DON'T DO IT.
I started the mentorship with high hopes but my circumstances had changed so I needed to stop the course. I emailed back and forth with their clientcare team and this took WEEKS. It was almost impossible to get in contact with them. When they finally did answer, they said it was no problem for me to quit the mentorship and they sent me an email confirming my cancellation. HOWEVER. The course was paid through installments over a period of 12 months. I needed the monthly payments to stop and they said it was ok. They cancelled my membership BUT they kept on taking money from my creditcard every month UNTIL THIS DAY. Even though they confirmed through email that this would end. I have tried everything to get in touch with them again but nobody responds. They completely ignore me and I have no access to the course or the online community anymore since they cancelled my membership. Every month they take $458 dollar off my bankaccount and I had to stop the card to put an end to this. Or so I thought. I thought this was finally over after I used Cardstop but they have found a way to keep getting the money from my debitcard that was linked to my creditcard even though the creditcard has been destroyed. They keep stealing the money from me and there is nobody who reacts on their part. I have contacted my bank and wordline but they still found a way.

Apart from that the course was really basic and there was almost no useful coaching at all. Once every two weeks you had a 10 minute video call with a team member who has no clue what you're working on. At the start of the course, they give you a 'journey tracker' to keep track of your progress but I noticed very soon that nobody on the team took a closer look to it. You have to research everything yourself (and you can do all of this using the internet and AI) and once every two weeks this 'mentor' says that "you're doing great and you should keep on working the way you're doing it.' I don't call that a mentorship. And more than two times there were coaches who didn't even show up for the online meetings.

It is a TOTAL SCAM and it is impossible to get your money back.

I enrolled in Property and Business Mastery Program in March 2023 and paid £28,000. The contract guaranteed that at least two viable multi-unit property opportunities would be presented within 12 months (Section 2a). They failed to deliver. Per the contract, I was owed a £5,000 refund spread over 6 months. I received one payment of £833.33, then payments stopped. James' assistant Shareen wrote: 'We are managing cash flow at the minute and James has paused on pending refunds right now... we will wire the money over once James has given the approval to continue with client refunds.' After 18 months of follow-up, I was asked to sign a new agreement and provide identification documents not required by the original contract. The remaining balance of £4,166.67 has not been paid per the contract terms. I would not recommend this business.

Working with James and the GPWN team as our short-term rental coaching program has been an absolute game changer. Their content was incredibly helpful, practical, and easy to apply — exactly what I needed to confidently start and scale my business. The support and guidance I received were outstanding and played a key role in helping me grow from nothing to five units in only 5 months of being in the program.

I truly couldn’t have done it without their expertise and encouragement. The hardest part is believing you can do it but with their accountability, motivation and support, it gave me the knowledge and confidence I could learn and apply it. The education and support is there. What you get out of it is based on the effort you put in to showing up to the coaching calls and applying what you learn.

Seeing how others in the community were supported on their journey it gave me the knowledge and confidence to put in the effort and execute learning how to do it and then scaling up.

I highly recommend this program to anyone serious about starting and scaling their STR business to get back control of their time or to just make more money to enhance their lifestyle.

My property business wasn’t going anywhere until I joined the GPWN consultancy. They gave me an actual strategy plan for scaling, not just vague ideas. I’m already working through all the steps and seeing deals I wouldn’t have even considered before. I'd been leaving money on the table, Super practical advice that gets results.

Huge mistake do not but in to it. They promise things, and mislead in the sales process.

This is a total scam, James and his employee Alex continuously over promise and under deliver. Including but not limited to, one-on-one sessions are promised, ability to run business internationally is promised, joint ventures are promised etc. None of these points are fulfilled nor advice given when sought. This is a very pricey course with minimal return. A whole lot of dated pre-recorded videos is all you get. I would be highly skeptical when purchasing this product. In all of James' webinars he promises a money-back-guarantee if satisfaction is not met. This too is a lie, try reaching out to them and no response will be gained.

Clear strategy and advice from the outset. The whole programme has been brilliant and distills a huge amount of knowledge and experience into bite sized, practical lessons that can be applied to your STR business immediately. The one-to-ones with James and the team have been invaluable. We immediately picked up our first unit, with an 88 day booking off the bat, and are now looking to secure our second and third before the end of the year.

Started recently with GPWN. Joined the mastermind with James. Got my first STR in September and already have 100% occupancy.

If I can ROI on this unit I will generate 10k a month PROFIT.

Will definitely scale to more units once I ROI on this unit.

Katie's marketing and social media tips have been a game changer for my listings. I was struggling to stand out, but now my properties are booked solid. The community here is so supportive, always ready to share what's working for them.

Pretty good program overall. It's not cheap, but I've already made my money back on my first property. Helped me figure out the market. Kris's session on listing optimization was particularly helpful. My bookings shot up after applying her tips.

You have NOT acknowledged that you breached your own agreement as per point 2 in my query. You've sought nothing but to excuse yourself and sidestep the issue with a long-winded response that serves you and your best interests alone. I still want a full refund; please don't try to convince me otherwise. I believe my request is well within good reason. Please go back to the powers that be and reconsider my request, try not to take 90 days this time around. Thanks.

1. They expect one to lodge a refund request within ONLY 7 days of signing an agreement with them which is completely irrational in that their product/service is quite intricate and has a lot of moving parts i.e. Access to their training platform, learning resources, tools, their coaches calendars etc. Certainly not just a bottle of milk that you can easily and immediately spot if and when something is off, no pun intended.
2. They gave me access to their product/service in exactly 13 days upon signing the paperwork, which contravenes their 7-day refund request policy. How can one reasonably request a refund for a product/service they haven’t received or inspected to establish if it’s to their liking or not?
3. I requested a full refund within well under 30 days and it was rejected with no valid explanation or solid basis.
4. It would be useful to give full disclosure on the fact that there will be additional costs involved when it comes to getting a listing ready for guests(e.g. furniture, refurbishing if needed etc.) as opposed to marketing/positioning your service as the only financial commitment required in the entire exercise. I find that very misleading.

I came across GPWN and James via Social Media. I was looking for a new challenge and an additional income stream and after some time, following James on Social's, I decided to give it a go.

I joined the program in November, studied the program, spent time on the Coaching calls and asked questions. Following the steps, I was able to secure my first Unit in March. I am now looking for my second Unit.

Let me be clear, this is not a program for you to purchase and the work to be done for you. You are required to put work in and as with everything the more you put in, the more you will get out.

I have found the Coaching Calls to be varied in topic and so very useful, delivered by the excellent, experienced Coaches, with Topic related materials, which are always shared with you.

Not only do you have the Coaches, who many of them have built their own Portfolio but you have a community who are so helpful and encouraging too!

Due to this program, the support and encouragement, I know that I am a different person now, more confident in this sector and I had zero property experience before embarking on this journey.

Whilst the above is my experience and a very good one at that, joining this program requires you to commit and 100% of the ownership is on the individual. No one is going to do this for you!

I notice a mix of reviews about GPWN and thought it would be useful to share my personal experience.

I think the course I am on is great. GPWN provides several programs, and I am currently enrolled in the Scale-Up course. When I joined, I had no experience in the industry and no clear idea of how to start.

The course is comprehensive, including online videos, downloadable spreadsheets and guides. They are keenly aware of the industry's saturation and teach you how to stand out from the crowd. Even before securing my first unit, I received compliments on my professionalism and set-up. Many assumed I was an experienced operator with multiple units, and were surprised to learn I was just starting out but took my business very seriously.

GPWN teaches you the rules, how to comply with them, and sets you up for success (this is critical in an industry where not everyone follows the rules). GPWN teaches you to do things the right way.

They guide you step-by-step to ensure you've considered multiple views, opinions, and research points before proceeding with any deal.

The course includes multiple weekly calls covering various subjects, and you're welcome to join them all, or just the ones most relevant to your stage in the journey.

The community is fantastic, with many people in my area. I’ve made friends, shared progress and questions, and both received and provided help with my fellow students. It certainly feels like a community and they encourage us to network and harness the power of it.

Like anything, there is always room for improvement, but GPWN is open, willing, and eager to receive any feedback.

I'm glad to be part of this course. I feel wanted, supported, and encouraged here. GPWN genuinely wants its students to succeed, and it shows.

It’s important to mention there are some truly incredible coaches who also propel this company to the next level.

Joined the coaching group with 3 units and since then have had some great guidance from James and the team and now up to 9 units and growing. What really separates GPWN's mentorship is the continual support once the programme has ended, which with other coaching courses I've done in the past, I felt didn't provide this. I now feel I've not only expanded the business but also my mindset in how to run a business, with the numerous branches within the coaching course specialising in specific aspects such as accounting and operations etc.

Joining GPWN has been an incredible part in my property journey. I joined because i have a similar story as James and my wife and I were looking for a viable opportunity to change our lives.

There are other training programmes out there from Rob Moore and Samuel Leeds but GPWN specifically focuses on R2SA business model. I work in the business training environment so I was apprehensive at first if the content and package is worth the money spent but I can honestly say for anyone starting from scratch, the content will help you build the foundations of your business and get ready for obtaining your first few units.

The coaching calls are helpful because they are mostly run by operators within the SA space and if you miss them, you can rewatch them over and over.

They provide you with a network of people such the amazing Kristen who has been extremely helpful when analysing deals, answering questions and giving you honest advice.

I will always be apart of GPWN and extremely grateful for where I am with them so far and looking forward to hitting my 12 months goal.

Obtaining your first units will take graft and if you are willing to put the work in, you will succeed in this.
