STAY AWAY! I recently try to acquire a small mobile home at Pine Acres in St Petersburg's 10720 54th Ave N St. Petersburg, FL 33708, the seller told me 3 months free and 825 dollars lot fee with nothing included, all realtor pages said 825 (zillow, realtor, mhc, etc), anyways, I'd applied and let another offer fell away just waiting on them, they approve me (as I am a pay rent first tenant and groceries last - si yes, I am an awesome tenant). They change the fee then approve me expecting me to pay 925 instead of 825; I obviously objected they wouldn’t budge, then I told the seller OK ill do the 925 but I want guarantees the 3 month both her (seller's name initial: S manager name initial: D), and the manager talked so high about... I ask her about it and she said "we will give you only October free" due to the "confusion". She shielded herself naming confusion, implying i was confused not saying THEY were the oil snake sellers who talked about 3 months free and the 825.

MAGGIE VALLEY RESORTS-Lot rents have more than double…from $235 a month that included everything except electric before they took over about 4 years ago, to $650 now…PLUS they removed lawn care, garbage, water, etc and charge for them on top of lot rent. Look on their website. There is no phone number for contact. There is a local person to contact who is not friendly.

Don't even CONSIDER living in a park owned them unless you want to live with the regret. Island Communities is nothing short of a slumlord. They overcharge for everything and then even charge when you pay on their website with your checking account. Then they charge you for services you don't even receive. And forget about trying to resolve an issue. No one answers the phone nor do they respond to emails. Once they have your lease agreement, you are screwed.

Moved here 2023 moved out 2025.
The place isn’t adequately up to date and is constantly being cited by code enforcement regarding property problems they refuse to address. Pushed all the renters out to just to sale the homes so beware of the trailer you intend to purchase.
The trailer I was moved into in 2023 had termites and I didn’t find out until a year in only after my old water heater broke which was 20 years old btw and should have been replaced years ago , other issues consisted of structural damages, pest, mold and mildew, half rigged appliances.
Maintenance is a complete joke and nonexistent the help they hire would mostly be undocumented workers paid in cash do not let them in your homes !
The laundry facility doesn’t work and hasn’t worked for the past two years , they removed the playground for children and never replaced it, no pool, says animals are not allowed however stray animals are always present.
I would not recommend anyone to rent or buy here.
