolve this issue. Thank you.

I DO NOT RECOMMEND. I booked a condo through VRBO and, unfortunately, it was managed by itrip. A WEEK before our stay (in a very busy area at peak tourism season) they canceled the reservation. They did refund our money, but we are now completely without a place to stay since everything is booked or way too expensive and we have to cancel our vacation. To say that I am bummed is an understatement. If I'd canceled the booking that close to the date, I would have lost my money, but they can cancel the reservation with no repercussions. If you do take the chance on this company, definitely have a backup plan. They blamed it on the condo owners, but they need to have something in their contract with owners requiring them to honor their bookings. Ugh, so unprofessional.

Itrips and my Horrible Experience

I would like to give this rating ZERO stars but that's not an option.
Where do I begin because our entire stay was horrible From the minute we got to 624 Ratoon North Beach Plantation, North Myrtle Beach there were issues. I will list each and every one of them.
1. There are 3 bedrooms. 2 bedrooms are listened as Queen beds. They were both full size beds.
2. No extra sheets for pullout couch therefore I had to remove the top sheet from the master bed and place it on the pullout mattress.
3. Comforter from master bedroom had yellow stains. It was never replaced from previous rental..it was disgusting.
4. Master bathroom - the shower was clogged and almost over flowed. My husband located the drain was full of hair and soap scum and whatever else, therefore the shower drain was never cleaned.
5. The enclosed porch was never swept or cleaned. There were cob webs around the perimeter of the room and debris from outside.
6. I found a cigarette butt on the outdoor patio. Obviously this was never cleaned either.
7. The Mr. Coffee pot was never cleaned from previous renters and mold was growing on the bottom of the pot and where the coffee grids were. I texted Management and was accussed that for all he knew, those coffee grinds were mine.
8. The hair dryer in the master bathroom began to smoke and then turned off. I notified Itrip Management via text and requested another hair dryer and was told I would have to wait until the next day. That didn't help me because my hair was wet. The directions on the refrigerator indicated to TEXT Itrip with any issues as long as it was before 9pm. My request was made way before 9pm.
9. The oven mitt and pot holder were filthy. They were never washed or replaced with clean ones.
I took pictures of these issues and texted them to Itrip Management.
I was informed that the place is CLEANED and then INSPECTED prior to the next renters coming in. Obviously as you can see by my list of issues, the INSPECTION was never done. I requested some sort of credit from Itrips and was told "that's not happening" Whoever I was dealing with at Itrips was rude and wouldn't take a call when I tried calling. It went to voicemail but the voicemail was full. I then recieved a text stating "Text only"
I would never, ever use Itrip again for any rental property. Luckily I knew the owner of another rental property at North Beach Plantation who knew the owners of this property and she was able to contact the owner to inform them of these issues. Itrip Managment was rude and condescending and should be fired. If you're looking for a rental and it's listed with Itrips, DO NOT RENT FROM THIS COMPANY. All I asked for was a credit for these issues. I didn't ask for a refund. DO NOT USE ITRIPS FOR ANY RETALS.

***You're trying to justify all the WRONGS that we experienced but you didn't mention every single one....I AM COMPLETELY, 100% RIGHT. I would never use iTrips ever again no matter where I go. I have used VRBO and AirBnB and I have never experienced these kind of issues, ever.. Not to mention the being accused of things such as leaving coffee in the coffee pot, which was why there was mold. I am going to contact the neighbors I know nextdoor and make sure they tell them to use someone else for their booking company/cleaning company. You didn't even give the courtesy of some type of CREDIT for ALL of the things that went wrong. Paying over 2700.00 for a rental with all of the things that went wrong, I would have expected 10% credit.

During the stay, we offered to have the sheets and blanket dropped off immediately, as this was an oversight on our part. Regarding the grill, we note in the check-in instructions that guests are responsible for cleaning the grills and we provide brushes. We then apologized if the previous guests were not respectful and didn’t do that. Our team also offered to send the cleaning supervisor to check out these issues, which was declined. In addition, we are working to improve any updates the home needs and work with the homeowner directly. Thank you.

Excellent Stay Alpine Escape Pagosa Springs Unit 1003!

Our Stay in Pgosa Springs was Fantastic. We stayed at the Alpine Escape condo Unit 1003 from 8/5-8/8/2021. The condo was superb, comfortable, clean and very inviting and welcoming! The beds and Furniture were all very comfortable! We Loved the rock Fireplace We enjoyed the outside patio with the pond. It was nice to have the two car garage. We even received a bottle of wine for staying at this Awesome Place in Pagosa! Thank You for the Memories!

My stolen suitcase

I stayed at Itrip Orlando july 8-12, the property was an older model but it wasn't too bad. We discovered that we left a suitcase there, called the emergency line about three times before someone answered. A representative emailed me and informed that she would contact the cleaning company. Days later she did not message me back, so I messaged her this was her response.

Good morning,

There was not a report of a left suitcase or bag at the property.

If it was a bag, unfortunately, it could have gotten discarded without anyone looking in it to see the contents.

I do apologize that we have nothing to report to you at this time. There have been additional guests in the home since you stayed and they have not found anything.

We do not have a lost & found policy however when items are found, we do try to return them if possible.

I understand that they don't have a lost and found, however, based on her words she didn't even take the time to call the cleaners. She said no one reported a suitcase. I could understand if a small item was left, a whole suitcase and no one had a heart to return it. In my opinion its cold and heartless. I can list every single item in that suitcase, because it was for my parents, which I told the representative. She was not helpful and lacks empathy. Most uncaring company ever. If she wanted to call the cleaners and find out who worked that day and get my suitcase she could have. I will never use them again!!!!

Do NOT use this company!!!

Would just like to say that I am extremely disappointed with our rental for this week (July 17-24, 2021). We have rented Unit #204 Ambassador Villas in North Myrtle Beach, SC. This unit cost us $7600 for the week. It is nothing like what is pictured. The front door was ajar and unlocked when we arrived. The linen was not taken by the cleaning service and dishes were still in the dishwasher. The windows and sliding glass doors are filthy and it is difficult to see outside. The balcony furniture is broken and uncomfortable. The furniture inside the unit is also torn up and very worn. There are numerous patched holes in the walls throughout the unit and the place is in dire need of fresh paint. The community “pool” water is filthy and below level. This “pool” is only big enough for one family at best, and is definitely not meant to be a shared, community space. The kitchen cabinets are missing drawer pulls and get stuck easily. We also found several miscellaneous items from previous renters such as underwear….There is suspicious mold in several bathrooms and the closet with the air handler unit is covered in dust. This place would not pass a health inspection nor a fire and safety inspection. For the price of this unit I expected far better quality than what was received. I feel this listing is falsely advertised and if you all continue to rent it out, renovations are a must or update your photos to more accurately depict what renters are getting!!

1- F Not a place for Boat Owners1F condo is spacious but…

Sent this to Itrip with pictures to back up my claims. Never heard back?? We stayed at 1F condo is spacious but in need of some repairs n updates. Stove takes 40 minutes to heat oven to 350 degrees when we turned it on the smoke alarm kept going off due to grease left in bottom of stove. The bottom drawer is broken too. The furniture has stains and holes. The patio furniture was broken. My husband took a tumble when the whole side of the rocker chair fell out. Scared me he has a spinal fusion. The pool was littered with debris and not even a skimmer to use? Bathroom 1st inside the door shower is leaking couldn't get it completely turned off. I'm sure you want to get with the owners about issues. All this after being told the boat we brought could not be docked on the property and neither could the boat trailer. Add very mis-leading caused a lot of unnessary stress. I was given Mgr Name and number and I did speak with Cheryl. She advised nothing she could do we would just have to pay for storage every day we were there.

I had then run my property and it was a total nightmare. My rental was in Panama City Beach. I got charged for things that I thought were not true and bogus. The rental property was dirty. I stayed at my own rental and I ended up cleaning for a few hours. Stains on the bed, the floors filthy, the bathrooms dirty.
The communication between us and the manager was awful. He would yell at me because I asked questions. He would not answer anything on the weekends unless he needed me to do something. Please, go with another company.

PARADISE TO HELL IN AN INSTANT
My husband and I had a recent stay a condo in Lovers Key Resort in Florida. We arrived Monday evening and was pleased that the pictures online were what we walked into. The condo was in a good location, and looked clean. Tuesday evening, my husband was tossing and turning scratching his arms and legs in his sleep. We did not think anything of it until Wednesday night when we woke up around 1:30 am and found the bed crawling with bedbugs. After our initial disgusted shock, I called the 24/7 emergency number that was posted on the fridge. I also called iTrip, texted them, and emailed. Knowing that they did not open until 8am, I expected someone from the 24/7 emergency number to call me back, but no one did. My husband and I showered, and carefully packed up some of our belongings and threw the rest away. We followed the departure list for the condo (trash, dishwasher, etc). We could not even entertain the idea of going to a hotel, so we headed to the airport hoping to get an earlier flight. We were not scheduled to leave until Friday, and unfortunately spent 15 hours at the airport standing by for an earlier flight, which was an additional cost for flight changes. Someone from iTrip called me back first thing in the morning to express apologies and willing to reimburse us for 3 nights not including any of the fees. We do not find this acceptable and feel we should have been reimbursed the entire amount. My warning to others is: #1-- the 24/7 emergency number is obviously not true, #2-- iTrip really doesn’t go out of its way to properly take care of its customers, and #3-- beware of bedbugs!

We are sorry this was your experience but have done everything we can to resolve this issue. Our team responded as soon as we received the message and issued a full refund. We then had the rental treated by Orkin and replaced the beds and bedding. We have not had any further issues or complaints from other guests.

How Does Kevin Stay in Business?

This is an old review, but much like the complaints recently on the BBB. We rented a property from itrip, Kevin. The place was filthy and the first night my granddaughter was awoken by bedbugs crawling on her at 3am. It was a nightmare. He did not have another property where we could stay. He offered 0 help in finding something. I called Real Estate Offices that were open on Sunday and they had nothing available.

We found but could not move until Monday, check-in at 3pm. So we have already lost 3 days of vacation.

Long Story Short. After a year I finally received a full refund for the rental, but not for the $500.00 extra we had to pay for the new rental. That was $100.00 more a day.

Do Not Rent from Kevin itrip.

Week at Lake Travis

Run!! House of Horrors in Charleston SC

Run!!! Worst vacation rental ever! So many issues with this home. Nothing as advertised, fraudulent advertisement. We stayed in Charlredon, SC the first week in June. The chairs where and couch was broken. The ceiling was leaking water from the recess light, we where terrified the house would burn down! the kitchen sink leaked and the refrigerator was missing shelves. Broken kitchen chairs, wood flooring was in the master bedroom. The house was filthy! Hairs, crumbs, trash, change, bugs all in the couch. Bugs and trash under the couch. The grill was rusty and had leaves all in it! This place!! Horrendous. THE OWNER would not come and address any issues. Very rude and unprofessional. He or she would not identify who they where and would only text, not call. They did offer for us to leave and they would refund us the nights we had not stayed. No offense to give us all our money back, or help with other logging. I only stayed because I had my elderly parents. House of Horrors, I only wish I could add my pictures! Run!!

We could not allow a delivery into the home at 10:00am on the morning of check-in. We tried to explain that other guests were still in the home, and we could arrange for a delivery that afternoon (still in advance of the 4pm checkin). We tried calling several times that day, which was Memorial Day, but the calls would always go to voicemail.
We inspected the house before arrival and it was very clean. We were unaware of any issues with the couch prior to your arrival, and we asked for photos or more specific examples of what was wrong with the couch (as well as the other items mentioned), so we could know how to fix it.
We did offer to refund the remainder of your stay if you left, but you refused to leave and stayed the full trip as scheduled.

Booked a vacation on lake Travis

Booked a vacation on lake Travis. We were in our way with confirmation in hand when they told us it had been cancelled and it was Airbnb’s fault. We called Airbnb who had no record of cancellation.

They took no accountability. Don’t book without alternate plans.

As Carina mentioned, the reservation was confirmed at time of booking, however it was cancelled a day later and we did in fact send notice of the cancellation (unfortunately, the condo they booked had damage that made it unavailable). If we were able to attach photos/images, we would be able to show proof of cancellation. We DID apologize to her group, emphatically, and even offered a future stay (on us), however the person who made this reservation (Carina's Husband, we imagine) was hostile, used profanity with our Guest Services Director, and was belligerent when we spoke.
Our hope is that people will read ALL of the reviews about iTrip Austin and Lake Travis, so they can see that one of the consistent mentions is our commitment to customer service.
We regret that Carina had a bad experience, however to suggest that we did not communicate or apologize is simply inaccurate. We were quick to acknowledge and apologize for the inconvenience that the cancelled reservation may have caused.

Would give ZERO stars if I could

Would give ZERO stars if I could. Contacted them about cancellation policy due to the State of Emergency declared in Florida if the pipeline wasn't brought back online. Their response:
"That's not true at all. Thank you."
Rude, ignorant and unprofessional! Book through another company!

Don’t book with this place

Don’t book with this place. We booked a condo on the beach in February and now 1 month before we leave the owner canceled our trip.

Now guess what there’s no where to go in Gulf Shores, AL at least not on the beach.

Now we’re forced to cancel our vacation. Buyer beware!!!

This particular building took a very hard hit during Hurricane Sally and the reopening of the building kept getting delayed. When the building opened, the owner was still responsible for updates, and supplies and contractors were and still are difficult to find. So in March, 3 months before the anticipated arrival (of June 2021), the guests were notified. The guest booked on March 10 for a June vacation, and we notified them on March 23 and offered a 100% refund. We also recommended a few rentals we had available.

We were there for a small family reunion. With the hustle and bustle of being on vacation and excitement of seeing everyone, going through the rental house with a fine tooth comb was not on the top of our list the first day. You would expect it to be clean and ready for use. By the second day little things were noticed, but we did not think too much of them. For example the master bedroom comforter had multiple stains, the blender was crusted with the remnants of old drinks, two of the showers had sand in them that was certainly not ours since we had not even been to the beach at the time it was noticed. Towels in the bedroom on the first floor had make up stains on them and since it was my sons room and he does not use make up clearly they were stained prior to our arrival. Overall our stay was great since the house was a good fit for all of us and the location was excellent. We would not even have mentioned any of the cleanliness issues except now I am being charged for soiled linens! If we did soil linens I would not dispute the charges, but when you check in and linens are already soiled it is a problem!!! If renters are going to be charged for soiled linens then the house better be in EXCELLENT condition upon arrival! That was far from the case with this house. I would not recommend this house due to the fact that it is the renters responsibility to make sure the house is in the proper condition rather than the owners! As I said when you are on vacation anywhere but especially at the beach you just want to enjoy you stay and it should not be your responsibility to make sure there are no issues with the house that you could be charged for.

We are glad you had a great stay and thought it was an excellent location. During your stay you mentioned everything was going well and the place was perfect. After your stay we saw how you damaged the linens and towels and left a mess and we told you there would be an extra fee for damages. You refused to pay and said you would write a bad review if charged. We thoroughly inspected the property prior to your stay, it was clean for your family reunion. This is a very unfair review for a home that is well taken care of, has great reviews and never had these issues before.

Do not use this company. Very unprofessional and their cancelation policy is shady at best.
