Diabolical and Unprofessional company
Would put a minus number if we could.
Diabolical service. Our poor buyer is using this poor excuse for a conveyancer. heading into month 4 and still haven't even seen a contract to sign. Unacceptable and totally unprofessional behaviour. I would warn anyone who wanted to buy or sell a property through these 'jokers' to make a wide birth!! They've cost us more stamp duty, never return calls and are generally just time wasters. DO NOT USE!!!
Shocking company
Shocking company - purchase been going through 5 months now, I had to move out my house in April, now living with a friend, not ideal. they only take calls from 9-12pm, Pattinsons recommended these to there vendor, they won't even speak to them now, even though, they pass lots of business there way. If not complete this month, they will of cost me £1,000 stamp duty, USELESS AND SO UNPROFESIONAL - AVOID THEM, LOTS OF BETTER COMPANIES OUT THERE, WHO ACTUALLY, PICK UP THE PHOEN AND GET BACK TO YOU.

When I discovered that my buyer and I (the seller) had both instructed Bindman & Co. I thought - brilliant! This will speed things up.
They assured me there was no conflict of interest (despite being a small, intimate firm) and that we could proceed with Bindman on both sides of the transaction.
My first issue arose when my appointed solicitor, Andrew, failed to return my calls/emails… some time later I was informed the buyer and I had been ‘swapped around’ as Andrew had dealt with our buyer previously. I was handed over to Claire.
Note: This was a sale with a cash buyer who had SSTC. There was no lower chain, no upper chain (vacant possession) & searches were indemnified… furthermore our buyer LOVED the property and visited several times to measure up. Four properties within the apartment building of 26 flats have changed hands this year subject to a mortgage without issue. What could possibly go wrong?
I don’t have the energy to catalogue the series of failings and demonstrably bad client care which ensued - culminating with me calling Claire on the morning of our sale falling through seeking her urgent advice, desperately pleading for a call back. A call which she never returned. No one at Bindman has contacted since our sale fell through.
They ought to be struck off.

Decided to go with a local conveyancing solicitor to handle the purchase of my first property, and received loads of information straight away such as the Terms of Business and I was impressed that our case was being handled by a Partner at the firm.
That’s where the good communication stopped.
Getting hold of Claire is impossible.
Over the span of 3 months, I emailed about 10 times and called 3-4 times. All those times I either got no response, got an out of office reply, or got told she was busy and I’d get a call back.
That never happened. One time I called and the receptionist claimed that the sellers solicitors were yet to send any correspondence (2 months into the sale, which turns out was a lie since I then heard from the sellers solicitors with a list of dates they had sent requests).
This month we’re supposed to complete our purchase. The seller is moving to a different continent so there’s a little urgency here. Yet my daily calls yielded nothing as Claire was on holiday yet again, followed by her working from home without access to the phone, followed by just avoiding work, clearly.
I called this morning, and was told Claire had promised to ring me back today. Now the phone lines close at 12 so at 11:45 I called again, only to have the same message parroted to me.
Well it’s now 16:49, her office closes at 5pm. Still no call.
As a result of this woman’s incompetence, I may well end up homeless as my tenancy in my current flat is due to end soon and I can’t renew as new tenants are moving in.
Edit: due to my daily calls and requests for contact that were ignored, Claire has now decided she no longer wants to work with us (claimed we were harassing her) so we’ve had to find an alternate solicitor.

DO NOT USE!! Impossible to speak to Claire, we tried to ring her 3 times in 1 day and were accused of harassment!! We almost lost our buyers. But after we handed our keys in we decided to check how things were progressing the day of our move, because of how bad they had been and true to form Claire had taken the day off because they thought it was the following day we moved! The phone lines go off at 12 so we just had to wait and hope we wouldn't be homeless for the night with a 2 year old! I'd hate anyone to go through the stress we went through and we have had no acknowledgement of their mistake and certainly no sorry! Utterly unprofessional and the lack of communication to us and to each other is appalling.
Avoid at all costs
Avoid at all costs. Probably the worst service from anybody in any profession I have dealt with. Took a year to exchange ownership of one house. No chain and nobody moving in or out. 3 months after it was supposedly complete we started getting letters from Simarc as they hadn't given notice of transfer of ownership despite having taken the money to do so as part of their duties. Beware of these people.

Sellers beware if your purchaser uses this firm then demand they change solicitor. They caused so many problems with our sale as the firm cannot use modern methods of communication called emails and telephones. They did not respond to our solicitor to complete the sale . Unprofessional and an embarrassment to the legal profession
My review has disappeared
My review has disappeared - as has the firm's presence and reviews on google maps. I suspect this is deliberate to avoid the bad reviews they were getting.
This took a lot longer than it should - searches were not conducted when they said they were, I found out a couple of months later when I used the word OMBUDSMAN in email titles and their response was "we've had poor staff lately".
Clare may aswell not exist - she's always "busy" when you call. She'll respond to emails if you threaten to leave.
Avoid. Lost months in potential rental income due to their incompetence.

We used Bindman to sell and buy our new property in at the end of October / start of November of 2020. Initially started well, all documentation packs were received and completed with emails to acknowledge this. As time went on, replies to email almost became non-existent. Had contact from both our buyers’ solicitors and the solicitors of the property we are buying to say they could not get in contact with out solicitors and when they did it was a different name each time. We often found out more information from the vendor’s team than our own!
I totally understand the current situation is not easy however this wasn’t unacceptable. To top it all off was then told, 3 months in they had their panel status from Halifax removed and therefore could not go ahead with the sale. No reasons why, no real apology, no solutions offered. This forced us to look for other solicitors to try and take on the file with time ticking before the threat of the reintroduction of stamp duty at the time any many simply said they were too busy due to the massive rush.
Any email that was received were often full of spelling mistakes, using the surname Scott instead of Stott and even when my wife had emailed, who was lead on the file, responses would be made in my name and not hers, regardless of who sent the email. The file transfer took nearly two weeks, saying it had been sent, it hadn’t, with several calls needed to have the file transferred to our new solicitors.
Our new solicitors were great, but we still had issues arise at the last minute from issues that should have been dealt with by Bindman back in December with regards to unanswered queries from our purchases solicitors. These had been raised in December, we replied on the same day but we then received an email a week later saying we hadn’t replied! 2 emails later our responses never got passed on to our buyer’s solicitors. After no response to any email, I called many times in January to see if there was anything we could do, any information they needed from us and was always told there was nothing outstanding, happy days I though. It turns out there were documents and details needed, never requested or informed and this was to derail our whole sale and purchase.
These issues which could have been addressed early on surfaced 5 months into the transaction, as we had purchase contract ready to go. These could have been dealt with early on. This resulted in us almost losing out on our sale and purchase of our dream home. Please avoid and use another company. I don’t like to leave bad reviews but the financial strain, stress and general unknowing has not been a pleasant experience and has lost us a sale and a purchase.

Meraj Sakaria (Lawyer) is unbelievable. I have recommended him to everyone I know. He is professional, timely and efficient.
He has made my property completion process calm and I felt like I could mention something small and he would thoroughly deal with it as if it was his own problem. I like detail and I was very impressed at the level of communication, research and work he put in to each part of the process, after clearly going through each line of every document. I did not have the time or the headspace at the time to be going through everything as thoroughly as I wanted, but very quickly I knew I could trust him to do this for me, with more care than I think I had. When friends or family would make suggestions or highlight problems, my catchphrase would be "It's fine, Meraj has got it".
He always shows the perfect level of professional compassion. I hate any negotiation, and when I had little energy to "fight" for something, I felt he gave me the boost to pursue something, but without taking on the stress. In the end, I felt I pursued everything I wanted to and did not have to accept defeat with anything.
Two members of my family are lawyers in the magic circle (of law firms) and they have been very impressed by Meraj's work, and told me I had found a rare one!
There was a miscommunication with other members of the team at the start about the prices and this did make me initially dread starting working with this team but once I was assigned to Meraj, it was fine.
I am very grateful to the amount of care, time and energy Meraj put into this very momentous event in my life. Thank you!

Signed up for conveyancing for a remortgage and still waiting a year in. Need I say more. Oh and they blame everyone but themselves.
You have been warned!
If you want to waste time and money use them. Calls and emails are NEVER answered let alone acknowledged. Highly unprofessional and in two words beyond useless. In the end I had to use another solicitor to finish the purchase of the property. You have been warned.

I went to Bindman and Co after being highly recommended! This was my first house purchase and everything could not have went any smoother. I dealt with Claire who was outstanding from start to finish communication was great throughout the whole process, a stress free experience!!

Non existent customer service. Clearly overworked and unable to provide required service. A simple house purchase took over six months to complete and resulted in the mortgage offer expiring. Would have appointed a different solicitor to complete but it would have introduced more complexity so we had to stick with it. Do yourself a favour and find another solicitor, there are plenty around and will be better than these cowboys. Avoid at all costs.
Non existent, terrible and unreliable service. Avoid at all costs
So far my experience with this extremely unreliable solicitors has been ongoing for over 4 months now.
In that time, they've been unresponsive to all my written requests for information and incapable of even giving me a straight answer when I call them directly.
Due to their poor service, the purchase of my property has been delayed by over a month and may take another month to complete. They're offered no help what-so-ever through the process, being unable to answer basic questions.
After 4 months, I've started calling them to get answers directly, only to receive no straight answers other than "they're working on my case". This went on for another 3 weeks, before them telling me that they've been depanelled and unable to process my case entirely.
Rather than tell me the truth about the estimated delay, they continued to string me along, telling me that my case will be done "soon" as they have passed my details onto another solicitor who can pick it up straight away.
I decided to give the new solicitor that they told me about a call, only to hear from them that not only have they not actually received my casefile from Bindmans, despite Bindmans telling me on the phone that they have passed my details along, but also that I will have to resubmit my mortgage application with the new solicitors details, contrary to what Bindmans have told me.
I've also asked Bindmans about when they were depanelled and how long they've known they'll have to drop my case, and the only thing they'll tell me is "recently"
Dishonest, terrible service, non existent communications and unreliable to boot. You'd be better off paying another firm the extra to be able to actually do what you pay them for.
As a first time buyer
As a first time buyer, I have to say these solicitors are probably worse than I ever imagined!!! All the bad reviews are true! The staff "Kieran, Amelia, Reidy, and all the others" are absolutely TERRIBLE at their job, we hardly ever got to speak directly with Claire. We ended up waiting over 7 whole months for things to begin to processand in thoae 7 months!! There was absolutely no communication from them whatsoever, waiting on hold for over 50 minutes each time, for the deadest reply over the phone, for one of the staff members to say "Claire is busy I'm one of her gang, ask me" ... SO rude, not professional at all!!! Always were giving out the wrong information and delaying things! They had absolutely no remorse and were anything but apologetic!
I would NEVER EVER use them ever again! I wouldn't even recommend them if you want things to move quickly and actually get given a good service rather than rude people who don't know what they're doing!!!
