I was introduced to this project through Fabrik Property Group.

The developer presented to me has failed completely. The project was marketed with clear timelines and expectations, but nothing has been delivered. No construction, no completion, no returns.

As an investor, you rely heavily on the due diligence and credibility of the party that introduces the deal. In this case, that trust was misplaced. The result is a total financial loss, with no realistic recovery options available.

What is most concerning is that the developer involved appears to be linked to other failed projects, suggesting this is not an isolated incident. Once your money is in, you have virtually no leverage and very limited protection.

My experience shows that being introduced to a project via Fabrik Property Group does not guarantee safety, accountability, or proper risk control. I strongly advise anyone considering an investment through this firm to conduct independent legal and financial checks and to fully understand that you may lose your entire investment with little recourse.

Fabrik have been fantastic to work with and I can't praise Lynne highly enough. Extremely hard-working, professional and always a pleasure to deal with!

My company sourced a buyer for a property in Dockside, Liverpool for Fabrik. I worked with both Lynne and Hollie and found them to be extremely helpful and proactive throughout the whole process.

Both were always on the end of the phone or on whats app whenever needed and were really calm and efficient when the sale became a liittle bit tricky at the end. We've now completed and I have a happy buyer and wouldn't hesitate to use Fabrik again.

I was a newbie investor, wanting to get started in property but with no experience other than personal research, and the old adage is true that 'the more you know, the more you realise you don't know', so I reached out to Fabrik, and I'm so glad that I did. They really are a superstar team. My main point of contact, Matt Harper-Penman, is truly amazing, in fact I call him the Magic Man, but it doesn't stop there. From the ever-helpful Hollie Esaw to the various teams around them, from solicitors to mortgage brokers, everybody has been absolutely top drawer. I have complete confidence in them and I would happily recommend them to friends and family. I look forward to many years of working with this fantastic team and making magic happen! Scott and the Fabrik team were incredibly patient, professional, and informative throughout the entire process and provided us with valuable insights into British market that we found very helpful.

I had mixed experiences with Fabrik Invest. Initially, the team was very informative and helpful during the sales process. However, after paying the deposit for the Property X1 Media City Manchester, issues began to arise. There were delays in the project's start without clear communication from Fabrik, and I often had to chase updates myself. Despite poor communication, a recent Zoom call with senior staff showed efforts to resolve the situation, promising better updates. On the positive side, the initial guidance and the professionalism of staff like Matt were commendable. Overall, there's room for improvement in communication, but there are also promising aspects.

Initial sales was great, very informative and helpful. Property X1 Media City Manchester was scheduled to complete Q3 '24 with backstop of Q4'25. However it went downhill very quickly after the deposit paid. The "suggested" legal company after 3 months and money paid decided they had too much work on and pulled out of the sale. This must have been known at the time Fabrik suggested them. Then the development has not even broken ground..... Fabrik failed to communicate any issues regarding this or high light the potential delay. It was only after I did some research and contacted them did they admit yes there was a delay. I have repeatedly asked for updates which have been provided only when I have asked then I am told I will be updated when there is any more news but every time I have to ask. The communication for any news is horrendous even though I am supposed to be on their mailing list for updates (which never happen) but I do get their sales offers!!! 35% deposit down and a delay which will be over 2 years late at BEST. No income or capital growth coming for 2+ years when I should start getting some return in 2024...Do not touch Fabrik - there are more professional companies out there.

I had a zoom call with Dan Harburn (Senior property consultant) and Steve Jacob (CEO) yesterday which was informative. They have explained that they have a supplier problem in the form of X1 for communications. Fabrik team stated that they will pass on more information when they have it and they are trying to work out a solution for me. I will have to see what options are on the table.

Update 06/06/2025
For the past months I have been in discussions with Fabrik to review what options are available for me. The project from X1 seems to now have funding again and ground has been broken on site. Neither of which guarantee that the tower will actually be built but is some progress and shows an element of intent. A new backstop date and project plan with timescales is supposed to be in communication with solicitors (from start of May) however I have not received anything to this effect. Ongoing discussions with Fabrik who have been working hard for me to either get a full refund from X1 when they sell my unit to someone else or depending on how the project goes I continue with my investment on the hope that it gets completed. The Fabrik team have continued to be responsive and I am appreciative of their efforts. Will have to see which solution is best for my situation.

Update 04/07/2025
After considerable discussions regarding the progress or lack thereof for X1 block D it appears that construction may finally be taking place. Dan and Dale have been helpful in their ongoing support regarding the issue. Communication has been improved from the initial start point, there are still slow and in-consistent updates from the supplier X1 regarding progress.

It's has a good network

When I signed the ‘unfriendly’ Reservation Agreement at the beginning of the purchase process and paid a non-refundable deposit, I was quite wary of Fabrik, but as Michael and Ashton assisted me with all my concerns and needs, I realised that Fabrik was really doing everything to provide me with whatever I required and at no extra cost to me. Michael even took videos of the apartment, marked all changes on the plans, arranged for my lease agreement with my tenant to be drawn up and signed, and so on.
Both Michael and Ashton were really proactive in all respects, addressing my concerns and taking all pressure off me.
So yes, I would do business with Fabrik again without any hesitation, and can recommend Fabrik with confidence. Their service is truly commendable.

Henal and Ashton made our first property investment experience a walk in the park. They helped simplify the process for us, negotiated on our behalf and got us a great deal. Fabrik are really the place to turn to, no matter the budget. They don’t push you into unnecessary high risk investments and they really listen to what you want to achieve with your investment and help you get there.

Then, after reading other reviews from random real estate investors, I entered into a conversation with Fabrik Investment to discuss my options for the medium term. Michael then provided me with extensive information and sent examples of properties that I could buy in the future with my budget. When by chance an opportunity came along that I could immediately fund, he brought it to my attention. I was immediately enthusiastic and let him guide me through the purchasing process.
