We applied for two DSCR loans in Sep/Oct 2025. We provided all documentation as promptly as possible and Oct 31 was reasonable closing date. They came back at the last moment for silly things, like we received only half the rent. The lease clearly tells that the landlord will pay half month's commission in rent, so we had let the agent keep the commission and send us the remaining amount. Then, our bank statement showed ACH collection from "Kissimmee Tenants" (the nickname we had given). They would not accept that and ask for the actual name of the tenant. We showed them the ACH setup page, then they would insist that the payment should come from the Ms Agent, instead of the LLC, because some smarty pants does not know how to read lease and thought that Ms Agent is the tenant. Things like that. In short, they delayed our closing so much that I got fed up and told them good bye.

Raphael is an absolute go-getter. He personally reached out to me by phone, and it just so happened I had a loan that needed a home. From that moment on, he was an absolute delight to work with; attentive, genuinely kind, highly professional, and extremely knowledgeable. He helped me get a loan closed in just 3 days, and throughout the entire process he was consistently accessible and responsive. Because he knew how time-sensitive it was, he even made himself available over the weekend, which truly went above and beyond. Any time something came up, Raphael was on it immediately, which made everything feel smooth and stress-free. We had great synergy working together, and his dedication to his clients and his work is undeniable. Highly recommend! And I can't wait to close more loans with him!

I will never use this service again!! Their fees are predatory and they're unwilling to work with investors on those fees who have proven track records!! Stay away!! TERRIBLE.

Easy Street Capital came highly recommended by my mentor, and their online content is excellent. From the beginning, they were quick to provide quotes and estimates, which made me feel confident about working with them. Unfortunately, that initial momentum didn’t carry through to the actual transaction.

What’s been most frustrating is the lack of urgency and awareness around deadlines. I was told we could close in 2–3 weeks, but that couldn’t have been further from the truth. It took a week and a half just to order the appraisal, and then almost another week before I even received the payment link. At that point, we were already about three weeks in—before underwriting had even started.

Throughout the process, there were gaps in communication, long silences between emails, and multiple last-minute document requests that should have been handled much earlier. Then, on 10/06/2025, just days before the scheduled 10/10 closing, I was told underwriting would take longer and they couldn’t give a definite date.

This lack of accountability has real consequences. The delays have cost me thousands in holding costs, not to mention unnecessary stress. Honestly, if I wasn’t so far along in the process, I would have switched to Key Real Estate Capital—who may charge a bit more, but clearly value timeliness.

For a company called “Easy Street,” this experience has felt like anything but. Hopefully, they’ll tighten their operations because the potential is there—but my first impression has been one of headaches and missed expectations, not ease and reliability.

The experience was great, the was approved promptly and when we required the money for the rehab they work quickly on our needs.

BUYER BEWARE:

We had a loan with Easy Street needed an extension which we agreed to.

We don’t hear back for 2 months.

Servicing company still taking money out of our account.
We assume everything is good to go.

Then they tell us that were in default, and that the reason no one had told us is our point of contact was either fired, or he quit .

$7,000 in bogus fees.

No written notice at the time!

Nothing until almost 3 months later that we were in default.
Which at that time we already had everything worked out.
