Estate agents where I live have a start commission of 1.5% but you might get them to 1%. On my house at 1% that’s £6K when you add the VAT and because the current market wouldn’t support the asking price I needed, the answer was to cut costs, so I chose Emoov and sold the house myself. I complete on the 19th. :-)
I figured all I needed was access to Rightmove and Emoov’s basic package provided just that.
The Emoov site is a bit clunky and I’ve suggested some improvements, including an App, which they say they’re working on, but the point is I sold my house with them and I’ve saved about £5,500. That’s a significant amount.
You can do this too, so things to think about.
Take your time with your photos. Stage your rooms, take photos at different times of the day to get the best light. Photos are your shop window, so get them right.
I used ChatGPT to help me write my description but I just did the bullet points and the general description. You don’t need the room by room description. They’re mostly banal nonsense anyway.
As viewing requests came in I stepped outside from Emoov and did all my communication either by text or WhatsApp and it worked well. I arranged a viewing from my bed about 06:30 one Sunday morning after an enquiry came in about an hour earlier. You won’t get service like that from anyone but yourself.
Tell prospective buyers that you are your own estate agent and therefore they should expect you to ask what any estate agent would ask. Don’t be shy about this, but be polite. You’re not prying, they’re standard questions that buyers expect to be asked.
Yes it’s more work, but you’re not going to get something for nothing. It’s worked well for me and I’d never use a high street agent ever again. Emoov was perfect for me and they have been supportive and helpful throughout. I thoroughly recommend them.

Very quick, very easy and online in minutes!
I had a couple of little glitches during the process of listing my home, but Sophie Neale helped out and looked after me until everything was finished (no bouncing between different people)
Sophie was always polite, quick to the replies and didn't waste my time at all - definitely went above and beyond.
Same day my advert has gone live and I'm already getting viewing requests.

I’ve had an extremely bad experience with this company, I have reason to believe the Company is no longer in business as all my phone contacts are no longer working and no one is returning my calls. somebody from a different company called “mashroom’ is returning emails telling me I can no longer list my property. I have asked the question what has happened to Emoov? Their response was “they cannot give me an answer” not good enough seeing as I’ve paid for their service.
I’m extremely disappointed as I paid for a service and have had no communication from them to tell me what’s going on over the last few months! Confused and very angry

We looked at a couple of the online estate agents in a bid to cut costs and were so pleased we chose Emoov. Claire, our estate agent, was brilliant. Down-to-earth, friendly, honest, efficient - exactly what you need in this process! The online booking and reviews system for viewings worked so well for us, too. We have children, so wanted to set viewing appointments to weekends and one evening during the week - it was perfect and so easy.

The real star of the show here though is Hilary Cleeton, who I think is something of an Emoov legend - and quite rightly! When I read reviews of Emoov before we instructed them, her name cropped up time and time again, and now I know why. She is a throughly lovely, warm, kind person who is a pleasure to deal with. Not only that, she is incredibly efficient! She worked as an excellent source of communication between us and our buyer (our buyer said also how fantastic Hilary was) during a long and drawn-out process.

She is a real credit to Emoov. Thank you so much, Hilary!

I sold my property through Emoov and i found the Sale Team to be very efficient in their communication and customer focus. The Team has been nothing but excellent. Their professionalism and customer friendly approach is outstanding. I found the entire team to be very helpful whenever i contact them. From arranging the viewing to the completion of the sale. Anne from the viewing section always demostrate the willingness to help on enquires.

Why use a high street estate agent, charging you huge fees to sell your home when you can do it yourself on line, achieving the same result at a fraction of the cost. I have recently agreed an offer on my home thanks to Emoov, and all its very professional staff, I had help with the process from the start to finish, the forms were completed with the help of the photographer Paul Beard at the time he carried out the excellent photos of my home.
