Straight forward

Very helpful professional

I have had a lovely experience working alongside Reed’s rains to sell my property and to purchase a New Home. Efficiency, effectiveness, clear and understandable communication, supportive and really helpful through what should be a stressful experience. Highly recommend.

This review is super delayed, so please bear with me.

The team at Reeds Rains Cleckheaton were fabulous when it came to the sale of our house. Samantha was our first point of call when it came to getting a valuation. She was very knowledgeable and advised the current value and best way to market the property (if we wished to proceed)

We opted for accompanied viewings, which took the stress from us. For each viewing, Chloe, Amy and Tia took charge, and followed up with feedback. Once we had accepted an offer, the team kept us up to date with everything, on top of solicitor updates.

A truly seamless experience - if we ever decided to move again, Reeds will be our first point of call!

Really speedy communications from the Reeds Rains Team. No chasing required on my part which makes a refreshing change. Shout out to Liz.

Excellent work and great job

Worse service for agent at all, ask them if they can update me by email as I cannot pick up the phone during work but they said they cannot, I ask why and they said they just cannot do it but they ask me for email for record? What the point of they can't use email for contacting? Is that just one of the staff laziness or the whole company cannot do by email system? I am really disappointed!

Super efficient
Hannah and Liam at Reeds Rains kept me updated and in the loop during the entire home purchase process. As a first time buyer they were available to assist and explain with anything I needed! From my first viewing of my lovely new home to collecting my keys and moving, in just 10 weeks they made the exciting experience a stress free breeze.

Everyone at the Wilmslow office has been very helpful from the start of our first approach to yourselves for a valuation on the property we have inherited when we met Mark Latham. Now we are dealing with John Williams regarding the sale and he is marvellous at communicating progress of same and keeping us abreast of developments. Freddie and Olivia have also been very helpful whenever we have telephoned or called in. A great team!

They arranged a viewing for a rental property. One day before, we had a phone call to say the property had rented. Why make appointment for a viewing then be told that rental had been agreed by someone else. If this is how they do business it's very shoddy, we were actually warned about the company but will now look elsewhere.

Good communications via phone, email or in person, chasing other agents, vendors and buyers involved in the lengthy chains, proactive solutions to any obstacles.

Every time I've been into the Consett branch everyone has been very helpful, they come across as pleasant and professional.

Lack of Transparency and Poor Service

I instructed Reeds Rains to find a tenant for my property and opted for their Rent Collection service. I relied on the Fee Table provided at the front of the agreement to understand the costs — as any reasonable person would. What I was not told, either verbally or in the Fee Table, was that a hidden exit fee equivalent to one month's rent plus VAT would apply if I later chose to manage the property myself.

This fee was buried in the body of the contract with no signposting. Had it been disclosed, I would never have chosen this service.

The service itself was equally poor. They failed to collect the very first rental payment — my tenant had to tell me the rent was overdue. They also failed to contact the tenant before the end of the first year to discuss renewal, as their own documentation required. Both times, my tenant came to me directly.

I have now escalated through two stages of their complaints process without any meaningful engagement on the core issue, and will refer the matter to The Property Ombudsman if Stage 3 does not resolve it. Any landlord considering this service should read every clause of the Terms of Business carefully — the Fee Table does not give you the full picture.

The whole process from viewing to exchange of Contracts was very smooth and we were kept up-to-date on any progress from Adele, the Home Move Manager. We wouldn’t hesitate to recommend Reeds Rains
