Three years Zero Accountability

Three years. Zero accountability.

I paid Anthony & Sylvan over $100k to build my pool and spa, completed in March 2023. A few weeks after completion and filling with water, I filed a formal warranty claim w/pictures describing an active leak, water soaking the spa wall, and entire adjacent corner parged wall. That was May 8, 2023.

Over the next three years, Anthony & Sylvan sent multiple representatives to my property. They also dispatched a third-party leak detection company, New Look Leak Services. Every single visit ended the same way: "There is no leak." “Spillway pitch is off.” No corrective action. No repair. No accountability.

I never stopped telling them the problem was real. On April 20, 2026, out of necessity and at my own expense, I retained a local licensed mason who on a single visit, visually inspected and identified the precise location of active water intrusion behind the stone face of the spa beneath the spillway. One or both of the left and right jet lines are actively leaking. The wall structure is saturated and has been since the pool was built (see pics). There is visible, ongoing structural damage to my property.

A local experienced mason found it in one visit. Anthony & Sylvan's own team and third party leak detection service across three years and multiple inspections could not or would not.

Their own warranty documentation states, verbatim: "We warrant that the pneumatically applied concrete shell will be free from leaks and that the pipes, skimmers and main drains encased in the concrete will hold water for as long as you own your structure." Warranty status in their system: Current.

I have five dated photographs documenting the structural damage. I have asked for their Regional Manager here in the Charlotte, NC area to contact me multiple times but it appears service is not a priority as I have yet to receive a call nor received any assistance with getting a qualified vendor to come out and do the repairs.

If you are considering Anthony & Sylvan for a pool build, read the BBB complaints before you sign anything. The pattern is consistent: excellent sales process, beautiful product on day one, and then complete abandonment the moment something goes wrong.

Do not make the same mistake I did.

STAY AWAY from this company

STAY AWAY from this company if you are looking to build a pool. Cancel your contract if they haven’t schedules a dig yet or you are in for a TERRIBLE experience. If not, be ready to deal with a level of blatant errors, negligence, and unresponsive GM’s and Construction Managers. We made the mistake of signing with them in 2024 and have had to deal with endless construction errors, overages, to receiving threatening calls to halt all construction if we didn’t agree to an amendment of the contract and paid earlier than required. And if that was not enough, all equipment was faulty at startup and needed replacement. Our pool was finished in June 2025, and things still don’t work and now that they are paid we have been moved over to deal with the warranty department which is a joke since they are not interested in resolving our issues. We have been dealing with a problem for 10-months that requires a 1-2 day fix at most. Best you find someone else or be ready for a bad experience.

DO NOT RECOMMEND - STAY AWAY


Texas - We are now going on 8 months with this company, and our pool is still not complete. This has easily been the worst experience we’ve ever had with any contractor.

Once they take your money, communication essentially stops. Our salesperson became completely unreachable, and getting any response was nearly impossible. The project manager was rarely onsite and did not properly manage the contractors at all.

Major issues throughout the project include:
• Wrong tiles installed twice, requiring them to be ripped out and redone
• Poor communication about decking, causing multiple return visits
• Contractors frequently not showing up, despite being “scheduled”
• Repeated delays with no valid explanation (not weather-related)

We have been extremely patient, but we constantly had to follow up and push the project manager just to get basic progress. Even then, concerns were brushed off or ignored. We often had to repeat the same issues over and over before anything was addressed.

When we escalated concerns to the salesperson, scheduler, project manager, and even the area manager, we were given the same runaround: “it’s scheduled.” We would take time off work to be present -- only for no one to show up.

At one point, we even requested in-person meetings to resolve ongoing issues, but weeks would go by with nothing scheduled. Only after repeated reminders would anything happen.

We’ve built a pool before, and it took less than 3 months. This experience has been the complete opposite.
With summer approaching, it’s incredibly frustrating to say that we likely won’t have a completed pool in time. We’ve even had to postpone our vacation just to try and keep this project moving.

We have no confidence that this company will complete the job correctly or stand behind their work. If you’re considering them, pay more and go with someone else -- it will save you time, stress, and disappointment.

We are currently consulting with an attorney and exploring our options.

Absolute Nightmare

To say the entire project has been a nightmare is a gross understatement. So many things were done improperly and then made even worse instead of being fixed. The general manager himself described my plaster as "horrible" and yet refuses to replace it because he needs to speak with the plaster company. (This has been going on for 2 years.) My sheer descent (focal point of the pool) has never functioned properly and is completely unusable. They recently were "fixing" issues with the coping and ended up removing and replacing all the tile in the spa. The SPA IS NOW COMPLETELY RUINED. The tiles are wavy, the spillway is wavy, and even the wall of the spa is wavy. The deck was ruined right after they installed it (too much acid in an acid wash) and still has not been replaced. I have been extremely patient and allowed them time to fix/replace everything, but they just stall on fixing it or they make it worse. I am now at the point where I will have to hire an attorney and seek a settlement because I don't want them anywhere near my home ever again.

I would highly recommend Anthony & Sylvan. This is my first pool build. I interviewed many companies and their great reputation has lived up to itself. They take pride in the quality and ensuring things worked out as planned. The design was exactly what I wanted; I receive compliments from everyone who sees it. And the service has been great as I took over from start up, now coming up on a full year. Geoff VanLeer has been terrific. When I submit a question, he takes a personal approach to not only answer, but help me continue to learn so I’m able to have full enjoyment of the pool for many years to come.
